The fan lined veranda has a super soft 3 seater sofa and a round table with wicker chairs and two poofs, it also occupies the large dining table that can seat 10 people (but can be extended to fit 16).
Beyond the veranda is the sitting room with colourful art, a scatter cushion adorned sofa, comfortable chairs and a dedicated desk area. Beyond the sitting room is the fully equipped and well-appointed working kitchen and on the other, an adjoining marble bathroom with a walk in shower. The cosy yet chic TV room shares access with the bathroom and offers multi cushioned sofas, which could if necessary, double up as two children’s beds.
Next door is the first bedroom, a large spacious teak floored twin with two single 4 poster beds, great cupboard space, a long dress mirror and big windows. It has an en suite bathroom with twin basins, extra storage space and a safe.
The second bedroom is a lovely double with a safe fitted in the en suite bathroom. Down a few steps is the third bedroom, and the second twin, housing two single beds and a small en suite bathroom.
The final room, the master suite, sits beyond the twin and can either be accessed through the adjoining long walk in wardrobe or via its own veranda entrance. A large king sized 4 poster bed with a big en suite bathroom, double basins, a safe and a bath tub. All of the rooms have teak floors and windows, A/C, overhead fans, mosquito nets and en suite bathrooms with walk in showers.
The yoga shala lies at the end of the garden boundary and boasts 360 degree paddy field view.
In front of the house is a great T shaped infinity edged swimming pool which is eco-friendly and chlorine free, balanced instead by a copper and mineral mix. There are six moveable sunbeds and a phenomenal pool view. Just beyond the pool is a very neat vegetable patch and herb garden so that the fantastic chef can use fresh ingredients straight from the land.
The Boundary House is a tropical sanctuary of its own, but it is also in prime location for lovely local beaches, great bars and restaurants, bespoke bike rides, the UNESCO World Heritage site, Galle Fort and a hive of other activities.
This villa has a dedicated team of staff which includes a superb chef, villa manager, housekeeper, pool attendant/gardener and security guard.
We stayed in Boundary House for four nights in April, 2024 as part of our first visit to Sri Lanka. We were two families, both with teenage children.
Eden Villas, through whom we rented the house, has a portfolio of about fifteen homes in Sri Lanka. Booking was easy and you can deal with them with confidence.
The modern house has a delightful colonial design, built using very high quality materials with luxury fittings, and is replete with tasteful decorations, books and art. It is very well maintained. The property has a large manicured garden, incorporating a large pool and a yoga gazebo, great also for massages which the team can arrange for you.
The meal service incorporates quality tableware, tastefully set on each occasion.
Staying at Boundary House is not a simple house rental with service. It is akin to staying in a large villa in a five star hotel - with a team of professional and properly trained cooks, butlers, house cleaners and gardeners meeting your every need.
When it comes to the house team, Suranga is the manager and your main contact. Dillon is the chef and Prabath leads on the service front (meal times and throughout the day). Latha, Janaka and Gamage help out with cleaning and maintenance of the house, the pool and the gardens, all in stunning condition. Each of them are really delightful people. Suranga, Prabath and Dillon are your main contacts and all speak excellent English. They are attentive but discrete. They coordinate very well together, going out of their way to ensure you are totally pampered. On top of all his regular responsibilities, Suranga learnt the art of cocktails in a previous life and enjoys preparing them for the whole group. Dillon’s cooking is refined and varied - capable of preparing up both Sri Lankan dishes and Western (which, apart from breakfast, we had no need for - Sri Lankan cuisine being a delight for everyone in the group, adults and children combined). The purchase of food items is handled by a kitty system. At the end of each breakfast, Suranga would walk me through the purchases, providing all receipts and keeping a tab in the house book of how the expenses were going compared to the kitty, so that I could track everything and top up the kitty as required.
The house is located in the countryside close to Galle, overlooking rice paddies and with hills in the distance. Tropical birds and monkeys in every direction. Prabath took us on a lazy bike ride around the area one afternoon, using bikes offered by the owners.
We knew little about Sri Lanka before this trip and we left for home deeply impressed by our time there. We were very happy to leave a healthy tip to all the team when we left, on top of the service charge already included in the rental invoice, recognising that everything they had done for us was worth so much more than what we were paying for.
Boundary House is highly recommended to families and large groups who are wanting a luxury base to explore Galle and its environs.

