Located at the very end of the farm courtyard, Appletree Cottage is accessed through a sturdy oak door which gives to an entrance hall dominated by a large bookshelf brimming with modern fiction, colour reference books and and an exquisite range of children's picture books that will provide endless evening or rainy-day diversion. To the left, another ledged oak door opens to a limestone bathroom, with P-shaped bath, Grohe power shower, wall-hung basin, curved towelrad with eco-switch, and discreetly located toilet. This family bathroom doubles, via an ingenious Jack-and-Jill arrangement, as ensuite to the master bedroom, the next room along, where a 6ft super kingsize oak bed takes centre stage, flanked by bedside tables with LED stay-cool reading lamps. Painted wooden shutters in the master bedroom and bathroom allow precise control of light ingress, and on hotter days allow a cooling breeze to circulate while maintaining absolute privacy. Across the corridor, a spacious second bedroom can be configured with two or three single beds or one super-kingsize bed, with easily enough room to add a travel cot. Another ensuite bathroom boasts a huge walk-in enclosure with Grohe power-shower, wall-hung basin, sensor-switched vanity mirror, curved towelrad with eco-switch, and discreetly located toilet. All downstairs areas benefit from touch-sensitive underfloor heating, individually controllable in each room.
A glass balustraded staircase winds up to the first floor, a stunning open-plan room where the architecture of the vaulted roof and exposed trusses of ancient pitch pine combine to create a sense of airy space and light. Views to the south and east look over gently rolling hills towards the sea at Beesands, while to the north, a wall of glass positively invites the countryside in. To the left, a compact but fully equipped kitchen and comfortable dining area mean you can cook with confidence if you don't fancy going out; to the right, two comfy leather sofas, a widescreen satellite TV, and a fully room-sealed Burley woodburner guarantee snug evenings in, whatever the weather. Double French doors give onto a totally secluded, glass-balustraded private terrace which is a real suntrap from breakfast till sundown, with outdoor dining facilities and barbecue. Behind the terrace is a steep Devon bank full of wildflowers, roses and cotoneasters, with a small herb bed for guests' use. Paved steps lead down to the front door, while a grassy path winds up past the dovecot to a sheltered cider apple orchard with a trampoline and a grassy area perfect for a game of football, badminton or croquet. Horses, cats, chickens, Shetland sheep, and rare breed piglets provide feeding opportunities for animal-loving children (and adults!), while birdwatchers will delight in the abundance of visitors to our many tables and feeders – a visiting ornithologist recently identified over 50 species in and around the farm. And since we're barely a mile from the South West Coast Path, walkers (and their dogs) will not want for new routes to explore.
Appletree Cottage is one of three imaginatively converted farm buildings at Cotmore Farm. The others are Rose Cottage, a former piggery offering luxurious single-storey accommodation for two, and The Barn at Cotmore Farm, which accommodates up to 5 guests in two bedrooms, with a fabulous open-plan living space above, opening onto a private suntrap garden surrounded by green Devon banks. Both cottages have won the coveted TripAdvisor Award of Excellence.

Interaction with guests:Â We like to welcome guests personally on arrival, show them in, and give a brief introduction to the farm and the area. After that, guests are left to their own devices, but we are never far away when needed, and can be found either in the Farmhouse, or about the place, tending to the livestock and carrying our our duties. We are always happy to recommend a walk to suit your level of adventurousness, a beach appropriate to the prevailing tide or wind direction, or a place to eat commensurate with your appetite and wallet!
Our 3rd visit, this time in Appletree Cottage. A perfect stay, enjoying hearty breakfasts with bacon, sausages and eggs from the farm and long walks along the spectacular local coastline. Piers and Sue are great hosts, this time making sure Covid safety was to a high standard and we will be sure to visit again. Highly recommended!

Idyllic setting, exceptionally comfortable and fantastic hosts.
Appletree Cottage Is positioned perfectly for exploring South Hams area. The farm is tranquil, picturesque and a treat for our children to have the freedom to visit the farm animals when they wanted to and collect chicken eggs. The cottage itself is beautifully appointed and extremely comfortable. There is a patio to relax on with a little path leading from it up to a field where our dog could run around in. The hosts were very welcoming and gave lots of useful local tips for exploring the area and eating out. We thoroughly recommend this cottage and hope to return one day.

Great stay!! Exactly what we hoped for!!
From the welcome to final day we were very well looked after throughout in what was a lovely cottage. The facilities in the cottage were wonderful and made for a relaxing, ‘home from home’ atmosphere.
The log fire was lovely and despite the poor weather we found lots to do. We followed up on previous guests’ recommendations for dinner and activities with our 6-year- old which turned out well.
It would be a shame not to visit either Cricket Inn and/or Britannia at Beesands if you do visit Cotmore as the local fish available from both is phenomenal!!
Thanks for a great break, look forward to visiting again soon

Peaceful & tranquil cottage
Thanks to Sue and Piers for a lovely cottage , away from the hustle and bustle of modern life but not too far from civilisation . All the amenities for you to use and the welcome gift was very tasty and enjoyed by all. Appletree Cottage is lovely and spacious with a great private patio to relax and unwind , nice big bedrooms with 2 bathrooms , a great open plan diner/kitchen lounge . Piers directions to the cottage are most helpful as Satnav is no good in finding it , once you have your bearings then no problem. There are plenty of local villages around with great pubs , bigger towns are not far away if you need them.
Highly recommended.

Second Time Round and Just As Good as The First
Once again Appletree Cottage and of course Piers and Sue hit the mark. To say that Appletree is a cottage on a South Hams farm would not do it justice. It is truly a sanctuary of light and calm with fantastic facilities. With the unique micro-climate of the South Hams we have barbecued on two separate evenings and also had drinks on the terrace on two other evenings in what for most of the UK has been a very wet June. Combine that with proximity of great coastal walks and beaches, local farm shops and plenty of history from small village churches through to great naval and navigational histories from Dartmouth, Salcombe and Plymouth there's more than enough to keep even the most enquiring of minds busy.

