We have two properties listed here which can be combined as they are next door.
Both are stunning and very highly maintained and well equipped.
River Cottage sleeps 8/The Boathouse sleeps 4
The Airstream can also sleep 2 for a fun and extra private area.
Perfect is the only word to describe this lovely place.
Stayed for a mid week break on October 2021, arrived at Yarmouth on the ferry, and within a few mins already arrived, easy parking space just a few yards away.
The property is as good as the pictures if not better in real life. The addition of the sauna by the hot tub was a bonus. Everything that you could want, and more is provided for you, good quality furnishings and equipment, nothing is missing.
the views are to die for, both in the day and at sunset, watching the tidal flows on the river and the variety of birds that come in and out a different times of the day, was a shame on some days that we wanted to go out !
Lots of options for food locally, with a range of pubs and restaurants, the shop is well stocked and easily within walking distance. Do check out the bakery by the ferry Grace's, the bread is scrummy.

Boathouse, Yarmouth
I'm a bit hesitant to review as we love this home from home so very much and don't wish to expose this hidden gem ... however, it's placed in a beautiful and quiet location just out of yarmouth on the estuary and has beautiful views and sunsets. Been visiting a few years now and the owners Nigel and Sarah are lovely and very accommodating. Would recommend but keep it quiet!!!!!

Beautiful!
Less than a minute from driving off the ferry, and set in a beautiful location overlooking the estuary and away from the street, the property itself is excellent. It is very comfortable and with everything you could want for a relaxing stay. Huge double bed was very comfy and the other bedroom looked fine although not needed in our case. The WiFi worked well. Garden is nice but not quite escape proof if you happen to have a dog. It is such a pain having to sit in the hot tub just to keep an eye on him all the time. 🙄
We ate out in two of the local pubs (it would seem that pretty much all pubs on the island allow dogs inside even in eating areas which for us was very handy). There are also another couple of Pubs and Restaurants all within easy walking distance.
The location is also good for further away visits with the Needles being about a 15 minute drive.
We would definitely recommend this property to couples or families looking for a beautiful boathouse style property with beautiful outlook and plenty of walking options for dogs and plenty of places that allow dogs when eating out and about.

Cozy cottage, lovely location, we'll be back
We stayed in the Boat House for a week in November 2017 and absolutely loved it.
Stunning views from all main rooms. The cottage is compact, well equipped and lovely and warm and a very short walk in to Yarmouth for the coastal paths and fish restaurants. We didn't use the Jacuzzi but it appeared to be popular with previous holidaymakers. There's even a log burner currently being installed.
The owners are great and leave a little starter pack for your arrival (including milk and wine).
Parking is about 30m away, take a torch for path if returning late at night.
Really highly recommended and ideal for a couple or small family (with or without four legged friend).

Wonderful property
We stayed in the boathouse in the first week of July and absolutely loved it. We were a family of 2 adults, 2 children and 2 retrievers and it was lovely. Beautiful location, spoilt by the weather and just the right size for us. Loved the garden and hot tub. The owners were lovely and there to help. They even alerted us to the dolphin that was in the harbour which all the family loved seeing. Thank you for a brilliant holiday!

