The Farmhouse itself is a 17th century thatched cottage (although the oldest section of the cottage was recorded as being in existence as ‘Netherway Farmhouse’ in a survey of the village undertaken in 1585). Netherway Farmhouse was carefully refurbished in 2018. In keeping with its character, a new kitchen was installed with new appliances and exposing the original stonework. The original pantry was reinstated and a new utility room created with a downstairs toilet. Upstairs there is a new bathroom suite with separate bath and shower. At this time a 4th bedroom was added to the third storey with an ensuite shower and toilet. The refurbishment preserves the same homely feel of the farmhouse but gives our guests more comfort and facilities.
The old barn was completely renovated in 2019 with a new oak timber A-frame structure to replace the beams that were beyond repair. It remains a listed barn because of the ancient cob-wall at the back which has been preserved and carefully lime-rendered. Internally we have tried to retain the character of the barn while at the same time providing modern comfort and a spacious feel to the property.
Netherway Farmhouse is one of 25 listed buildings in the conservation area of Okeford Fitzpaine, one of Dorset’s most attractive villages exhibiting rural charm and relaxed pace. The cottage and barn are available for weekly bookings. Please note that our changeover day is a Friday.
10 good reasons to stay at Netherway:
1. Spend your holiday in what we believe is the best village in Dorset! (Indeed Okeford Fitzpaine won ‘The Best Large Village in Dorset’ award in 2018.) The cottage is in the conservation area of this beautiful village.
2. The cottage is in the heart of the beautiful Blackmore Vale with amazing walks direct from the cottage, stunning views and a variety of activities.
3. Okeford Fitzpaine is in striking distance from the coast; the Jurassic region around Weymouth and the sandy beaches Poole are roughly equidistant and under an hour. To the north Stourhead, Shaftesbury and Sherborne are conveniently situated.
4. Relax in the comfortable oak beamed lounge, with inglenook fireplace and a log-burning stove, many preserved original features but also with modern comforts, broadband, and Smart TV.
5. The Royal Oak pub is only a few doors down; a really good traditional and friendly pub with log-burning fires in the winter. You will receive a friendly welcome here. It is also dog-friendly.
6. Enjoy a perfect night’s sleep in Netherway’s bedrooms, each with its own character and charm. Lower Street is quiet and peaceful and a popular thoroughfare for cyclists and horse riders.
7. The whole family can enjoy the large secluded garden. There are some ancient apple trees, extensive flower beds, patio areas as well as a large lawn area where ball games or a game of croquet can be enjoyed. Younger children can enjoy the recreation ground opposite.
8. For al-fresco dining there is a large wood-fired oven in the garden where guests are welcome to try cooking their own pizzas or may be a slow cooked piece of lamb from a local farm shop. There are 2 al-fresco dining areas- one near the oven and a 12 seater dining table at the back of the cottage.
9. The village is an ideal place for many outdoor activities. Walking around the local countryside and across the hill ridges is recommended. Views from Okeford Hill back towards the village are superb. Okeford Fitzpaine is on the Dorset route and near a local mountain bike trail-way. On a calm day you can see the hang-gliders descending from Bell Hill.
10. At the end of a long day enjoy the lack of ambient light by watching the stars on a cloudless night from the patio, or listening for owls in the nearby wood. (We find this is also a good excuse for a nightcap!)

We booked Netherway Farmhouse and Barn for our annual family retreat and have to say it was absolutely perfect. Corie and Dave are wonderful hosts, communication and the information provided ensured a trouble free and enjoyable stay.
Both properties are beautiful, were spotlessly clean and well equipped. We used the BBQ and Pizza Oven sited at the bottom of a large cottage garden where there is additional seating .
The village is lovely and the pub and shop friendly.
We will be booking to stay here again.

Wonderful place to stay
A great house and barn for family gatherings, lovely village and pub. Pets welcome
and our dogs enjoyed their stay too.
Close to so many great places to visit not too far to a beach, wonderful walks and cycling tracks. The owners were very welcoming we will go back again

What a gem!
Netherway Farm House and barn is absolutely beautiful. Brilliant location for local visitor attractions and towns.
Extremely well equipped. My grandson had a wonderful time making pizzas to go in the pizza oven!
So many walks and cycling from the door of the property.
Dave and Corie were such helpful hosts giving advice on local running and cycling routes.
We will definitely look to book this property again.

Idyllic
What can I say that hasn't already been said? We hired the cottage and barn together for a belated family Christmas and it couldn't have been better. Corie even kindly put up a tree and some decorations for us.
The layout worked perfectly for us and everything we needed was to hand. Nice fluffy towels and crisp bed linen provided and also a voucher to use in the village shop, which was a very touch. (The shop is well stocked for its size and the items we purchased were reasonably priced).
The weather was rather hit and miss when we stayed, but the gardens were well looked after and gave the little ones space to run about. Netherway is in a very picturesque area and it is well situated for exploring all that Dorset has to offer.
Thanks to Corie and Dave for being such good hosts and I'd like to think we'll be back one day.

What a Find !!
A beautiful property in a picturesque village, with helpful, informative and welcoming hosts. We couldn’t have asked for more.
It was perfect for 3 generations of the family to celebrate a big birthday together.
The Barn was ideal for my husband who uses a mobility scooter, and we were all able to enjoy the ‘Secret Garden’ in the lovely warm sunshine.
We would love to stay again.

Fabulous cottage in a beautiful village - highly recommend
We recently booked both the farmhouse and barn for a two week stay. We were a party of four adults and two teenagers so booking both properties gave us masses of space with the adults in the main house and the teenagers in the barn. Booking the two properties together meant that there were enough areas and hideaways to enable people to be separate when they want to be and come together communally at other times. Both properties are equipped and decorated to a really high standard.
It's in a wonderful location but to be honest we hardly left the village - we had a wonderfully relaxing time just occupying ourselves around the house and barn and with the occasional visit to the pub. We were super fortunate with the weather - virtually no rain at all and day after day of sunshine - so we spent most of our time in the hidden 'secret' garden at the back of the barn, a great space for games or just sitting and relaxing.
Corie and Dave are wonderfully responsive and generous hosts. They live locally so are able to help out if you have any questions but are happy to leave you to get on with things if that's your preference. I really can't recommend this property highly enough. We would definitely stay here again.

Perfect Holiday Accommodation for Extended Family
Set in the pretty village of Okeford Fitzpaine with a pub and shop nearby, this thatched 17th century farmhouse and modern barn conversion provided ideal accommodation for our summer holiday.
We were impressed with how comfortable, clean and well equipped the property was. The lovely big garden was enclosed making it a completely safe space for children. There was even an outdoor pizza oven which, under Dave’s tuition, was fun to use and very successful!
The owners, Corie and Dave, live nearby in the village and were always amazingly responsive before and during our stay there answering any questions and with suggestions of places especially suitable for the age range of the children.
We loved the beautiful Dorset countryside, nearby pretty villages and our trips to the coast at Studland Bay and Lulworth Cove. We all agree that we were lucky to have found Netherway!

Wonderful warm Dorset welcome.
Accommodation extremely comfortable and very high spec, spotlessly clean.
