Beautiful new build cottage (2015) on Rutherford Island looking out onto John's Bay. The 'Boathouse' has two spacious bedrooms upstairs along with a bathroom with tub. Window seats on either side of the fireplace add more seating to the living area.
There is a laundry room with deep sink and washer/dryer off the kitchen for your convenience. All towels and linens are provided.
There is wifi and a roku media player for entertainment. We have two sea kayaks that you are welcome to use. The harbor is around the corner, just a 10 minute paddle away. There is a propane grill that is hooked into the house supply-no running out! We are right on the water with a nice dock that can accommodate a few chairs at cocktail hour.
We have a friendly dog who roams the property. Your well-behaved dog is welcome. Housekeeping is included in the rate.

If you’re looking for a beautiful, peaceful seaside vacation stay, complete with access to two kayaks, the “Boathouse” is your destination! Conveniently located minutes away from the delightful South Bristol fishing village, where lobsters and clams are readily available at the local pound and deli, another short drive will take you into town, Damariscotta, for great shopping and restaurants.
Meanwhile, back to the Boathouse…Though tucked away in a wooded area, the house is just up the lawn from the ocean and the charming and gracious owners (accompanied by their wonderful dogs) go out of their way to ensure you are well accommodated with basic supplies, (including paper goods). The kitchen is fully stocked with utensils, dish- and drinkware and the ever-useful microwave to compliment the gas stove. The laundry room features an efficient washer and dryer (no more trips into town to use the laundromat!) and laundry detergent is supplied. The living room fireplace comes well-stocked with firewood. There’s even an outdoor gas grill, which we used often, on the ocean-facing small Boathouse deck, which is delightful to use for outdoor dining or just sitting and enjoying the sea view or while reading a good book. (If you can’t quite wean yourself from your electronics, WiFi is available and the smart tv has a Roku.) Also, there is parking space available for two cars in front of the Boathouse garage or in the garage, if need be.
We’ve been returning to the Boathouse every summer, complete with a small dog, going on five (or six?) summers and plan to continue doing so indefinitely. So, we clearly are a bit biased in our review and thorough enjoyment of this hidden gem in mid-coast Maine.

Beautiful and charming boathouse cottage
Our family had such a memorable vacation staying in this beautifully remodeled boathouse (cottage). Sean and Monica designed this vacation home to have everything a visitor needs and then some. They were wonderful hosts and we enjoyed swimming from their dock, sunsets and just relaxing and enjoying the view from their adirondack chair. The Village of Damariscotta is nearby with wonderful shops and restaurants. Booth bay Harbor, a family favorite, is a 40 minute drive. We took a light house cruise out of the harbor which was a lot of fun. We also enjoyed visiting Camden and Lockport. Closer to the boathouse are Larson's lobster pound (one of the best lobster rolls we had and we sampled many) and Round Top ice-cream (our favorite ice cream in Maine). We hope to visit again soon!

Peaceful, relaxing, quintessential Maine
Spent the first part of September at the South Bristol Boathouse and enjoyed every minute of it.
This area, South Bristol, is what I would consider the quiet side of Maine. Not a lot going on locally with few restaurants or other commercial properties. Being September some local businesses were closed as well. But it's picturesque, quiet and nice for hanging out, morning walks and just enjoying the area.
The town of South Bristol is tucked out of the way but it's a great place to relax, hike and take day trips from. So if you're looking to get caught up in the more commercial side of Maine, this area would not be a good fit
However, if relaxing in a lawn chair reading a book while overlooking the bay as the sailboats glide past, grilling out on the deck after a day of hiking or, having a nice fire on a cool night, then South Bristol Boat house hits on all those elements.
Sean and Monica did an excellent job rebuilding the cottage and it's a wonderful and almost brand new space to spend your time in Maine. Every room from the kitchen to the bedrooms is well planned and pretty perfect. It's a quality build cottage with nice finishes and comfortable furnishings.
One criteria for us in our search for a cottage in Maine was a wood burning fireplace. South Bristol Boat house did not disappoint and the fireplace in the living room worked well and the garage is well stocked with dry firewood that needs little to get a nice fire going. (we had a fire every night)
Sean and Monica were great hosts and advertised their property accurately which is always appreciated when booking long distance. We look forward to visiting again.

Beautiful location, lovely home, fabulous owners
We had a very short trip to Maine's Mid-Coast and could not have chosen a better location! The house was comfortable, well maintained and equipped, and beautiful. The owners, Sean and Monica were attentive, friendly and made our stay simply wonderful. We will return and would highly recommend this home to family and friends.
