It's the perfect get away for those who love the great outdoors or an idyllic place to relax and enjoy the unique and wonderful riverside gorge setting. Killin is close to being at the very geographical centre of Scotland so the location gives you access to Edinburgh, Glasgow, Stirling and Perth as well as fantastic countryside. Inside, this holiday cottage has been modernised to create a relaxed homely atmosphere with everything you need for a happy self-catering holiday. The property has been sympathetically converted to provide quirky upside down accommodation with the bright and airy living quarters on the first floor thoughtfully making best use of the amazing views of the white water rapids and pools. Indeed otters have been spotted fishing in the pools from the window. The original 'hayloft' now forms a contemporary open-plan kitchen/dining/lounge with every convenience and once where the hay was pitched, there's now a little juliet balcony catching the morning sun with views onto the much admired burn. Downstairs there are two cosy bedrooms and a shower room with WC and underfloor heating on the ground floor. All rooms have electric panel heaters. The heated porch offers a place to dry off wet coats, ski gear, wellies and dogs. Wifi, several smart tvs with dvd player, and loads of great films are provided, as well as a great range of books and information. Board games and a Wii with games are to be found in the toy boxes. There are two private garden areas and plenty of parking with only one other holiday cottage as neighbour and a working farm at the end of the lane. To the front, the garden is gravelled and is spacious enough for kids and dog to run around. The other smaller pretty patio garden area makes a perfect place to sit and enjoy the view and the squirrels. A burn tumbles through the garden plunging down into the river beyond and the sound of the water is mesmerising (it can be noisy too after heavy rains and care should be taken with children when the river is in spate). Both areas have patio furniture for alfresco dining options or bbq. Step out of the door and enjoy lovely walks along the adjacent wooded river bank or follow the path past the ancient standing stone circle through breathtaking scenery steeped in history and heritage. There are sheep and horses grazing and an abundance of other wildlife. You can also stroll to beautiful Loch Tay with its crannogs and picnic on the sandy banks. The pretty Victorian town of Killin itself is charming, blessed with the famed scenic Falls of Dochart at its centre, and with period stone villas and cottages lining the main street and spread out beyond. Killin's setting with the Falls rushing into the loch and people kitted out in hiking gear for a day on the hills gives the village an almost alpine flavour. In summer, visitors spill out from the local inn, beer in hand, admiring the Falls and children are thrilled at being able to clamber over the rocks. There are a range of eateries, gift shops, local Coop supermarket, hardware shop, many pubs, tennis and golf courses, moorings, riding - all great resort amenities. The lively village community host regular events, the pubs have live music and special mention should be given to the Killin Highland Games, Music Festival and Hogmanay Festivities. The outdoor centre offers canoe and bike hire but many people come for the fine walks around the mighty mountains and glens. Ben Lawyers rises above Loch Tay and many other munros or less taxing strolls abound. Killin is also a destination on the N7 Sustrans Glasgow to Inverness route via the impressive Glen Ogle. Scotland's original iconic Glencoe ski centre is less than 45 mins drive with all facilities there. It is also possible to visit the capital, Edinburgh, Oban and Loch Ness or even a west coast island for the day.

Picturesque cottage in lovely surroundings
Lovely cottage in beautiful setting would definitely recommend. This cottage has everything for a self catering holiday . Killin is lovely but after 4 o’clock not a choice of eating places so I recommend bringing your own food .

Upside Down Cottage Off The Beaten Track
An unusual cottage where the bedrooms and shower room are downstairs while the kitchen and comfortable living room with a view of the River Dochart passing by. The cottage is located down a private lane and is particularly peaceful and only 100 yards from the spectacular Dochart Falls and nearest pub and tea room Once booking is paid up the owner sends out a 70 page list of Things To Do and Places To Go both in Killin and further afield

Discovered our little piece of heaven.
We have just returned from a short break in this idyllic cottage. The cottage is down a lane which is a popular walking area but away from the main road and within 100yds to the nearest bar/restaurant. The surrounding area is very central to visit numerous locations and there are lots of lovely local walks and the village has every amenity you would require. The cottage itself is set in beautiful well maintained grounds surounded by nature, streams and rivers. The cottage is quirky internally with the bedrooms and bathroom downstairs and the living/kitchen area upstairs and has everything and more you would need for a holiday here in fact you only need to bring yourselves, food and drink. The owner could not be more helpful and friendly and is always contactable and has taken the time to supply folders with all the information you need to holiday there. I would throughly recommend staying here if looking for accomodation in this area. We will certainly be returning as we feel we have found our little piece of heaven.

Scotland at it's Finest
Secluded and yet located within easy walking distance of all Killin services. Killin is a great small town warm with friendliness and hospitality. Wonderful stream falling along side of the cottage provides a refreshing and soothing ambiance. Upper floor has a well equipped kitchen and cozy living/family area. We will be sure and stay here again on our next visit to Scotland.

Parfait petit cottage!
L'accueil des propriétaires a été très chaleureux. Toutes les indications pour arriver sur place nous ont été fournies avant notre arrivée. Barn cottage est situé à Killin mais sur une route à l'extérieur du village le long d'une rivière. Calme assuré! Pour autant, les commerces, pubs et départ de ballades vers/autour du Loch Tay sont à 10 minutes à pied. Le cottage est confortable et très très bien équipé. Tout ce dont vous aurez besoin est déjà sur place. Les produits de première nécessité sont prévus par Karen et Alex qui ont vraiment pensé à tout. Il y a également une documentation très complète sur toutes les activités des environs. Vous vous sentirez comme chez vous.

