The layout enables everyone to interact whether cooking eating, reading or watching films. The bedrooms and both en suite bathrooms are on the gable ends of the building for evening privacy. The front elevation was built using the same local stone as the owners b listed thatched cottage. Briar Steading' has full length glass patio doors in the lounge and in both bedrooms offering ever changing stunning views of Loch Earn and access to the south facing patio and BBQ area throughout the seasons. Fraser and Kim Proven will welcome you on arrival to ensure that you are familiar with the property and equipment and are on hand if you need to contact them about the cottage, ground facilities or the area in general.
Guests staying for 7 nights or more will be invited to see inside the original thatched cottage to view the incredible Scots Pine cruck ceiling and to hear stories of MacGregors and McLarens who were the original tenant crofters. An excellent central location for touring Scotland. 58 miles from Glasgow and Edinburgh. Briar Cottages is an ideal base for touring other attractions, towns and cities in all directions, for example; Skiing at Glencoe, The Falkirk Wheel and Kelpies at The Helix, Loch Lomond, Kenmore, Crieff, Oban and Mull, Doune Castle, Glenturret Distillery and Auchingarrich Wildlife Park. There are two hotels within 200m of the garden and many more within 2 -15 miles, Outdoor activities nearby include St Fillans and Killin Golf Clubs, National cycle route 7, Munro's (Ben Vorlich and Stuc A Chroin, Drummond Estates fishing boat hire, The Rob Roy Way water sports, forest parks, Rob Roy MacGregor's resting place and more. There is an abundance of wildlife in this area, Deer visit the garden and osprey pairs fish near the loch garden all summer.

What a wonderful place. Views, hospitality, location all great. Very clean, nicely furnished, immaculately maintained. Looks just like the photos. Weather wasn't that great while we were there for 12 days so we appreciated the comfortable cottage. Short drive to Killin to the Co-op for groceries and lunch at The Falls of Dochart Inn for lunch. There are also 2 hotels serving meals a couple of minutes walk from the cottage. We also enjoyed the beautiful private loch frontage. Husband enjoyed casting his line even although the fish weren't biting. And we had fun putting. First class place. Kim and Fraser are wonderful hosts. Were there to greet us and show us around and offer any help. We appreciated their friendship and enjoyed their wonderful hospitality. Would certainly recommend.

Wonderful house in a perfect location
The house is situated in a beautiful location and is very well equipped. The views from the house over the loch are stunning. The owners, Kim and Fraser, were incredibly welcoming and kind. The house provided us with a great base to explore and visit many interesting places. We had a wonderful holiday.

My husband and I stayed at Briar Steading with our 2 teenage girls for the February mid term break.
The cottage itself is very well equipped and spotlessly clean. It was a cold and snowy weekend but the cottage is cozy with plenty of heaters and the log burner.
The view over the Loch is spectacular and it is such a good location as you feel like you’re in the Highlands, but it’s only over an hours drive from Glasgow.
Plenty of lovely walks in the area and lots of great places to eat with Mhor 84 being our favourite.
We’ll definitely be back!

We are delighted that you enjoyed your family time together in the comfort of the cottage, the stunning winter views and the scenic local walks. We are lucky to be so near to quality restaurants like MHOR84 which is open for fresh and tasty food choices all day long, serving up to 9pm - thank you for recommending it. Lochearnhead is very central and only 75 minutes from Edinburgh and Glasgow by car yet the terrain changes to lochs and towering mountains offering a change of scene for anyone who enjoys outdoor activities, wildlife, food and drink as well as total relaxation away from the daily routine. A Wonderful Bubble !
We visited for nine nights; myself, partner, and dog, and stayed in Little Briar Cottage. The location is magnificent, set in about three acres facing the loch with Kim and Frazer's own cottage plus a large cottage sharing the site. Booking communication was first class, the web site is full of useful information, and Kim and Frazer are amazing hosts - very friendly, informative, and really nice people. The cottage is well appointed, clean, all the amenities are spot on, and the garden space is fabulous ( we saw two deer in the the garden one day ).
We found Lochearnhead an ideal base for us with fabulous scenery and wonderful walks ( including direct from the cottage ) all around without having to travel long distances although of course you can go further if you like. We enjoyed good food and drink in the local bar ( The Clachan ), and lovely meals in MHOR84 which is walkable if you want ), and The Falls of Dochart in Killin. We felt the whole area was a terrific ' away from it all ' bubble and we were sad to leave !
Overall we thoroughly enjoyed Scotland and its hospitality. Would definitely recommend location, the Briar Cottages, and Kim and Frazer !

