HOUSE RULES Please be mindful Coyote Run homes are occupied by both full-time homeowners and residents, so please be respectful during your stay. Below are the house rules for our community:
1) NO PARKING is allowed on the community road of Coyote Run due to safety and emergency needs. All vehicles must be parked in the driveway of the home you are renting. Excess vehicles can be parked in the limited pull off areas on East Bench Road. Campers, tents and trailers are not allowed in resident driveways.
2) TRAILER-LESS COMMUNITY: Due to limited parking, we are a trailer-less community. Trailer parking is available within a short distance from Coyote Run.
3) NOISE ORDINANCE: Quiet hours are from 10:00 PM to 8:00 AM. UTVs/side-by-sides are not allowed. Recreational vehicle engines, outdoor music and socializing must be kept at low noise levels. Extended idling periods, engine revving is not allowed.
4) EARLY/LATE DEPARTURES: In case of early/ departures, please be mindful of residents within the community and be quiet while loading vehicles or talking outside.
5) PETS: Pets are not allowed in Coyote Run #14
6) NIGHT SKY: We value the night sky for incredible stargazing year-round. Please turn off all exterior lights before 10:00 PM.
7) GARBAGE BINS: Garbage collection is on Thursdays; please do not leave garbage bins outside for extended periods of time due to wildlife and litter concerns.
8) UTV's are not permitted inside of the Coyote Run Development per the Home Owners Association. Violators will be fined by the HOA
9) VIOLATIONS will result in a fine of $100.
Cancellations will result in a minimum $45 cancellation fee. Cancellations within 14 days of arrival carry up to a 50% cancellation fee, and cancellations within 2 days of arrival carry up to a 100% cancellation fee.

The house was very nice. Moab is awesome. But the parking situation was not so great since we had multiple vehicles with trailers (we had to park a couple of trucks in town). The neighbor across the street is horrible. One of the guys staying with us who came in during the evening of the first night parked his SUV on the street (which he shouldn't have done but didn't know at the time) since the driveway was full. The guy across the street came out and started swearing at him and at his kid. My friend apologized and moved his vehicle, but the guy came onto the property and got in his face waving a large metal flashlight at him, threatened him, repeatedly swore at him (never ending string of F-bombs in front of our kids), threatened his kid, said all us "out of towner's" are the same, etc. The house was nice, but we won't go back to it in the future simply because that neighbor is so horrible. I'm sure it would be a much better experience for a group that didn't need room to park multiple vehicles and trailers and could therefore avoid triggering the angry man. But the house was great other than that confrontation with the crazy, unstable neighbor across the street.

FUN AT COYOTE 14!!!
A beautiful new home with 3 bedrooms, 3.5 bathrooms and a 2 car garage. Now if the realtor would just let me sign up again for 2018, I will be happy. Cheers, Jim

Marathon weekend!
We had such a great time & the house was great! It was nice to stay in such a beautiful condo. We had 6 adults & we fit perfectly. The only small draw back was the insulation. The house was a little noisy for those trying to sleep downstairs. A hot tub would have been really great!!! We missed that!

Nice place, but there are critters in the walls
This is a nice condo. But we were kept awake each night by the sounds of scratching in the walls. We pounded on the walls and the sound went away only to come back later in another spot. My guess it's either mice or some kind of pack rat. The interior is very clean and I didn't see any signs of critters in the house, but there were a few places on the exterior where the siding had holes and gaps where critters could get in. If you stay here, bring ear plugs so you don't wake up at 2am to the sounds of scratching...

Perfect Place
We stayed 4 nights. Booking works very good from evening to next day. The house is really comfortable. Enough space, tastefully furnished, fast wifi... If we visit Moab again we will definitly come back.

Great Spot in Moab
The condos are spacious, clean, and modern. The grounds are very nice. It is far enough from the city center to be quite and yet just minutes from food, shopping, and of course, ARCHES.

Worth the money except the terrace
Very well equipped, nice bedrooms with private bathroom. Cooling system performing, living room and kitchen appreciated.
Very nice features but you need to like wood!
To improve : the terrace with more than 4 chairs and the orientation more sunny.

Great home but needs some attention
The house is nestled in a golf course about 10 minutes south of town (~5.8 driven miles from the center of Moab).
Pros: This is a beautiful house with outstanding views. The showers are downright luxurious. The plumbing fixtures are high-end (e.g. hammered copper sinks, Kohler fixtures, etc.). The kitchen countertops were natural stone and done well. The doors are tall and feel rich, the sliders slide well, the screen doors actually operate properly – no cheap builder’s model stuff here. There was a deer wandering through the back yard the first night, which is kinda cool for most folks. The furniture was good quality and comfortable. The interior was clean, with the minor exceptions of the island-hood over the range (which was dirty, but only to someone more than 5’6” tall, who could see the top,) and the outdoor grill (which was very dirty, but easy for housekeeper to overlook, especially since the guests are asked to clean it if they use it – which we did). There were high-quality maps of the area in a drawer, and mounted on the wall in the garage – very nice touch! There were patios on two sides of the building, allowing shade somewhere almost all the time. The booking agents were extremely friendly, helpful, and professional – all the paperwork was transmitted quickly, they followed up their receipt with an email, the directions were clear, complete, and concise.
Cons: The trash bins were overflowing when we arrived, and that didn’t change during the five days we were there except for when the animals got into them at night and scattered it everywhere. From other comments reflecting similar issues, I suspect the trash company may be skipping the place sometimes. The patio areas were overgrown and needed some attention. The knives in the kitchen were the dullest I’ve ever encountered, by a large margin – you could not cut anything with them – we had to use pocket knives to prepare food. A LOT of stuff was broken and needed repair: dishwasher, toaster, kitchen sink faucet, kitchen cabinet doors hanging from one hinge, garage door opener, etc.
Suggestions for Owner/Management: 1) A notice of what day is trash pickup day would be helpful to allow us to just keep it inside the garage until the night before pickup, though that may be an unrealistic expectation of some guests. A dumpster somewhere in the community would be the best solution, but removing trash between guests (by whatever means necessary) would be a huge improvement in any case. 2) Be aware that whatever means are being employed to know when the property needs maintenance, followed by addressing the need, are not working. Several of the broken items could be fixed cheaply and easily now, but will require much more expensive repair or replacement if they are neglected much longer – this was more foreshadowing than it was real inconvenience, as we managed to work around the broken items. 3) Sharpen the knives annually.

Beautiful home, breathtaking views
Everything as described and more, well appointed two story 3 bedroom, 3 1/2 bath home with breathtaking views. The unit is part of a cluster of about 16 homes but has a very private feel and we never heard the neighbors. When you are standing in the living/dining room taking in the view, you feel like you have the entire world to yourself. Highly recommended. Booked through moabutahlodging and they were very helpful and accommodating, even graciously helped with a minor last minute adjustment to the reservation. A good experience all around.

Holiday as its best !
Wir haben uns sehr wohl gefühlt, viel Platz, gute und komplette ausstttung, wobei alles funktionierte. Sehr ruhig. Schöner Blick bei Sonnenauf- und Untergang!