Perfect cottage in beautiful location
We had a wonderful time at Barn Cottage. Booked it as our family holiday, the cottage was perfect, had everything we needed. Very pretty and relaxing. Situated 2 mins walk from falls and 5 mins from village. Lots of places to explore around Killin - beautiful area to spend time in. Kids (and us) loved it! Would highly recommend a visit.

Gemütlich und super positioniert
Das Cottage liegt zentral und gleichzeitig ruhig in Killin, es ist sehr gemütlich eingerichtet, so dass man auch mal einen Regentag drinnen vrbringen kann. Es gibt Bücher, dvds und sogar eine Wii. Shops und Inns etc. sind alle um die Ecke, die Falls of Dochart hört man rauschen. Guter Ausgangspunkt für Ausflüge in die Umgebung oder die schönen Wege am Loch Tay, man kann Kanufahren, Radfahren, die Berge besteigen usw. Einziger Nachteil: Wenn man wirklich zu fünft reist, ist der Stauraum ein wenig eng bemessen.

Beautiful cottage in great location
Barn Cottage is situated in a beautiful setting by swiftly running river with waterfalls that you can hear day and night. The woodland setting is very private and there's very little passing traffic. The village of Killin is within easy walking distance and has most of what you would ever want - restaurants, cafes, pubs and a supermarket. The Falls of Dochart, Killin's major attraction are a 3 minute walk away. The cottage itself is well appointed, with two bedrooms and a spacious living area and kitchen. The bathroom and shower are quite small. Host Karen was excellent, and kindly met us on arrival. You will certainly enjoy your stay here.

Barn Cottage: Uitstekende locatie in prachtige omgeving
Deze prachtige cottage is een aanrader! De ligging is schitterend aan een oprijlaan naar een achterliggende boerderij, deze ligt ruim 150 meter verder dus daar hoor of zie je niets van tenzij je de oprijlaan afloopt. De rivier Dochart met zijn grote watervallen ligt in de achtertuin. Er is enorm veel privacy want er kan niemand door de ramen naar binnen kijken: de overburen zijn van de Clan MacNabb en zij zijn al honderden jaren begraven op hun persoonlijke begraafplaats. De inrichting: op de begane grond is een gesloten veranda achter de buitendeur om je schoenen en jas uit te trekken met vloerverwarming, in het halletje vind je een comfortabele badkamer met toilet en douche en wastafel ook weer met vloerverwarming maar ook een elektrische designradiator voor de handdoeken. Verder liggen de 2 slaapkamers hier. 1 slaapkamer heeft een litsjemaux bed 140cm en een kaptafel en sat TV. Slaapkamer 2 heeft 3 losse bedden 90cm, bureau en sat TV en Wii console. Op de boven verdieping is de praktisch ingerichte woonkamer/keuken. Comfortabele banken en sat TV, dvd speler. De woning wordt verwarmd met elektrische convector verwarmingen. De keuken is voorzien van alle apparatuur en ook heel fijn er is zoveel serviesgoed en bestek dat je niet meteen na elk gebruik moet afwassen. Hier is ook de wasmachine/droger combinatie. Je mag gebruik maken van alle kruiden en voorraden in de kastjes. Overal zijn in het huis boeken en dvd's te vinden en de eigenaar heeft een zeer uitgebreid naslagwerk klaar gemaakt met informatie over de omgeving/activiteiten/attracties/uit eten. Je hoeft je geen enkele dag te vervelen ook al is het echt Schots weer buiten. Vermeldenwaardig is ook nog dat je hond hier welkom is; ook in alle restaurants! Killin is zeer centraal gelegen om de prachtige omgeving te verkennen. Loch Tay ligt vlakbij en het natuurgebied Ben Lawers waar je uren kunt wandelen/hiken begint net buiten het dorp. Er zijn meerdere hotel/restaurants en pubs en de supermarkt is 7 dagen per week open tussen 7 uur 's ochtends en 22 uur 's avonds! Bezoek vooral ook Glen Coe, Form William met de Hogwarts Express naar Mallaig via het beroemde Glenfinnan viaduct. En de John Dewar's destillary om de echte Schotse whisky te proeven. Ik weet zeker dat ik hier weer terug wil komen op vakantie: zo goed is het ons hier bevallen! De Schotten zijn zo hartelijk en attent je voelt je hier meteen thuis.

A perfect little hideaway.
We have had a lovely time and the cottage suited our needs perfectly in every way. The dogs have had a great time too. Lots of new walks and plenty of water to dip in. Best of all, we enjoyed just familiarising ourselves with Killin and Loch Tay. A truly beautiful area.

Getting around
Rail. The only rail transport close to the Killin area is the West Highland Line at Crianlarich station (14 miles / 22 km from Killin). One can get from Killin to Crianlarich using Stirling Council's Demand Responsive Transport (DRT) service. There is also a local bus service: Kingshouse Travel C60: Callander – Strathyre – Kingshouse – Lochearnhead – Killin There are more national bus services within the region in summer than in winter. Bus services pass through Crianlarich reached by DRT service.
