Nice Hotel right on the beach
We booked for two nights for our anniversary. They did not tell us the pool was not availlable, nor the roof top bar. Nice staff, cleaning and assisting with our needs. Great location and right next door is a nice little beach bar/restaurant. This hotel must have a dinning area but it to was located next to the empty pool and under construction.

Great place for family vacation
We stayed at Villas de Rosa for a week. For water lovers, this is the place to be. Our six and seven year olds were in the ocean or pool from early morning until dinner time. We visited Tulum one day and snorkeled at Yal Ku lagoon another. From May through July, sea turtles lay their eggs on the beach. Volunteers mark and date the nests. One night we watched a green sea turtle attempt to find a site on the beach in front of our condo but was scared off by lights from some residents. On July 17 we saw the huge cavity left in the sand by a turtle, not 10 feet from our patio, as well as the tracks leading from the ocean. Unfortunately, we were unable to stay awake past midnight to actually see the deed (exhausted by too much sun and water!) The senoras who cleaned our rooms were so friendly, efficient, and talented. The kids were excited to see what new animals they made with the towels each day. They have quite a repertoire. I only have one negative. We had read a review that praised the food from the kitchen, mentioning the Beach Bar as a place frequented by people staying at other condos. We were not impressed. It was overpriced for the quality. As a result, we ate quite a few meals at restaurants in Akumal, including La Cueva Del Pescador, Turtle Bay Cafe, Taverna Akumal, Lol Ha, and for old times sake, breakfasted at Loncheria next to Super Chomak.

My boyfriend and I saw Villas De Rosa online, we were drawn to the beach location figuring we could go snorkeling and lay around and enjoy the ocean, the snorkeling is hard here, it was quite rocky and rough but the location is beautiful. We were a little less than thrilled on the food and prices of drinks but restaurants and bars were a far drive from us. We loved the staff, they recommended wonderful activities and were very easy going and helpful to us and our vacation.

Couldn't have been better
Villas De Rosas is a gem of a property of the beaten path and away from the crowds of tourists. It's a small family-run property that really makes it feel like you are a guest, treated with true hospitality. We found the rooms to be very clean and well-priced. That being said, it is not a 5-star hotel. So if that is what you are looking for go somewhere else. It is modest and simple. The property could use some maintenance work, but it suited our needs just fine. The privacy of having separate bedrooms and bathrooms with a large common living area and kitchen was nice for a group of 6. The hotel supplies filtered water jugs everyday. They have a room-service menu and baked a chocolate cake for us for my father-in-laws birthday which was delicious! There is a bar on the beach next to the hotel. The staff helped arrange and negotiate transportation to the ruins for us, coordinated a dive trip with their on-site dive center, and pointed out some local hot-spots that aren't visited by many tourists. You really don't need a car hear. We took a very long walk to Akumal Beach (where the shops and restaurants are) and a cab back. We snorkeled off the beach and saw turtles, puffer fish, and some schools of tang. And we did most of our cooking in the room. One minor complaint is that it advertised kyaks, however, it only had 1 kyak with a broken paddle. But honestly, the water was a bit choppy, so kyaking probably wouldn't have been that fun. And there was no trampoline as advertised in the photos, but I wouldn't have used it anyways.

