More information The space We are luxury B&B situated on the edge of the picturesque village of Lympstone in East Devon. We have three well appointed rooms all tastefully furnished to the highest standard. The Devonshire A spacious light and airy room with King size bed and en-suite bathroom with bath and shower over. This room can also be made up as a twin, family or triple. A comfortable sofa bed may accommodate one adult or up to two children aged 12 and under. There is an additional charge for triple/family occupancy. The Hereford A spacious light and airy room with a Super-King sized bed and an en-suite bathroom. This room can also be made up as a twin or family/triple. A comfortable sofa bed may accommodate one adult or up to two children aged 12 and under. There is an additional charge for triple/family occupancy. The Dexter A ground floor room with a Super-King size bed or twin beds and private shower room opposite. All our rooms are complete with crisp cotton linen, white fluffy towels, complimentary toiletries, hairdryer, flat screen TV, hospitality tray, free wi-fi and USB charging points. Guest access Private sitting area in the conservatory Sunny garden and patio area Free parking and wi-fi Electric car charging point (charge applicable) Iron and ironing board available by request. Interaction with guests We are a luxury B&B and personally welcome all our guests into our home. We will be available throughout your stay should you need us. You will be given a key to your room and the main front door and are free to come and go as you wish. We have excellent knowledge of the local area and are always on hand to recommend places to visit or places to eat. Other things to note We have plenty of free off-road parking for all our guests. Covered area for bicycles and/or watersport equipment storage Free wi-fi. Electric car charging point (charge applicable) We have a small well-behaved dog who is not allowed in the guest areas.

Out of courtesy to our other guests we are unable to accept children under the age of 10. Children aged 10 and over are welcome. We can offer accommodation in our holiday cottage to families with young children. Out of courtesy to our other guests we ask that noise is kept to a minimum between the hours of 10 pm and 7 am. Check in is from 4pm. Check out is by 10.30 am. Guests are welcome to leave bags with us.

Great place to stay in Lympstone
We stayed here overnight while visiting family. B&B was great - really nice spacious room, very clean and well decorated. Hosts were very friendly and accommodating, and breakfast was delicious. Highly recommend and would stay again!