The Boathouse
When I was booking I couldn't quite picture what the rental was going to be like from the pictures provided, but we really weren't disappointed! The rental is located a couple of minutes walk from Yarmouth town which has all the facilities you need. It is also really close to off the rails cafe which is super.
When you arrive at the rental, you have a driveway parking space at a house and then the rental is about 20 metres down the track to the side of the driveway. The Yar estuary is on your right and a gated on the left labelled 'The Boathouse'. There are 9 steps up to the gate which leads to a lovely enclosed garden. As you enter the garden, the property sits in front of you, with a hot tub to the right of it and a Wendy house on the left. There is plenty of garden furniture and the views are phenomenal. Although the fence is half height, the garden and hot tub are private and secluded.
You enter the property into the lounge, the main bedroom is on the right and to the left a kitchen area, the shower room and the twin room at the far end to the main room. The property is well equipped and very comfortable. The main bedroom is very light with white blinds and curtains and a velux window with no blind. This didn't phase us as we sleep with curtains open, but if you like a dark room it might not be as restful. The small twin room was darkened by a grey blind and I didn't need to use my portable blackout for our toddler to sleep. The lounge is well equipped and very comfortable and the kitchen has everything you can think of. There are lots of lovely finishing touches in the rental that are a treat to discover and make the place just a really pleasant place to stay.
A few notes for travelling with a toddler; the kitchen has plenty of plastic cups, plates and toddler spoons along with plastic cups.... no need to pack any. There is no bath and the sinks aren't big enough so if your toddler won't shower you need a portable baby bath (our girl loved the shower though). There is a clean and new travel cot and also a booster chair along with a basket of toys for assorted ages also a toy kitchen and chairs in the Wendy house although it's a bit dusty in there. Also crabbing kit is provided :-). The one thing that wasn't ideal was that the cot doesn't really fit between the twin beds in the small room and so we ended up putting the mattress of one bed on top of the other and tipping the bed frame on its side so the cot could go in the middle. This was fine for us and made plenty of space to move around in there.
We usually book pet free accommodation but were so tempted by the boathouse that we made an exception. The rooms and upholstery don't show evidence of dogs being allowed, just the odd pet hair in rugs etc. Just worth noting if you really prefer no pets.
This rental is more expensive than others you could book, but for me was absolutely worth the money. The views are amazing from every room of the house, but the views from the hot tub with a glass of the (complimentary (thank you Nigel)) bubbly are better than amazing!!! A great holiday in a great rental. Thank you Nigel!

Beautiful converted boathouse in idyllic location
The cottage is in a stunning location right on the estuary. This was our 3 year olds first trip to the IOW and although there are many things to see and do on the island she was very entertained and occupied by the things happening just outside our front door. The swans in the front garden with their new signets was a particular treat for her! Watching the sea coming in and going out from our (temporary) front garden was a real highlight for us.
The boathouse is a short walk from several lovely places, not least the 'On the Rails' cafe which serves a surprisingly delicious menu for somewhere that feels like it's in the middle of nowhere.
The owner of the cottage clearly takes real pride in his accommodation. There's a Weber bbq in the garden, a santoku knife in the very well appointed kitchen, there's excellent wifi with an internet connected TV, there's a 'proper' coffee maker... the list of 'nice touches' goes on and on. We didn't even have a turn in the hot tub but it looked very lovely.
Can't say enough positive things about the boathouse. We'll definitely be back!

Only spoilt by the British weather!
An Idilic spot to watch the world go by. Every amenity either provided or close by, a truly gorgeous peaceful place to unwind and get away from it all.
The Boathouse has every thing you need and more with all the comforts of home.
Our visit was only spoilt by some appalling weather but try as it may it did not dampen our spirits or stop us enjoying the marvellous hot tub.
We had a wonderfully relaxing time cut short by a family emergency.

Awesome
A lovely house with every home comfort (and some!). We have just spent 6 nights in the 4 bed river cottage admiring the amazing views over the estuary, sometimes from the bubbling bliss of the hot tub! The house is so cozy, perfect for families, and is a stone's throw from Yarmouth with it's castle and good range of restaurants and shops. The owners are very helpful and really have thought of everything to make a stay here utterly relaxing. We'll be back!

Ideal location with wonderful views
We (3 adults) spent a week at the Boathouse in August. The location is perfect and the views are fabulous. The village, with its many shops and pubs, is only a short walk away; and there are many nearby walking trails. We appreciated the convenience of the free parking space as it is very difficult to find parking in Yarmouth. Overall, the accommodation lived up to our expectations. As we were a party of 3 adults, we also booked the Airstream trailer to give us an extra bedroom and bathroom - we enjoyed the "vintage" accommodation!! The owner, Nigel, was friendly, helpful and welcoming. We highly recommend the Boathouse provided you do not have mobility issues, as the steps from the lane to the garden level would be difficult to manage.

Lovely harbour town 300m easy flat walk, with shops and a very good selection of pubs and eating places.
Ideal for sailors, and with Yacht moorings just 100 yards offshore from the property of The Boathouse River Cottage. Grab a harbour taxi and they will take you directly to the door of the properity!
Just 20 minutes walk or 10 minutes drive away is Freshwater Golf club, and the Sailing centre of Cowes is 15 minutes drive away.
