In the large terrace, during the good season, there is a table and chairs, a large sofa with cushions, vases of flowers. Owners are not allowed to put umbrellas or gazebo for security reasons (the apartment is right in the centre town and an accidental fall of the umbrella, could be very dangerous for people walking in the square below). The rooftop terrace is perfect for a brekfast or a dinner admiring the amazing views.
NOTES ON RATES:
Rental rate includes the weekly change of linens and towels, utilities, welcome kit, wifi, a dedicated property manager avilable 24 hours, the exclusive use of the apartment.
Rental rate does NOT include (payable locally in cash): Final cleanings 110 euros, weekly cleanings for reservations of 2, 3 or 4 weeks: 20 euros/week (2 hours), extra cleanings on request, 15 euros/hour
Heating is metered and paid locally, Air conditioning, if requested, 70 euros/week (fix cost, payable locally in cash).
Highlights: Elevator, high quality standard, located in the main square of Spello, close to everything: restaurants, shops, artcrafts, museums, monuments, nature walks. Very central but quiet. Car not essential, Spello has a train station connecting the town to the most important Umbrian cities and towns, to Rome (central station and airport station) and Tuscany. Car driver service can be provided, on request.

SPELLO
Spello, is a charming stone town 8 kms away from Assisi, it is a sort of valuable book composed of many pages of which to browse quietly. Starting from the south (the area of "Borgo") climbing up to Porta dell’Arce (the "Belvedere"), you can visually cover the history of a place where you can breathe in the ancient Umbrian, Roman, Medieval and Renaissance presence. On top of a medieval tower stands an olive-tree, symbol of peace and of the most typical local product, the extra virgin olive oil.
The town fascinates with marvelous architecture, compressed in a rather tiny area.
The Medieval town was built on the Roman foundations. The hikers love to get lost in the town’s streets web. In summer its streets get decorated with hundreds of flowers and justly is called one "of the most beautiful villages in Italy". Spello is all texture—rose coloured stone walls, crumbling terracotta roof tiles, stone pathways, and weathered wooden doors.
Wherever you will go, it will lead you somewhere nice. Actually, it is even recommended to get lost in the streets of Spello – it enables you to feel the spirit of the village. Friendly and hospitable locals are always ready to chat and direct you.
To experience the countryside you can hike along the Roman Aqueduct above town, the path takes you through peaceful olive groves with amazing views of Spello in the distance.
A great time to visit is in June during the INFIORATA FLOWER FESTIVAL when the streets are covered with intricate flower designs.
These days, more than 2000 people work for about three months in preparation for the all-night labor before the feast day. They now lay out 80 glorious floral petal carpets which will cover the streets and piazzas of medieval Spello on the morning of the Feast of Corpus Domini.
ACCESSIBILITY
It is possible to reach the building by car and there is a spacious lift in the building, however from the entrance door of the apartment to the living and sleeping floor, there are 19 steps. From the living area there are a few more steps to reach the rooftop terrace. We don't recommend this property to guests with severe mobility restrictions.

Was disappointed at price paid for 7 day rental. Will not use Trip Advisor again. Found out that trip advisor charged 70% over the owners rental price. Was not worth it for us based on our past rentals in Umbria.

Hello Dale, this comment should have been addressed to Trip Advisor management team, not to me and associated with my apartment. You are disapponted because Trip Advisor charged a cost to reserve the apartment, but you emailed me that were satisfied about the basic cost of the property, about your stay and my services. Trip Advisor adds a small extra to cover the booking cost and guarantee a safe transaction, it also includes an insurance, I trust this portal and finalise many reservations every year without any complain.
You are free to complain about Trip Advisor management team, but this negative review is now associated to my apartment and to me without any valid reason. That is not correct, maybe you haven't imagined it, but now this might negatively impact my job and future reservations, and it is a pity because you told me that the apartment was very good and that you had a beautiful holiday.
I take this opportunity to let travelers know that is important to always thinks about consequences and real responsabilities, before writing a review.
This apartment is not expensive considering all other properties with the same characteristic in that area. The apartment is luxury, with amazing view, large terrace, 2 modern bathrooms, very spacious and bright, with lift, that is rare in period buildings. Next time you'll plan to come to Umbria, please let me know your needs and requirements in advance and I'll be pleased to offer other beautiful apartments I manage, that have a lower rental rate.

Fantastic apartment with amazing 360 degree roof top views
My wife and I stayed here for a week in July 2017 before moving on to Rome for a four-day visit. The property is fantastic, very modern, clean and well maintained. Access is via a secure courtyard area using the stairs or a lift which takes you to the front door. Once inside there are more steps up to the main living area and more to the rooftop terrace. It's very well equipped and has everything necessary to store and prepare your own food if that's your preference. We did this on only one evening as there are plenty of places to eat and drink in Spello. The town is charming and the locals very friendly. It pays to do a little research for paces to eat although the property owner, agent and house keeper are all extremely helpful and will provide information before you arrive. They are also available during your stay for more information if required.

Spacious , stylish penthouse in Spello
This is a delightful, well equiped stylishly decorated and very spacious appartment in delightful Spello, we enjoyed a week here and visting the local towns. The large roof terrace has 360 degree views from high in the village and is a great place to have breakfast. It would be hard to find a better appartment. Highly recommended but without air-con it may be hot in the height in summer.

many thanks for your beautiful review. I'm pleased to know that you enjoyed your stay at the apartment and that you loved Spello and Umbria in general. The apartment is undoubtely a great place to stay and the large terrace is amazing, you are true, cannot find something similar around. That is the best apartment I manage in Umbria. Air conditioning may be something to consider and I'll forward your comment to the owners. For the moment there is a fan because Spello is in the Umbrian hills, surrounded by woods and it never gets as hot as in the larger cities of Italy like Rome or Florence. In the evenings, even in the height in summer, you may need a jumper on your shoulder if you are having dinner outside and it is sometimes necessary to sleep with a blanket in the bed. Generally in the morning and evening there is a nice cross-breeze opening the several windows of the apartment. Windows have double glasses and the roof, that has been recently restored, is well insulated. The apartment is on top of a building that is on top of the town (Spello is on a gentle hill); it is generally quite windy and the weather is lovely during the majority of the months, it gets cold (seldom below 0 celsius degrees) just in January and February. Until November is it quite warm and sunny and the Spring comes quite soon, at the end of February.
