Topsail beach ocean front Queens Grant 301A : Upper level unit with direct beach access, covered deck and breathtaking views. The living room furniture has been completely updated. The master bedroom has access to the oceanfront deck. The Queens Grant clubhouse has a private swimming pool, hot tub, covered pick-nick areas and playgrounds. Also private boat slip comes with this rental.
No fault of Lloyd but we didn't get the email with the key code so we didn't know we needed to bring linens. It would have been nice to know that during booking, may have changed my mind staying there. Bedroom remotes for the TVs were missing, when we got there, it wasn't cleaned very well. We had to clean everything. The air conditioning went out and he was on top of it and had it fixed. Mr. Lloyd was amazing and kept in contact with us during the entire ordeal. The view of the ocean was amazing and loved being right on the beach. The condo is located in a perfect spot as well. Not to far from stores.

Beautiful views but a few issues
The views and proximity to the beach were fantastic and the oceanside deck the perfect place to have morning coffee and start the day. The apartment was pretty basic and that was okay. What wasn't okay was poor housekeeping before we arrived, one unusable television (no remote) and a loose shower drain with sharp edges. The owner mentioned a reimbursement for the housecleaning issue but so far that hasn't happened. Will stay elsewhere when we return to the island.

Great Views
The view from balconies my was great! We had all the supplies needed for coming quick meals. The unit is on 3 rd floor which we loved the view and did not mind going up and down the steps . Loyd was a great host and would return!!!

A great place to stay
Well this is a fantastic place to stay. The view was marvelous, the beach was just a few hundred feet from the deck and a stellar view of the ocean. The pool was great and my family had a great time. I would rent this unit again.

First family vacation
Absolutely wonderful time. The condo was clean, spacious and we loved the view. Being 60 years old, wish there was an elevator but the exercise was good. The mornings were early due to the sunrise, curtains in the room would have been helpful. Overall, we definitely want to come back to Topsail. Lloyd was a very good host and we enjoyed our stay.

Heavenly Topsail
We use to stay regularly at the Outer Banks now we are enchanted by the people and beaches of Topsail. We will definitely be returning from now on!

Made the best of it
When we first arrived we were upset that the pool was not ready like we were told it would be. However I called Lloyd’s and he apologized and attached me in a group conversation showing me that he was not lying and the pool had failed a gate inspection. The emails showed he was correct it should have been opened before we arrived. We made the best of it without the pool and having an 8 year old who can only stay at the beach so long we did lots of exploring. We did bring our bikes and did lots of riding. On top of everything when I got back home lloyd actually refunded me some money to compensate for the pool. I highly recommend renting from this gentleman. Great place and location . Couldn’t hear any neighbors and the views .... well I attached a couple

Perfect setting right on the beach-nearly perfect amenities
Nothing beats the amazing view of ocean and sand through every window. Thoughtfully furnished, with many extras (including spices and kitchen aids), it was a truly lovely place to relax and restore. Main part of unit is on top floor, and hike up and down the stairs was hard on 80-yr-olds. Also, stairs to beach had not been repaired after last year's hurricane, and hike up and down dunes was also hard. We felt we should have been told of that latter situation - especially since we asked about it before coming, and were told "it will be fine." That accounts for the 4 instead of 5.....

Can’t wait to book again!
Often times when going on vacation to the beach i worry about whether the home owner will be responsive and accommodating should any issues or questions arise. This wasn’t the case at all with Lloyd. He was very helpful and quick to meet our needs. The home was wonderful, the oceanfront view was perfect (sunrise in the morning and sunsets on the entry deck facing the marsh was a daily thing)! Can’t wait for our next stay. Thanks again Lloyd:)

We enjoyed our relaxing stay with a beautiful view!
Topsail Island, a new favorite. We enjoyed watching the sunrises and sunsets. The condo was very comfortable and the owner checked in (though we missed his call) to ensure all was well. The place was pretty clean. No smells of past visits of pets or smokers. The condo was recently painted and I think new floors. We enjoyed the friendly folk in the area and enjoyed some great food. We both recommend Quarter Moon Books and Gifts, coffee/tea/baked goods, wine bar, and a wide selection of unique items by local craftspersons and clothing, etc. We also enjoyed an evening of live music on their front patio. Twisted Sisters bakery, yummy-we tried their 'crisps' in a glass mason jar to go! Both were delicious. The Breezeway restaurant, enormous salads, fantastic peel and eat shrimp, the best hushpuppies (sweet and crunchy) all with friendly service and a view you cannot beat. Cora's deli is a must do as well, the best FRESH sandwiches/salads! I recommend the Caprese Salad! So, that is my take on Stay here and visit there. :)
