Everything was great except the tempature upstairs. Even with two fans running and blinds closed at all times, the tempature hovered around 80. The condo really needs two heat pumps to maintain a comfortable tempature on both levels.

Acceptable but Very Average
Have stayed in many many condo rentals over the years and our June 2013 week in Ocean Club 40 was very mediocre. The unit is in serious need of a major renovation.
PROS: Great location, excellent views, plenty of room, good access and parking and fabulous water pressure
CONS: Upstairs BR never got below 77 degrees. AC unit is just too small or inefficient for size of condo. On day of arrival unit was extremely hot and took a full 12 hours to become comfortable. TV's are small and outdated. The two bedroom TV's are tube-types with horrible reception. No HBO or Showtime. Every single electrical outlet in the unit is so worn that your plug will not stay properly seated.
Overall, not a bad unit but not a particularly good one either. For nearly $3000 a week in summer I feel this unit is overpriced.

Good Location, Mediocre Accommodations
Have stayed in many many beach condos over the years and Ocean Club 40 is very much an average to below average unit.
PROS: Excellent Location, Great View, Professional Property management
CONS: Air conditioning was marginal as upstairs bedroom was constantly too warm. On arrival, the unit was terrifically hot and did not cool down until late that night, so count on your first day being very uncomfortable. TV's are small, outdated and very poor reception on the 2 bedroom TV's. No HBO or Showtime. All electrical outlets are worn out to the point that plugs will not stay plugged in. Unit just has a "dated" feel and seriously needs an upgrade. When you spend $3000 for a week in June you should have a little more upscale feel to your condo.

Family Getaway
This is our sixth straight year in this condo. Excellent location on the beach on South Forest Drive. Close to Caligny Plaza, Vandermeer Tennis Center and many area attractions. Great for families.

Wonderful Family Get Away
My children and grandchildren had a wonderful vacation at this condo. The location is perfect for families with the beach and pool access so close. The pictures of the condo are not representative of the quality of the amenities. I will definitely come back next year!

Our family has utilized this property management company for many years and we have stayed at this property for several years and have never been disappointed. The property manager has always been very courteous and responsive to our needs. We have only two suggestions (not complaints) for future consideration: install bike racks in the parking area to prevent damage to the landscaping around the entrance areas and replace the twin mattresses in the third bedroom. We brought two air mattresses this time to place on the beds since they are so uncomfortable. Otherwise, we love the location, floorplan and condition of this property.
