This 100-year-old tobacco barn and farmhouse is a generous country retreat in very pretty area of rural France that is steeped in history. It offers charming, comfortable, private and spacious accommodation set in 2,400m2 of tranquil countryside. This is the highest house in the Tarn et Garonne and the views from every part of the property have to be seen to be believed. On a clear day you can see the Cantal mountains 120k to the north and the Pyrenees 200k to the south. The romance of the sunset over the terrace is something not to be missed. Since you can’t see another neighbour from the house it is very private. The original house and barn built in 1896 and 1901 now form one building and were converted to this five-bedroom luxury home by the present owner. 4 ensuite bedrooms lie within ...This 100-year-old tobacco barn and farmhouse is a generous country retreat in very pretty area of rural France that is steeped in history. 4 ensuite bedrooms lie within the main house, with an additional bedroom and sofabed situated within a gite annex. The house is well-equipped, with comfortable beds and Egyptian cotton bed-linen and towels. The main floor creates a huge living area, ideal for large groups and includes a large conservatory, swimming pool, hot tub and multiple terraces and gardens. There is plenty of parking plus optional garaging. This property’s size makes it ideal for special events or reunions. Special interest groups such as artists, writers and alternative therapies will enjoy the light, space and tranquility. Children (and adults!) can make as much noise as they like- there are only cows to hear. The stunning countryside and quiet winding roads make for interesting and fun driving. The house makes an ideal base as there is plenty of parking and garaging is available for touring cars and motorbikes if required. There are also plenty of walks on the doorstep and the house sits just above the PR2 Promenades et Randonees routes that are found throughout France, making the house a perfectly situated for two and four-legged walkers alike. All in all, this sumptuous home provides ideal accommodation for a short break away from the pressures of city life just as much as it is perfect as a base for a longer holiday exploring the region. THE LIVING AREA The first floor is a light and spacious social area with plenty of space Large well-equipped double-height kitchen with dishwasher and dual-fuel wide oven, multi-function microwave and American-style fridge-freezer Spacious living room with TV (freesat in English) and a Chromecast to allow you to connect your devices to the TV. 5 person hot-tub and terrace with far reaching views, a great place to watch the stars as there is very little light pollution here 36m2 conservatory which could also be used as an artists’ work space or yoga/pilates sala. Pool-dining table. 2 outdoor dining terraces 7.5x 4m swimming pool and west-facing sun deck, making it a real suntrap and the perfect spot for a sun-downer OFFICE There is a small office for those who want a private space to keep in touch with the outside world. Free Wi-Fi throughout. MASTER SUITE BATHROOM multi-head shower with views of the Pyrenees on a clear day! His and hers sinks. Jacuzzi bath with audio input. Sunsets. BEDROOM super king bed with Jensen mattresses, ample wardrobe space and stunning views to wake up to. KING SUITE King size bed. Ensuite bathroom with large bath. TV with freesat. Sofa. Outside seating area. THE RED ROOM Super king 4 poster bed. Ensuite shower room. Sofa. Outside seating area. THE WEST BEDROOM Two single beds. Ensuite shower room. Outside seating area. THE GITE A self-contained cosy apartment adjoining the main house. Open-plan living area with kitchen (oven, hob and microwave), living and dining areas. TV with freesat. Upstairs shower room and a bedroom that can be arranged as two singles or a large double bed. A convertible sofa bed (180 x 118cm) ideal for children or teenagers accommodates 2 more guests in the living room. Courtyard garden and sunbathing area. OUTSIDE The house is on a quiet lane surrounded by uninterrupted views over farmland, it's very tranquil and private-you can't see another neighbour from the house. In the gardens you will find a former bread oven in the shade of a very happy fig tree and apple, pear, cherry, plum and peach trees in the small orchard. In the autumn the loudest sound you can hear is the chestnuts dropping. You can-see wildlife in abundance -birds of prey, herons, owls, bats, deer, even the occasional wild boar. The climate is warm in the summer and clear and crisp in the short winter We enjoy a late autumn and early spring making it an ideal early or late season break. There is a good choice of restaurants locally and a Michelin-star restaurant at Belcastel for those wanting something special. The house is in the heart of Bastide country (walled towns) on the Tarn et Garonne/Aveyron border. The Aveyron has the most 'Plus Beaux Villages' (villages of outstanding beauty) in France. The area is rich in history and stunning sights with plenty to explore. More