Beautiful beach, helpful staff, great value overall
We rented a 3 bedroom condo as well as 2 separate rooms. There were 10 of us total, 7 adults, 2 teens and an 11 year old. The building was nice but not outstanding. If you are looking for a fancy, all inclusive experience then this is not for you. If you want a quiet, beautiful beach and friendly helpful staff in a simple, adequate setting then this may be what you want. Each bedroom is air-conditioned. The rooms are small and simply appointed but we did not come to sit in our rooms! The beds were large but a little hard, basically 2 twins put together to make one king or separated for 2 individual beds.. Bathrooms have large showers and are nice. Main living-dining-kitchen is roomy with plenty of room to sit, eat, relax. No need for AC because the ocean is about 10 steps away and a hearty breeze blows most of the time. Free Wifi was a big plus. Also cable TV but again we were busy enjoying the beach and snorkeling in the azure seas. The kitchen in the condo left something to be desired. The stove had to be lit with a match and was quite tilted and there could have been pots and pans in better condition but when we asked for more plates and silverware staff supplied these quickly. Good sized refrigerator plus 3 of the 5 rooms we rented had mini fridges. They have a kitchen with a nice offerings, you order and they come out to pool area with your meal. We mostly ate breakfast there and then cooked meals or ate out when visiting the many local attractions nearby. Maid service came daily and for a small fee would do your laundry too! Came in handy when we had damp, sandy clothes and beach towels. The place always smelled fresh and clean after the maid came! If you scuba then you are in the right place! They offer open water as well as cenote dives. Also have a charter fishing boat available though my group had better luck with a different charter. Snorkeling off beach was very good especially slightly to the north with many different fish to see. Beware of your feet! Hard and sharp coral under the waves caught my brother and scratched him up a bit. Wear beach shoes or flippers! Also beware of the current, we swam about 100 yards out and there was a strong pull out to sea, had to swim hard even with fins to return! Much to see close to shore. While you are there go to Akumal Beach a couple miles north. There you can snorkel gorgeous reef and see huge sea turtles grazing about 10 feet under water in calm seas. Much worth going even if a bit crowded with tourists. Another treat was the many turtle nests on the beach as well as mother sea turtles coming on to the beach at night to lay eggs. They ask that you do not shine flash lights or disturb these amazingly large creatures. We saw 2 and it was very exciting. Overall a great experience. One note is to check if they have opened the rooftop bar. It wwas closed when we went and we were not told it would be. We did have fun going up there anyway because the view is gorgeous! We traveled with a teenager with a physical disability and the staff was very accommodating. Hope this was helpful!

Great beach experience with all the conveniences.
Great location in akumal on the beach. Accommodations were spacious and prices excellent. They have a cook who will deliver meals to your own dinning room at very reasonable costs and the food is very good. The accommodations are not plush but very clean and all of the people who work there are muy simpatico.

Friends and family to celebrate my 60 b'day!!! It was grand!
I love this place!! keep bringing people back every year. this was the 3rd time I stayed at this fun, laid back and quirky place. The diving, both ocean and cavern , is great. My nephew got certified to dive and had the good fortune to be taught one on one by NatalieWe explored cenotes and ruins and can't wait to come back again next year. The cooks are creative and the food so good we only went farther afield to eat one time. they bend over backwards to accomodate people in every way.

About the neighborhood
Directions from the Cancun Airport To Villas DeRosa Head to the east (for one mile) when leaving the Cancun airport. Look for highway #307, the only highway running north and south from Cancun to Tulum (actually it continues down through the State leading eventually to the Belize boarder). Turn south (right) on #307 and travel for 65 miles (about 100 kilometers) to the bays of Akumal. Fifteen miles south into the drive, you will pass the pueblo of Puerto Morelos with one gas station and several `topes` across the hwy. A tope is a bum that will slow down or stop traffic. It is a good idea to keep your heads up at all times for these little buggers as they can tear off your muffler or transmission if you are moving along to fast over these. They will all have signs right next to them and some warnings, but the paint that they paint on these bumps are usually warn off so they are very hard to see for everyone. Next you will pass ….the fastest growing city in the Americas… Playa Del Carmen. It is 20 miles south of Puerto Morelos with more gas stations, traffic lights, etc. Stay in the center lanes to go through the city, if you want to stop at a larger grocery store, stay in the right lane section and near the end of the city to the southern side you will see a Soriana Mall (almost directly across from Sam’s Club). Then continue south 12 miles more miles you will pass the golfing community of Puerto Aventuras (with two more gas stations, one on each side of the road). Be careful of the topes on the hwy. near the people crossing bridge. Finally the last 12 miles will be Akumal. The first Akumal exit you will see is 'Playa Akumal' we are located 2 miles further south at the exit at Aventuras Akumal. At this exit, you will see a green road sign above the road that will say ‘Villas DeRosa Resort’. This exit is to your left and you will see the name Aventuras Akumal in green letters on the entrance wall also. You must pass our entrance as you will not be able to turn with the hwy. median, and drive south a bit more to just before the bridge of Bahia Principe where you will find a hwy. turn area. Here you will turn around and head back to the north to Aventuras Akumal. After finding and turning into Aventuras Akumal (the most beautiful beach in the world) you will follow a dirt road for about 1/4 mile (it will turn 90 degrees to your left and now you will see houses on your right). We are located on the center lots 36 & 37. Look for our signs for our condos / restaurant / beach bar and to the office.
