House Rental
Upper Valley Farmhouse and Barns consists of a beautiful classic whitewashed 17th Century Welsh Farmhouse (Cwmwr Uchaf) as well as a traditional stone-built 18th Century Barn that has just been sympathetically renovated to a high standard. Both luxury self-catering cottages are located in a wonderful rural location surrounded by a working farm, offering true peace and quiet and the most wonderful views.
The Farmhouse is a little haven tucked away upon a hillside, in an idyllic, quiet setting with plenty of fresh air and greenery. A perfect rural retreat for a couple or for all the family. The Self Catering Farmhouse and Barns are Dog Friendly. There are no distractions with wi-fi and modern technology as we have actively chosen not to provide it. This is a place to escape to, to get away...

Home away from home in the most beautiful setting
Stayed here in April for a family getaway and this was a fabulous find. We stayed in the cottage and they were putting the finishing touches to an adjacent barn that had been fully renovated.
The cottage was cosy with heaps of character and a really homely feel. There is a great kitchen to relax or dine in, the bedrooms were all a pretty good size and there is also a comfortable living room and TV/chill area upstairs. Perfect for a family with everything really well thought through. The views are also stunnning with lots of great local walks.
We were very kindly shown around the new barn by Ben and Carolyn the owners who are lovely. This was absolutely stunning with top notch fittings and absolutely perfect for large group of families or friends. The place even has a cinema room!
We have stayed in lots of holiday cottages but what is offered here is truly exceptional.

Fabulous Christmas farmhouse
We had probably our favorite Christmas ever at Upper Valley Farmhouse.
It was warm and cozy with plenty of space. The kitchen, was a typical farmhouse kitchen but with a cozy sitting area with a real fire built into an old stove at one end with a large dining area adjacent perfect for preparing Christmas dinner!
Across the hallway is the main lounge, full of charm with the most amazing walkin inglenook fireplace. We loved it. You could stand inside the fire and look up the chimney, Santa could get down this one no problem with reindeer attached.
It is really remote up a narrow lane which added to its charm with beautiful countryside all around, great for walking the dog etc.
A real homely house ideal for getting away from it all with loads of character.

Cozy Welsh retreat
We stayed as a group in the Cottage for a long weekend, but could've stayed longer, as it was so comfortable and warm, and there were tons of books to keep you occupied. The age of the house is astounding, loved living with the old historic beams and fireplaces. The log fires in both the kitchen and living room gave it a cozy feel. Fun looking out at all the sheep and new lambs. Other pros: Good shower, Great bath, Good sized kitchen, very well stocked with pans/cutlery etc. Cons: Very old internal walls are a little thin so noise can travel.
I recommend taking a walk up the track through the fields, about 45mins to the top of the hill, through some woods, where it opens out to a really beautiful wide open view.
Had a peek at the Barn property next door - which looks brand new inside. The barn looks amazing and luxurious & has a hot-tub outside it. Definitely going to get a larger group together and come back to stay in the barn!

Amazing views, total peace, all mod cons, lots of space - and a hot tub!
We stayed in the barn. The Farmhouse is older and a bit darker but with lots of character. We were a 3 generation family group of 10 adults aged 22 to 83 and there was plenty of both private and communal space which is often difficult to find. The barn has been completely rebuilt with new everything except the beams giving it lots of character without the usual downsides of an older property. Modern bathrooms with power showers and copious hot water, good kitchen - 2 ovens, large dining room and outside seating space. 2 sitting areas. Spacious bedrooms which do not share walls so minimal chance of being kept awake by others' snoring etc! Everything is provided except hot tub towels. The views are just amazing as the barn is on the side of a hill looking across at other hills. We could all have stared for ages.
The house is not really suitable for people with mobility issues but there is one ground floor bedroom so the granny with a bad knee was able to go from bedroom to bathroom to kitchen, dining room, small sitting area and outside all on the same level. She joined us in the upstairs living room in the evening but only had to come up and down the stairs once a day - helped by the very sturdy handrail. The grannies felt very safe when left behind eg if we were all out walking. Sarah who looks after the property is very pleasant, helpful and responsive.
The local shop in Pen-y-bont-fawr stocks a large variety in a very small space (including wine and beer) and is more than adequate to buy your first evening meal and breakfast when you arrive plus essentials through your stay. Or go the local pub which is very friendly and had the Londoners amongst us fainting at the (low) prices. For longer opening hours and a wider choice of fresh veg etc we found the Spar in Llanfyllin excellent. Don't be put off by the name - the local owner stocks it with Welsh cheeses, pickles etc and there is even a reasonable supply of gluten and dairy free.
Our fairly active bunch fitted in: a walk across the hill to the pub in Llangynog, various walks locally, the waterfall in Llanrhaeadr (grannies could watch it from the deck of the cafe), white water rafting, Lake Vyrnwy, Lake Bala, zip wires underground in the slate caverns at Blaenau Ffestiniog, gorge walking, the workhouse in Llanfyllin, mud buggying (not me thanks!) Betws y Coed and the Swallow falls - and seemingly scones, jam and cream at every cafe we went to! And in the evenings we had the hot tub, games thoughtfully supplied and the large TV.
The only minor snags come with the rural location. So there is wifi for emails, facebook, googling maps etc but don't expect to stream videos on it. None of us had reliable phone signal in the house (picked up again about a half a mile away) so best to set up whatsapp calling, 3calling etc before you arrive. And leave any low suspension cars behind as they won't like the track! Fit keen walkers might manage to stay here without a car at all but for most groups and families cars are essential in my opinion.
We had an amazing 10 days and would have happily stayed longer.

