DIRECTLY on the sandy beach of Jade Bay, Akumal–Tulum, ZenSeaVillas' Villa Zen del Mar is a Mexican-Modern inspired luxury villa. The 7,500 sq. ft. seven-bedroom villa is designed with luxury, privacy and ultimate pampering in mind. Stunning hardwood doors open up to the foyer with three-story high glass window presenting the Caribbean Sea. Rich, hand-made Mexican terra-cotta tile floors with four stairs that invite you to a sunken oversized living room, with ample seating for 18 guests. The living room opens directly to the pool patio with sliding glass doors that disappear into the walls – giving the entire villa a feel of indoor-outdoor luxury. LIVE BATS AND ANIMAL FECES IN PRIMARY BEDROOMS
Do not stay here if you don't want to live amongst live animals. Long story short, there were 4 bats in one of the primary bedrooms and animal droppings in the other (due to holes in the roof netting). We moved out of the two primary bedrooms and after the trip, we tried to work with the owner, Udi, but he refused to offer a credit for the safety issues/lack of room utilization that occurred during our stay. Beach is also inaccessible by walking into the water. Would definitely not recommend this villa.

Nice spot but service / communication was a chore
We went here for a team retreat. The place was definitely nice and the bedrooms were well kept.
The staff made a good effort and were friendly, but I think they were overworked. There were quite a few hiccups with logistics:
-Meals - I saw the chef start to prepare dinner one day when we didn't have it scheduled. Considering we paid about $300 per meal including ingredients, we wanted our schedule to be followed.
I also had to remind them a few times how many guests were at each meal as we fluctuated between 7 and 8.
-Covid tests - we had signed up for in house Covid tests, but on the days of, we ended up having to drive to down to the town to get them.
-Communication pre trip - on a number of topics, I had to ask Udi for confirmations more than once and sometimes did not get an answer at all.
Would appreciate more responsive and friendly service when paying 15K+ for a weeks stay.
All in all I found it ok, but for a luxury vacation I expect a higher level of service.

Incredible luxury villa.
We stayed at this incredible villa designed to maximize views of the Caribbean sea. The villa was designed by the owner Udi, and is constructed of the highest quality materials and is full of beautiful furniture and interior decor. Udi and his wife Lorena were incredibly kind and helpful to us throughout our trip. The villa came with two cleaners, a groundsman, and a villa manager, who kept the villa and the grounds in immaculate condition. If we had an issues, an e-mail to Udi or Lorena, and they instantly dealt with the issue. Highly recommend.

Beautiful house. Well run and well maintained.
We loved our stay at this villa. First of all, the architecture of this house is very special. You can tell that someone (the owner) really put their heart into every detail. The layout flows nicely and large sliding doors open up to the pool and the ocean. The staff was friendly and Udi and Lorenna, the owners, were extremely helpful and very professional. They are great people and they know how to manage a villa. The grounds are also very well designed and maintained. The pool has an interesting shape, but was actually perfect and a lot of fun for the kids in our group. There are many sitting areas around the pool and by the ocean, including the magical and amazing hanging bed under a thatched roof, right by the beach. That bed alone is reason to rent this house.
Not all vacation villas are well run or well maintained. I have had one very bad experience in the past, and have heard horror stories from others. But happily, this villa was excellent. Beautiful, great location right by the ocean, and well run and well maintained. I highly recommend.

Disappointing
We stayed at Zen Del Mar during the Covid-19 period and will not be coming back. We stayed for a discounted rate as we booked for a long period, however we found that discount or not, some things were not acceptable for a property of this supposed standing.
- The house was dirty and cleaning was not done to an acceptable standard during our stay. When we arrived the kitchen was very greasy, we found pieces of cheese on the cheese grater, the cooker was covered in grease and small pieces of food, the fridge had not been cleaned prior to our arrival. We had to ask several times before the bathrooms were cleaned, as they smelled of stale urine when we first arrived.
- The house is in dire need of maintenance / upkeep and has a general feel of having seen much better days. Several of the appliances in the kitchen were not working (dishwasher rusted through and through, fridge alternating between thawing / freezing our food). The trees in the garden were not adequately pruned: a 50 pound branch fell where our daughter had been standing moments before.
- The pictures show that the house is on the beach: be aware that you cannot swim there and will need to either walk 100-150 yards either side or take a sea kayak out into the bay as the sea in the immediate vicinity is filled with sharp rocks/coral.
- Be prepared to be presented upon your arrival with a contract agreeing to paying a further 3-5% “voluntary service tip”. When we booked the house we were told “cleaning, pool maintenance and access to laundry” were all included, we were unpleasantly surprised to be told after paying for our stay that we had to pay for this tips, and would have preferred a more transparent and upfront pricing policy.
Better options exist in the region – stay there or book into a hotel

Spectacular home
The home is spectacular. The bedrooms are spacious. The house is right on the beach with a pool. The staff is extremely attentive. The concierge was extremely helpful and very responsive. Recommend renting a car. It is relatively close to town, but it is still a bit of a hike. We would highly recommend this place and would stay here again.