A superb base with comfy beds!
Appletree Cottage is a great place to stay! The setting is idyllic, and the cottage is extremely comfortable. A welcome pack including fresh eggs ( which make superb poached eggs!) set the tone for a warm welcome and a well equipped cottage. The ‘upside down’ layout works really well. The upstairs is really bright and airy, and leads onto a sun-trap terrace. Downstairs, the beds are really comfortable. We slept like logs! Our dog enjoyed the range of coastal walks a short drive away, and also slept well!!! A strongly recommended place to stay.

perfect cottage, perfect for our dogs and teenage girls
great location near Beason & Beesands. Good for exploring Start Bay, Salcombe and the west.
the cottage has been beautifully modernised and extremely comfortable, with everything we could want or need.
we would highly recommend this cottage for anyone wanting to explore the area.

Excellent accommodation in a peaceful spot
Cotmore Farm is hidden away off a quiet lane in Devon. We stayed in Apple Tree cottage, which is extremely well equipped for 4 guests and is dog friendly. Piers greeted us on arrival and showed us round. He is friendly and very helpful. The beds are super comfortable, and bathrooms sumptuous. The cottage was very clean and well maintained. There is lots of space to wander and it's close to fabulous beaches and to Dartmouth and Totnes. There are some great places to eat close by as well. It's our second stay and we would certainly hope to return and have recommended it to friends.

Too good to be true?
Have you ever been trying to book somewhere to stay and when viewing the website thought to yourself "this looks too good to be true"? Well we booked Appletree Cottage thinking if it's a good as it appears then we are in for a great holiday. Guess what? Our expectations were well exceeded. Stanley, our one year old Cockapoo thought he was in heaven staying on a working farm and yet only moments away from wonderful coastal walks, hidden beaches and fantastic places to visit.
The accommodation was fantastic and provided the perfect place to relax after a long day out in the beautiful South Hams.
Piers and Sue were the perfect hosts full of local knowledge and always having the time to share conversation with us.
Having had such a wonderful time we will undoubtedly return.

High quality accomodation in beuatiful country setting, very close to several great beaches
Appletree is clean, high quality barn conversion with lots of light surrounded by trees with glimpses of the nearby sea. it was such a refreshing, peaceful setting with a small private terrace where we ate every night and lots of additional space for our 8 and 11 year olds to run around in. The adults loved Hallsands and Beesands (very good pub and fish and chip takeaway on the beach just a few miles away) shingle beaches which are super quiet even in August - great for peace, swimming and fantastic views along the coast. We love the area for the choice of different types of beach, all so close together. The coastal walks here are some of the best we have done in the UK and the views from nearby Start point lighthouse had me mesmerised. We also spent lots of time at the sandy beaches of Bantham and Thurlestone which are less than half an hour drive and Mill Bay at less than 20 minutes away, an estuary beach with masses of sand and calm, sheltered waters. Loads to do in the area on top of this such as boat rides from Dartmouth, surfing, Crealy theme park in Exeter, steam trains. Sue and Piers were perfect hosts - welcoming and helpful but left us to it. Would definitely love to return.

Many miles of safe, award-winning beaches offer swimming, rockpooling, and sunbathing opportunities, while watersports – particularly surfing, windsurfing, sailing, waterskiing, scuba diving, and parasailing – are popular and widely available. Facilities for sailing, horseriding, tennis, and river- and sea fishing, not to mention two award-winning golf courses, are all within 30 minutes drive of the property.
Walkers and their dogs will appreciate the attractions of miles of quiet lanes, footpaths, bridleways, and the renowned South Devon Coast Path, while stargazers will glory in the complete absence of artificial light, which makes the Milky Way regularly visible with the naked eye. The area is hugely popular with birdwatchers: Start Point is on a major migration route, Slapton Ley is an overwintering spot for rare overseas visitors, and the Cirl Bunting can be spotted at several locations on the farm.
South Devon is at the cutting edge of the Good Food revolution in the UK and there are superb eateries to be found in every town and village, with pub fare that would put many restaurants to shame. Fish and seafood are a speciality in the many fishing villages along the coast, and there are a number of establishments where you can pick your choice from the slab or tank and have it prepared, cooked and served to your table while you wait.
Getting around
Our nearest railway station is Totnes, some 40 minutes' drive away. It is on the main line between London and Penzance, which means hourly trains in both directions. The journey time to London Paddington is approximately 3 hours. Public buses run from Totnes station to Kingsbridge and Dartmouth, our nearest towns, and the Route 3 bus, which runs from Dartmouth to Kingsbridge and then on to Plymouth, stops in the village of Chillington, a mile from the farm. Most visitors come to Cotmore by car; we are approximately 50 minutes south east of Plymouth and some 70 minutes south west of Exeter. Once arrived, walking and cycling are popular ways to get around.

How to get there
From Kingsbridge follow the A379 towards Dartmouth. At Carehouse Cross mini-roundabout in Stokenham take the third exit towards Beesands, Prawle, and East Portlemouth. Follow this road for a mile or so as it bears sharp right. After cresting the hill you will see on the right-hand side Cotmore House, followed by Restcot, and Old Cotmore Farm; ignore them all. Continue for about 200 metres until you reach a small, unsigned lane on the right – take this turning (if you reach Beeson Pool Cross on the left, you’ve missed it). A few hundred metres along this lane, a hanging sign on your right marks the entrance to the farm. For Rose Cottage and Appletree Cottage, turn right at the top of the drive and proceed slowly down into the farm courtyard.
