Additional Information One well behaved dogs welcome (small additional charge). Norfolk winder stairs are, as with older character cottages, enclosed, steep, curved and narrow. Here they are carpeted with a fixed handrail. There is an iron and ironing board.

Great stay & Thank you
Absolutely a fantastic cottage , it has everything you would want in a s/c cottage, The view from the front bedroom over the RSPB reserve is stunning , barn owls in the horse field right in front of you , what more can a birder ask for , all the amities are all up to todays standards. Garden is well maintained by the owners as is the cottage itself .

Enjoyable ( But )
I feel i need to write this review just to make sure these things are mentioned and done by the owners who you have no contact with but do like to know about any problems by ringing the letting agents ( Norfolk Hideaways ) who by the way are brilliant in trying to help you. When we arrived on Friday 09/10/2020 we received a text saying due to building work being carried out and scaffold upon the end cottage we have refunded you £50 which was nice of them but i would much have preferred them notifying us when we had booked the cottage about the ongoing building work, but to be fair we heard very little noise just 1 day where the builder was banging a lot for an hour. To get access round the back was very very awkward due to the path being dug up and scaffold bar at right angles across the path virtually making it impossible to get the green bin out , also if you tried walking on it and was a bit elderly and unstable on foot its is definitely a no no.( hopefully the work will be complete soon ) The cottage had no welcome pack as it has had when we have previously stayed there ( don't blame COVID for that one) the DEEP CLEAN which they say is done every time someone new is staying there due to the Covid situation i beg to differ but soon put that 1 to bed buy doing it ourself which we didn't mind ( we did report this to the agent ) there was also an issue which was no fault of there's and was reported to the agents & the owners ( the building site ). On the plus side, we did enjoy the stay and hopefully, we will return again as the building work on the end cottage and the 4 new builds will soon be complete. I would like to mention that Norfolk Hideaways we brilliant on listening to our complaint about the ongoing building work and access plus the other problem and was passing our concerns onto the owners. Would we stay there again? YES, the location is fantastic for me and my wife as we don't drive and love birdwatching and with Titchwell reserve 10 mins away and on the bus route ( outside the reserve is the bus stop ) we love it there, also the beaches are fantastic at Titchwell & Brancaster as they are as flat as a pancake. The public houses offer a great range of food which are all on the bus route & if you just fancy a drink there is Briarfields Hotel & Titchwell Manor 10 mins walking away. Please don't be put off by my review as I am sure it will be sorted sooner rather than later as the owners do like feedback and will try there upmost to put things right. Linda & Mick

The Roost Norfolk
This cottage is in a great location for bird watching with the RSPB right on your doorstep. It is clean and comfortable with everything you need. The downside with staying at this property at this time is that major building works are going on to the next door cottage and new houses being built!! We were not informed about this and we would have chosen another location if we had known. Our views from the garden were spoilt and the dogs became upset when banging from next door began. I would have rated the property higher if the building work was not in progress.

Great cottage but crazy road 🙁
The cottage (clean and well equipped) and safe clean garden were great. Everything you’d hope for! I’m amazed by other people’s comments especially expecting tea and coffee on arrival!!!! This is self catering after all. If you don’t like the bathroom downstairs next to the kitchen then don’t book it (cottages of this age would have been build with a shed down the garden, be thankful). One disappointing factor was the road. Although a 40 mile an hour area the lorries and cars speed past without thought making this dangerous, which is strange seeing as the neighbouring villages are ‘30’ and with speed monitoring. Come on Titchwell councillors- save the village! Amazing walks and beaches and didn’t rain once 😃

Excellent cottage
We visited this cottage in October. We found it extremely dog friendly and very clean and tidy. The garden is perfect for your pet and secure in every way. We parked the car outside the cottage and had no problems. Will definitely stay again.

Very disappointed
The Roost, Titchwell – Review We have stayed in a lot of holiday cottages over the years that cost considerably less, but have recently had a couple of bad experiences. So we looked at Norfolk Hideaways with its description of “the finest holiday cottages in Norfolk”. The reviews for this cottage given on the site were good and the photographs looked impressive. However we were not impressed. We paid £700 plus for this “newly refurbished …. welcoming home from home stylishly furnished”. We arrived 29th June 2018 for a week's holiday to be welcomed by a bottle of apple juice and three dishwasher tablets. We had to clean the cutlery drawers and the cutlery; the washing up bowl and drainer were old, tired, and dirty; there was a dirty mop bucket in the airing cupboard. The whole impression as we settled in was that the property was unloved and uncared for – far from being “newly refurbished”. The bedside lamp in the twin bedroom did not work and there were no spare bulbs. Also it was difficult to check that it was plugged in and switched on as the socket was under a bed and the flex was very short. Since returning we found a review from the 4th July 2018 with the comment that it was not working then. There was old dog poo in the garden in spite of being told in a phone call following the booking that there would be no dog traces and were reassured that the cottage was of the highest standard. Previous reviews have commented that there should be a handrail on the stairs as they are very very steep. Also the wooden bathmat slips on the tiled floor and as in previous comments the taps are difficult to access. A week ago we contacted Norfolk Hideaways by e-mail and received a response that the owner and cleaner would be contacted. But in the review of 4th July 2018 there was a nearly identical response saying that they had forwarded the comments to the owner so that the issues could be addressed. The owner obviously could not be bothered to act as the bedside lamp was still not working. The only positive that we can give is that the Norfolk Coast is beautiful and the wonderful RSPB Titchwell is only a short walk away. We would not recommend this cottage unless the price was considerably reduced to reflect the low standard.

Awful dangerous main road
It's hard to review this cottage. Based on the property alone I would have given it 4 stars, but because it is situated on a long straight stretch of a very busy main road where the traffic hurtles along, I have only given 3. Based purely on the location it would have scored 1. I did wonder when I booked it fairly late on why it was still available. We arrived in the pouring rain after a very slow last part of the journey gasping for a cuppa so imagine our dismay to find there was no welcome bottle of milk, we hadn't brought any with us because there's always milk left in holiday houses so at least one can have a cup of tea on arrival. There was a bottle of apple juice which the boys enjoyed; not quite the same as a cup of tea. Actually, although it is a small thing,we didn't feel welcomed to the cottage and the whole experience was very impersonal. The cottage is attractive inside and nicely finished, well equipped kitchen although a non stick saucepan and some side plates would be useful. One thing we really didn't like was that the bathroom and kitchen were directly opposite each other actually we didn't think that was allowed. The bathroom being downstairs proved to be rather a pain. Quite a nice bathroom but I wouldn't describe it as luxurious. The bath took forever to fill and the taps were awkward to get to. There were 4 of us staying, my daughter and grandsons 4 and 6 and myself. Getting the boys to the car each time was a bit hairy, we parked a few yards away from the property and my daughter wasn't really happy about leaving her car in the road but fortunately it was okay. There was parking available at the hotel along the road but we didn't want to have to walk back to the cottage with two children. The area is quite nice and the beaches at Wells and nearer Brancaster worth a visit. Also the Dinosaur Park at Lenwade(50 mins) and Pensthorpe Natural Park (30 mins) are excellent for children. I don't like writing such a negative review but really couldn't recommend this cottage especially for families with children or anyone who has mobility issues.