Not what we expected...definitely not paradise!
Its a big house. Not maintained well or ready to receive a lot of guest. First day we noticed: fridge not working, dishwasher not working, 1 broken, unusable bed, airconditioning was very noisy. We found a lot of spider webs; it is not very clean.
Not senior citizen friendly: stairwells without handrails, slippery floors in some places, bathrooms have big tubs, impossible to get into.
There is an ocean view, but no beach. Impossible to walk into ocean, too many rocks and corals.

We are very sorry for the reported "experience" of this guest. Our ZenSeaVillas Loving Service staff could not find a way to make this particular New Year's Week guest happy. Stating that this amazing BEACH-FRONT villa (see photos and map) is "beach-view" takes away all credibility from this review. We hope that the readers appreciate all other five-bubble reviews, come and enjoy our wonderful villa.

A Magical Paradise!
My husband and I along with our 4 children have just returned home for a week long trip to Mexico. The highlight of our trip was having our 10th anniversary vow renewal at Zen Del Mar... we are still in absolute awe of the property and of the hospitality that we experienced.
This Villa is beyond stunning!! Every room, every inch of the property and every view is beyond spectacular.
Our hosts Udi and Lorena were so incredibly wonderful. Their attention to detail in planning our special celebration was beyond anything we had anticipated. They are truly special people and we are so blessed to have met them.
The ceremony itself took place under a gorgeous gazebo with views of the ocean. Lorena’s words of wisdom and direction filled our hearts and made us feel so incredibly loved as a family. Dinner after our ceremony was prepared by their Chef and served outside on a beautifully decorated table. The 3 course meal was simply delicious and the whole family agrees dessert was the best flan we have ever had!
We would not hesitate at all to return to this little slice of heaven. It truly is full of magic that you feel as soon as you set foot on the property.
Lorena and Udi thank you so much to you and your wonderful staff for making this milestone so special for us! We will see you again!!

Gorgeous villa great for multiple families
Villa Zen del Mar is a beautiful villa, perfect for a multi-generational family reunion (Our family ranged in age from 4-87!) There's a pool, ocean swimming and snorkling for kids and stunning views and luxurious, classy bedrooms for the adults. The villa is definitely large enough for multiple families who seek both quiet lounging for reading and social spaces. The chefs and staff are attentive and friendly and cooked us healthy locavore meals: ceviche of local fresh dorado, sopa de lima, a Yucatan soup made from local limes and coconut flan from coconuts harvested from the Villa's coconut palms. It was hard to leave the villa for day trips, but well worth it. Exciting adventures are an easy drive or taxi. We explored cenotes, snorkling in the turtle refuge and multiple archeological sites. Rooms have AC and most beds were very comfortable with Frette sheets! Thoughtful art, gorgeous textiles, interesting architecture all designed by the owners make this villa a unique and classy destination.

Second Stay just as perfect as the first visit!
Three families with 9 "big kids" ages 18-25 and six parents spent a week at Villa Zen del Mar in July 2017. We previously stayed there in 2016.We came back to Akumal and Villa Zen del Mar because it is the perfect place for our annual beach trip. It is everything you want in a vacation- the villa is beautiful in every way. The architecture is stunning. The pool is spacious for a group but good for swimming laps too. You are right on the beach with everything you need. The nearby village of Akumal is fun as is visiting Tulum and Coba. The staff is excellent and the owner Udi is so gracious and welcoming. We plan to return as many times as we can. Villa Zen del Mar is a wonderful place.

Nearby attractions include the town of Akumal with its restaurants, bars and shops - all within a 10-minute beach-walk from the Villa. The Villa is 10 minutes from one of the best cenotes – a world-renowned diving and snorkeling underground clear-water river; A 27-hole golf course is just five minutes across the highway; Tulum Mayan Ruins are just a 15-minute drive; Tulum beaches with their eclectic restaurants and bars is 25 minutes from the Casa; Sian-Kaan Biosphere is 30 minutes away; Playa del Carmen’s bustling night-life is a 25-minute drive.
