Service beyond compare, Gede & his team where wonderful. Nothing too much trouble. Location absolutely perfect - 100m walk down the gang & onto seminyak beach - so close to Gado Gado. Easy walk to Legian & markets. Easy walk to Jalan Seminyak too, great location. Rooms where huge & lovely. Pool & surrounds just wonderful - really loved the Koi pond. In house cooked breakfast & choice better than any resort I’ve been to. Couldn’t have had a better stay - this Villa & Staff are so good we’ve booked again for same time next year.

Very comfortable villa with high level of privacy, villa is equipped with great taste and gives feeling of luxury. Great water features around villa and nice swimming pool. Owner of the villa prepared absolutely great orientation materials we used all the time with activities, dining ant attractions. Villa staff was very helpful, they try to response to any request immediately. We also used massage and laundry services offered by villa and received great quality. Villa is located about 1 minute from beach (!), a longer walk, taxi or motorbike is required to get to shopping areas.

Villa Kipas has everything that you need in a Villa, beautiful pool, great location walking distance to the beach and nearby restaurants. I have recently returned from a week long stay at Villa Kipas, this was just what I needed, massages by the pool by the lovely Suri, and beautifully cooked breakfast prepared by Gede. The rooms are serviced daily and you can just sit back and relax. There is no need to leave the villa, although there are so many amazing restaurants to try, don't forget to check out the recommendations in the compendium. You can even have food delivered to the Villa by Go Jek. I'm a regular visitor to Kipas and never disappointed. The Villa is well maintained and regularly upgraded. A big thank you to the staff for taking such great care of me, especially Gede and Suri. I'm looking forward to visiting again soon.

What a great spot....yes a little noise from the road but that's what you get if you want to be a few steps from the sea and a walk to everything that Seminyak offers . We stayed in one of Neils 2 bed called Villa Teratai. Two storey. Top floor two separate rooms with own big bathrooms rain shower and plenty of storage. Well appointed and clean. Private from each other so great for two couples or family as accessed by a deck rather than internal doors. Also private from other properties around. Downstairs another toilet big open plan living dining fully equipped modern kitchen. All opening to great private outdoor area. Pool day bed lounges and small sitting area also. We loved this space and enjoyed the way it was set in such a peaceful way. Our butler Agung was just delightful. He was so keen to please. Very aware of our privacy yet always ready on time and very careful to get everything right. We were spoilt actually. Neil obviously runs a tight ship. He was on point with pre arrival advice on things to do see and where to eat. He keeps his staff and Villas in superb shape. The Villas pictures on air Bn B probably do not do it justice as it is stunning and well priced. We highly recommend this Villa.

4th time at Villa Kipas and it continued to impress. I love how close it is to everything yet is still far enough away to relax and chill out. It's close enough to some of the most amazing restaurants in SE Asia where you can choose either a comfortable walk or if you don't feel like walking a short taxi trip to some of the best meals you'll ever have in your life. I really enjoyed the proximity to the beach where you can hire a chair, read a book and chill. Mr Windi is also available at anytime to book day trips with some great drivers, we did a few of these in our stay and (even though at short notice) and were greatly impressed by the quality and professionalism of the drivers. The Villas of Excellence Group and Villa Kipas is the only place to stay in Seminyak.

We thoroughly enjoyed a wonderful 7 night stay in the villa. The communication from booking was excellent. We were met at the airport and driven to the villa where we were met on arrival. Staff were very friendly and took time to show us round the villa and make sure we were settled. Breakfast was cooked by Gadday and was always very tasty. You choose from a fairly big menu and it is ready on the table at whatever time you request. The villa is amazing. Beautiful, clean and private. Decor is lovely and the outside area with the pool is stunning. It is only a very short walk to the beach. We hired scooters through the villa which were very reasonable and great for getting round and out to dinner at night. We had massages in the villa which were great and reasonably priced. The villa was cleaned every day and we couldn’t find any fault with it the whole stay. Any questions you can call Windy the villa manager on the mobile phone which is provided. If we go back to Bali we would certainly stay at the villa again.

A beautiful place to call home for a week with everything you need. It is in a great location with just a few minutes walk to a long beach, where we went for a walk or run most days. It is also a walk or short taxi ride to restaurants, depending on where you wanted to go. The pool was a perfect and my 7 year old daughter was in it most of the holiday as were most of us. The stepping stones over the ponds were lovely and we enjoyed feeding the fish each day and it was funny how excited they would get and literally, some would jump out of the pond to greet us. The villa staff were great and it was a real treat to have a lovely breakfast cooked and ready for us each morning with lots of variety to choose from. They villa was also kept immaculate and there was an endless supply of bath and pool towels. The massages too were very relaxing and it was good to just stay home and have the treatments in the villa and they were a competitive price too, once we had received our free massages. There is also a big supermarket (Bintang) that we walked to which was 20-25 minutes away to stock up on snacks and beer etc and it was competitively priced compared to the smaller ones close by. We would walk there and get a taxi home for a few dollars. Neil was very helpful throughout the lead up to our booking and always responded promptly and answered all my various queries. Thank you Neil and the villa staff for a truly relaxing and amazing holiday.

Villa Kipas is all that you want in a villa. Awesome location, very nice villa and well serviced. Walking distance to all the nearby restaurants and the beach. Villa set up is excellent for 2 couples. Heaps of space and awesome pool. Would definitely stay again.