Little Briar Cottage
We visited Little Briar with our Labrador Dexter, from 29th Dec to 3rd Jan. The location is stunning with great views across Loch Earn & ideal for walking, hiking or visiting many beautiful towns close by. Kim & Fraser were the most welcoming & accommodating hosts ever & we have rented many dog friendly cottages over the years. The cottage is as the name suggests, little. It was smaller than we expected from the images on the website but cosy & comfortable enough for the two of us plus doggy. The kitchen was well stocked with equipment & we received some Prosecco & shortbread which was a lovely touch. The gardens are beautiful & something Kim & Fraser are quite rightly proud of. Stan the Stag is a joy & the Summer House on the loch bank is delightful. If we were to visit again we would likely request Summer when we would spend more time outdoors. To bring the rating to excellent it is our opinion that the cottage would benefit from updating the kitchen area & bathroom as well as the furniture to achieve better use of the small space in the open plan living / dining area. Kim did say they had plans to refurbish the bathroom shortly which is great & I believe this is under way. We would highly recommend Briar Cottages for a great short break.

Thank you for taking the time to review your stay in pet friendly Little Briar Cottage over New Year and for recommending short breaks to other potential guests. We offer short breaks from a minimum of 3 nights starting any day of the week.. We are delighted that you enjoyed the grounds,views and location and thank you for your thoughts on things that would make the cottage more comfortable. Continuous improvement for guest comfort is very important to us so we are grateful for all impressions and ideas that we can consider. Since your visit, we have replaced the electric heaters with modern digital thermal; energy efficient heaters . The bathroom suite is being ripped out tomorrow and a new steel bath, Roca bowl and sink with modern taps will be fitted on Monday. There will be a new heated towel rail and an LED ceiling light too. We have also added a new mini freezer box to upgrade from the ice box in the fridge. Once these jobs are complete we will re-write the list of top priorities. Briar Steading is significantly larger with 2 en-suite bathrooms for those that enjoy more space however we can not allow pets to stay there as per our commitment to allergy suffers since it was made available in 2011 Both cottages are already booked for New Year 2020. Another great stay at Briar Cottages
This is the fifth or sixth time we have stayed at Briar Cottages and that is testament to how much we love the cottage, location and fabulous hosts Kim and Fraser. The cottages are very comfortable with everything you could need for a relaxing week away. The views from the cottage are outstanding across the Loch, and Kim and Fraser couldn’t be any more friendly and welcoming. We’ll definitely be back again.

Best holiday ever.
I have to be honest and say that Briar cottages are by far the best we have ever stayed in. Cottages are beautifully presented and the location is breathtaking. Kim and Fraser are wonderful people who will do anything to keep you happy. Put it like this as soon as we left we were already planning our next visit.

Stunning cottage in a beautiful area
We had a great stay in a beautiful, spotless cottage with every amenity you could wish but it’s the view from every room, which is so fabulous , that makes the cottage really special! Kim and Fraser could not be better hosts. They go the extra mile to ensure your visit is enjoyable.(in our case literally). Perfect in every way.

Idyllic Holiday Cottage, Lovely hosts
I booked this cottage because of the photographs, the reviews, and the promise of fishing. I have to say that my expectations were met and exceeded. The cottage is spotless and well equipped, and every room looks out to the beautiful loch in front. There are heaters, and a log fire and the kitchen has everything you'd need to cook a good meal. Surrounding the cottage are beautiful grounds including charming woodland animals that come visiting : wild rabbits, deer, geese from the lake and ducks too. Kim and Fraser were wonderful hosts. Not only did i get great restaurant recommendations to celebrate our son's 21st, Kim and Fraser also gave him a card and bottle of wine for the occasion. They were so generous and welcoming that we felt like we were visiting old friends. Thank you Kim and Fraser for a lovely visit. We would definitely want to come back again!

Beautiful cottage with spectacular views
The cottage was absolutely beautiful well equipped and spacious with spectacular views from every window of the lock and surrounding mountains. The owners were lovely friendly and warm Kim and Fraser made the trip better. It was private comfortable and great location to go out and explore the rest of Scotland with lots of local amenities and activities whilst also feeling secluded and private.
One of the most beautiful places I have visited so far and will definitely visit again.

Lochearnhead village has 2 hotels. The village has some interesting annual events like a boat race, swim race, wakeboarding events, a village fete, model aeroplane flying, horticultural shows and the Balquhidder Strathyre and Lochearnhead Highland Games. The village is a popular meeting place for bikers and car touring clubs. This is an excellent base for anyone wishing to explore central Scotland from East to West and it is known as The Gateway To The Highlands. The area boasts some fine places to eat and drink from cafes to fine dining. Regular deer, ospreys, red squirrels and other wildlife make it a popular place to return. Golfers will enjoy the proximity to 20 courses within an hour the nearest being St Fillans and Killin within a 15 minute drive.