Book it its amazing
We hired both properties, the barn and the cottage for a golden wedding family celebration. We ranged from 1 to extra mature with kids and teenagers in the mix. The barn facilitated an outdoor BBQ/buffet lunch (weather not guaranteed for future events) for 22 with its exceptionally well stocked kitchen. We did take our own oil drum BBQ however as the cool "stovie" provided was impractical for large groups. We also cooked dinner and breakfast for 20+ in the barn. The cottage kitchen wasn't really used by us.
Beds were comfortable, finishings top end and the layout of the barn (lots of stairs) meant that our large group was able to comfortably hand out together or disperse to claim a little quiet time as needed. Everyone that visited enjoyed Upper Valley, the onside manager Sarah was exceptional, friendly, responsive and helpful. The property manger Vicky was a delight to deal with. Possibly one of the best private rentals we have ever done and wouldn't hesitate to return. We were lucky that the field in front of the barn was harvested whilst we were there. We were able to organise a family cricket match and a game of baseball. Families with small children would need to consider baby gates and be aware that there is only a small garden with a drop into the field which is part of a working farm and needs to be respected as such. The views are outstanding, allowing you to feel away from it all, but with a nice village only a few minutes drive away complete with 3 pubs (we tried 2 and were impressed) village shop and a brilliant high quality butcher. Otherwise its about a 30 minute drive to Oswestry supermarkets and shops.

Beautiful Retreat
We spent a wonderful autumn weekend at the barn with a large group of friends. The barn is beautifully decorated and finished, with plenty of exposed beams and large windows (and has the best stocked kitchen I have ever had in a rental property) and has fantastic views across the countryside.
The bedrooms were very comfortable and furnished to a high standard with great quality furnishings. The barn has a large kitchen, huge dining area, a separate sitting room (around a wood burning stove) and an additional tv area. The layout means that each of the bedrooms are quite spread out, meaning that those in large groups can still enjoy a quiet and private space away from the action if necessary. There is also plenty of outside space for drinks / games / relaxing. Special mention must go to the hot tub on the patio overlooking the valley which was very popular with the group!
Great walks can be done from your doorstep with no need to drive anywhere, and there is a small shop and pub in the local village (around 20-25 mins walk).

Family Christmas
Upper Valley Barn and Farmhouse were a fantastic place to spend the weekend with the family, there was plenty of space, lots of areas to relax in and for all the children to spread out and play. The hot tub was amazing, sitting in the warm with a view of the valley was quite special. The properties are very comfortable and well appointed. We will be back

Peaceful, stunning loaction and fantastic accommodation,
Not sure where to start with describing this property; it really is in the most beautiful, peaceful setting with no mobile signal (but free wifi if you need to keep in touch with the outside world). We stayed in the Bran which has been converted to a very high standard and there is nothing at all that you may need, that isn’t there, high chair, travel cots, bumbo, crockery, classes and cutlery for more than the 14 people it sleeps, washer, dishwasher, kitchen essentials you wouldn’t imagine to be there such as a mixer, liquidiser, flour and ingredients for baking the list just goes on.
We stayed for my daughters hen weekend (11 of us) and we had a fantastic time, when we arrived there was a basket of goodies on the table which was a lovely gesture and it was very clean and well maintained. All of the bedrooms were beautiful and beds were very comfortable with lovely thick quilts and all the features you would expect in a barn conversion such as exposed beams and sky lights; the bedrooms are all on different levels which makes the building seem even bigger. The living room on the 2nd level is very comfortable and plenty of room for us all. The ‘cinema room’ seemed to have a purpose built sofa which was very comfortable with large cushions added that went around a large low table and a flat screen television on the wall, there were also plenty of books if you wanted to relax and read.
The outside area has picnic tables overlooking fields and hills, the hot tub is just around the corner and off one of the bedrooms, we took advantage of both as luckily the weather for February was very mild.
Bathrooms were all very clean and stocked with toiletries. When you leave you are asked to recycle and why not although you may want to take this each time you go out, as if you leave it until the last day (we stayed for the weekend) you could have a lot of bags to add to your luggage when you pack up. The recycling is at the bottom of the track and yes you have to open (and close) quite a few gates up that long lane to the barn but that’s country life for you and all adds to the experience.
Now onto Vicky the booking manager, we booked to stay here through an events company but they didn’t give us a lot of information so I emailed and spoke to Vicky on quite a few occasions. She was always very pleasant and helpful and we appreciate all of her help, even down to posting my daughters swimming costume, which despite going through the barn at least 3 times checking everything, we managed to leave behind.
I would thoroughly recommend this for a relaxing stay close Lake Vyrnwy, beautiful country walks and a waterfall (all listed in the helpful book on the desk in the living room).

Wonderful hen weekend
We had a fabulous hen weekend for my best friend at Upper Valley. The Barn was beautiful & had everything we could wish for & more. The dining table was perfect, easily seating 20 of us. The kitchen was the best stocked I've seen with every pan & serving platter we could have needed. The two living rooms fitted us all in comfortably. The bedrooms are all comfortable & some have quirky little features from its use as a barn in the past. The hot tub only seats about 4 at a time, but has a view to die for. The farm is quite remote - it's a good 30 minute drive from Oswestry but the directions from the owner are great. Be warned it is located at the top of a very rustic track - in the wet weather standard cars may struggle...but we were blessed with lovely weather & thankfully my mini made it up there, even full of goodies! The pay off for it being off the beaten track is the serenity & the view. At the moments the fields are filled with lovely lambs. We're trying to find an excuse to go back!! Would highly recommend.
