Only 5 adults beds in 3 bedrooms, other guests/children will need to use 3 double sofa beds 2 child sofa beds. ALL BEDS ARE SMALL SIZE ! Not suitable for adults over 180m or 100kg. New grade A sofas from UK. Seating & Tables : breakfast bar table in barn, and a table for 4 in kitchen upstairs. Table and chairs on the verandah, (to seat 8 more chairs have to be carried out of the house.) Dual aspect Lounge with arch to breakfast room & kitchen, next to a wide hallway, with a screened off very comfy double sofa-bed at one end. 3 doors lead off hall,1 to verandah & huge rustic oak balcony & other 2 doors lead to 2 bedrooms both with en suite access to showers, but a shared WC. Bathrooms are all wet room type....... Main bed has a ceiling fan over double bed with ensuite Large Shower. The ensuite bathroom WC is shared with 2nd bedroom it also has its own shower, & 2 single beds. ..Very comfy huge sofa bed in lounge with privacy curtain, plus rocking chairs and efficient log fire in large stone turret fireplace. Fully insulated & double glazed (against the heat! ) with shutters, & it works without A/C except on the hottest days- in keeping with the role of an Eco-dwelling. ....The chalet is oriented to provide perfect morning and evening sun on the balcony deck with an essential shady area for the hottest part of the day. .... BBQ & hammock lounge chairs etc all provided. Even an outside sink by the BBQ on the stern deck & garden hose for water toys, fishing gear. Reliability of toys, bikes and garden equipment are NOT guaranteed, they are just welcome extras. ONLY Groups of more than 4 guests may have access to both levels. The house is DUPLEX, both 1st floor and barn have kitchen, beds, and bathroom. YOU ARE NOT EXPECTED TO SHARE & WE WILL NEVER DOUBLE BOOK STRANGERS ON THE SAME DATES, Ground floor is cooler in July & August * * * GARDEN has large fig trees, vines, a walled off rear area, and a wonderful stone paved area with shady parking where you can greet the goats, geese, turkeys,pigs, donkeys, lizards etc that regularly pass by in the day..... At night you can be visited by owls, crabs, tortoise, toads, bats, and nearby we met huge wild Boar, Lynx, lizards and storks! .....There's no light pollution in the park so the starry clear nights are spectacular, with frequent howls from the wolves & jackals. * * * VILLAGE LOCATION LOCATION LOCATION ! There are mountain views all around, its situated in a fertile secret valley surrounded by forest, with its own micro climate of long dry summers and brief milder winters, with only 2 months when it may snow, and fed by a boulder strewn waterfall with swim holes, also a totally unspoilt river only 2 mins away..... Village life mostly unchanged for 100yrs, almost no traffic, lots of horsedrawn wagons , shop with all essentials & local produce, and 'Mehana' restaurant bar 1minutes walk away. Wonderful neighbours who love to make gifts of eggs and fetta, wine & rakia , vegetables & grapes. Many delightful Bulgarian children who school in village for summer hols. ...... There are free walking/cycling trails and 4x4 tracks off in every direction and you can ride a horse or even float to the sea, but beaches or fishing port are best reached by the winding and very bumpy mountain roads .........The Village is an amazing unique secret place with a fascinating history & we want to keep it that way, so we only pass on more specific information online to sincere enquirers. Nearest port Tsarevo 15mins. Sozopol a short drive & we are close to Sinemorets. Map is inaccurate! * * * * * STRANDJA PARK, the last large preserved wilderness in the EU, exceptional flora & fauna, and stunning unspoilt coves and coastline, & much still Undiscovered - even many Bulgarians do not know of it & want to move here. ....Its on the 'VIA PONTICA' migratory bird route, we see colourful African bee eaters in the garden etc..... Local info will be found at the house, with advance info send to you after we receive your booking. Suits Birders / Flora & Fauna study / Walking / Trekking / Camping / Swimming / Snorkeling / Cycling / Boating / Kayaking / Fishing/Metal Detecting / Historical Site Visits / Horse Riding / 4WD green laning & off roading / Caving & Potholing / Scuba school / or Chilling Out, BBQ / Beachcombing & hanging out in cool english speaking thatched beach bars! Some come here for the music fest or to see the strange Thracian folklore & 'fire dancing' & hunt treasure, or just gastronomy, you can live like a Tsar (KING) in Bulgaria on a pittance, beer for 0.6 euro and harbourside restaurant meals for 4 euro , anchovies for 1euro and local 'manuka style' wild honey for 2 euro.... One beach by the estuary of the river Velika, is of the cleanest in Europe, with a freshwater lagoon where otters play next to a sand bar full of flowers. Free horses wander right up to the sea and a track allows you to drive on beach for a campfire right under the cliffs. Your view of the rugged park coastline has no building in sight!! ....Horseback tours let you swim in the sea with them & follow the river up to the village so you can tie up at the barn. River is not private its shared by the village and fishing licence is not needed WELCOME TO STRANDJA NAT. PARK, - EVERYWHERE YOU'VE NEVER BEEN ! * * * * * * * BARN CONVERSION: The lower barn is full of exposed beams, with its own large kitchen & wet room , esp. for larger groups or families staying together, but with their own independent space. This is all tiled so some pets permitted here. Finally in another village we have 'Orlov Balkon' (the Eagles Balcony) under restoration. Guests are invited to take a tour and experience this incredible place & its panorama....... **** We are often nearby or have bi-lingual trusted local friends to guide you & provide any assistance you may need **** FINALLY, SE Bulgaria is BY FAR the best BARGAIN in Europe, holiday expenses here are TINY, you may get cheaper flights elsewhere, BUT in the end your holiday will cost much more- South East Bulgaria has it ALL & saves money! The kids wanted to go to the beach every day, but one came on a local bike ride. Fantastic. Good village, it felt safe. Nice bar – the old boys there were really nice to us when we went out to have a drink in the evening. We ended up spending most of our time at Arapya. Good, relaxed, nice café and kid friendly waters & friendly Bulgarians. Would we want to go back to the area? Absolutely. Would we recommend Pelican Farm. Yes. Rather there than a beach hotel . (Family group from Norway and Bulgaria.) "Traditional, rustic and cozy Bulgarian property in a peaceful and scenic location." We really enjoyed our stay,we found the villagers welcoming and friendly. The village is tranquil with only the sounds of nature and is a window into a traditional rural Bulgarian way of life. It was an ideal base to travel and explore the surrounding area, only 15 mins to the nearest small town and beaches. We would recommend a car for flexibility and convenience, although there was a bus service available. Visiting the nearby resorts and the old town of Sozopol, are a must. The location allows you to spend time in the quiet coves or time on the bustling beaches and nearby resorts.The key pick up was made very easy by the owners and their friend Dinko. (English Family)