A family holiday to remember
We booked a last minute trip to Boundary house with our family and friends. It was the perfect place to unwind and our children loved it! The children loved the gorgeous swimming pool and looking out for the birds and monkeys that often appeared in the morning!
The location of the villa is just perfect, it’s such a tranquil spot surrounded by nature, however it’s only a short tuk tuk ride away from the hustle and bustle of Unawatuna and Galle. We loved venturing out to the local beaches and cafes but always looked forward to returning back to the villa where we would be greeted by the amazing staff with a king coconut or banana lassi!
Special shout out to Dillan the chef whose food was simply divine! We can’t wait to return!

Thank you for arranging such a beautiful villa for our stay in SL. The villa and garden and its location were exceptional. Surrounded by paddy fields and lush Sri Lankan vegetation. So peaceful. Morning birdsong and preening peacocks as well as the chattering monkeys in the garden - all so special.

Beautiful house, hidden between the rice fields
This was our third time in the Galle area, Sri Lanka (2 adults, 2 kids, 5 years old and 10 years old with 4 grand parents). Boundary House was one of the best places we stayed in. Perfect location in the middle of the rice paddy's, beaches within 10 minutes range, Galle within 15 minutes by tuktuk. 4 beautiful bedrooms, spacious, all with their own bathroom, a yoga pavilion, a TV room, an outdoor and indoor living and a great pool wide enough for some exercise. And a team that makes your stay simply perfect, with special compliments for the chef that could make both, great Sri Lankan curries and delicious western food. The extra concierge service (Udeshika) from Eden Villas who manages Boundary House made our stay even more luxurious. Hope to be back soon.

Luxurious relaxed stay amongst the paddy fields
A stunning house set on an island amongst the paddy fields. Beautifully appointed rooms with gorgeous furniture and fittings. The staff in the house looked after our every need, nothing was too much trouble. The meals were prepared and served with the freshest of ingredients, so delicious, we were thoroughly spoilt from the moment we arrived until we left.
The location is superb a tuk tuk to the beach takes around 10 minutes and Galle about 20 minutes.
A great base from which to visit so many places on the south coast. From surfing beaches, to the turtle hatchery, whale watching to cocktails at sunset.
Our whole family had the most amazing holiday at Boundary House and we thank everyone working at the house who made our New Year so very special. We left with wonderful memories, curry leaves and amazing recipes.

Perfect family retreat on an island surrounded by rice paddies.
Fantastic location just minutes in a tuk-tuk from Galle. The beautiful pool, chef-prepared food, bedrooms (with beautiful bathrooms) were all amazing and the staff could not do more to ensure our stay was seamless and enjoyable.

Superb property in an enchanting, peaceful location.
This spacious property has been built recently with a great deal of care and style to a very high standard. It is set in a lovely, serene location but within easy reach of Unawatuna and Galle. The pool is particularly enticing; lying on a sunbed watching kingfishers and other birdlife darting through the nearby trees was a very special and memorable experience. We were very well looked after throughout our stay by the friendly and quietly attentive staff.

An excellently appointed and spacious villa close to historic Galle.
The villa is a ten minute tuk-tuk from Galle and a five minute tuk-tuk from the beach. Excellently appointed throughout, it offers both rooms of privacy and large communal areas. Also, a welcoming pool in the attractive and spacious garden. We particularly enjoyed the local cuisine, the trips to Galle with its fort, shopping and other delights, and our bicycling trips up and down wooded slopes and through the paddy fields. Also, a sort of cricket match in the garden! Excellently looked after by the attentive staff, we had a most relaxing and enjoyable stay.

Hidden gem
I was lucky enough to stay at the Boundary house. The term ‘hidden gem’ is over used, but not in this case. The owners have done a remarkable job putting their style into this lovely house, situated perfectly off a peaceful paddy field. You can acclimatise to the Sri Lankan countryside in a luxury setting. The pictures give you a taste of the houses character, in person it will wow you. The attention to detail and aesthetics are superb. The high quality rooms and facilities add to a comfortable luxury stay which can be adapted to a fun family gathering. The service and welcome could rival the highest end of hotels! All in all, throughly recommended and a real treat.

Outstanding luxury stay
We had a wonderful week at the Boundary House, which is planned to perfection and offers unbeatable comfort and style. Very tranquil setting among the paddy fields and the staff maintain the property to the highest standards. All meals were excellent and when not relaxing by the pool there is plenty to do within 20 mins, including visiting Galle, the tea plantation and cinnamon farm, releasing turtles into the sea and walking in the beautiful landscape from the property. The manager Sunagra attended to our every need and our thanks go to him and his excellent team for looking after us so well!