Please RESPECT OUR HOME, we are not a rental company. This is an ECO-House, please TURN OFF WATER and ELECTRIC not in use. We expect guests to sign a contract before departing for holiday and before entering house in all cases for our mutual security.

Pretty house but for 8 people only
The pros: - It is a great house renovated with lot of charm and care taken. - The house is situated very close to wonderful beaches (20 mins to coast road) - Owner provided us with a number of valuable information wrt the stay and provided fast feedback to our mails The cons: - We were (quite unkindly) forced to sign a complicated contract that was sent to us after we had already left for Bulgaria (booking and full payment was already done at that time) - The garden was not usable: High weed all over the place when we arrived. It was cut after we told the owner, but the weed stayed there lying around - In contrast to what is written the house is only suitable for 8 (5+3) people: Not enough chairs, tables, limited kitchen equipment and quite uncomfortable sofas required a lot of improvisation from our side (using our personal camping equipment) The owner did respond and wanted to fix some of the things, but only after half of the stay was over. We decided to continue with what we had, expecting some reduction. A small discount was granted - in our opinion not adequate to the short-comings. Our overall impression is that it is a pretty house, but too expensive for only providing equipment for 8 people. Maybe some of the short-comings could be fixed for future guests.

We rushed to help this big family group with missing garden table & chairs,after a few days they said it was ok. We now have new tables, garden chairs sofas & more at the house. True there was not enough for 12 persons at that time. Sorry but the contract is a necessity for owners insurance. We have made changes & taken the advice of these guests to heart & thank them for an honest description of house and area.

Property is within easy 1 hr reach of cultural city of Bourgas and Old Town Nesebar. 45min from stunning old cobbled town of Sozopol and its souk style bazaar perfect for Antique or handmade shopping. Nearer scenic local beaches of Kiten and Arapya are perfect for beach life and Sinemorets is an unspoilt natural beauty spot with abundant wild life within 25 mins from Farm. Our nearest local unspoilt beach is 15mins. The Ropotamo river has daily boat trips. There is also a local riding school which caters for the adventurous.... sea swimming with the horses, exploring old Thracian sites, BBQ and Adult and childrens adventure tours.
