The living room features three comfortable sofas. There is also a reading nook with an occasional chair and table. Sit back and enjoy a television program on the 42' flat screen TV and Spectrum cable or gather the family for a movie on the BluRay / DVD player. You can also listen to music on the stereo with CD player or the iPod docking station. For the families that enjoy video games, we have provided a Wii console for your use. Step out of the living room into the pool / spa area. There is a covered lanai with a table and 8 chairs for outside dining or snacks. Or you can soak up some sun on one of the poolside chaise lounge chairs. Adults and kids alike will love the pool and spa of our villa. Jump in the pool and cool off after a long, hot day or relax with a cold drink while soaking in the therapeutic spa.
The fully equipped kitchen has everything you could need to prepare full meals for the family. All of the appliances are modern and brand new. The breakfast nook has a high table with seating for 4. There is also a counter eating area for a quick bite to eat. If you like a more formal dining experience, there is a separate dining area for the whole family. For the family that likes to BBQ, we can provide one for your use. If cooking on vacation is not your thing, don't worry; there are many dining options just minutes from the house.
Both master bedrooms feature 37' flat screen televisions with DVD players, and Spectrum cable boxes. The 2 Queen rooms have Roku devices and Queen size beds. The Twin bedrooms also have in-room, flat screen, cable televisions with Roku device and DVD player.
The home features a well-equipped game room. Spend some time playing foosball, or make use of the air hockey table. There is also a poker / card table in the game room. We offer free, in-home Wifi and unlimited calling throughout North America.
For the Golfers out there, the world-class Champions Gate Golf Course is less than 10 minutes away, featuring two courses designed by Greg Norman. And, with at least 10 more courses in the area, you could play a different one each day of your vacation. We offer clubs for use for free, just notify us and we will be glad to leave them out for you.
Our Villa also has a laundry room with a washer / dryer, iron and ironing board. We have also included hair dryers and alarm clock radios for your convenience. In the case that you are traveling with a small child, we have provided for your use, a crib with bedding, a pack and play, a high chair and a single and double stroller. 6 Bicycles have been provided for guest use.
There are 2 fishing poles and tackle free for your use at the nearby stocked lake. Just notify us and we will be glad to leave them out for you.
The clubhouse features a heated, zero-entry pool and hot tub with sun deck, chaise loungers and cabanas. It also has a gym, playground, sand volleyball court, putting green and basketball hoops that are all available at no charge for guest use.

Interaction with guests: Your payment includes the use of all amenities of the home between your reserved dates. The rental cost also includes the use of the clubhouse and all of its amenities within the normal operating hours (currently 9am – 9pm) of the same. This includes the clubhouse heated pool and hot tub and exercise center.
There is a guard at the gate to enter the Aviana Resort Community. Upon entry, you will proceed directly to the house with no need to check-in with anybody. You will be provided a door lock code to enter the house.
Should you encounter any issues during your stay, our Management Company is available 24hrs a day for response. You will also have the homeowners cell phone number if you prefer direct contact.
Honestly, the area and place are ok. The beds are not comfy, the air hockey is broken. The strollers are both broken. If ya get pool heat you will smell nothing but gas the whole time which is scary. The train goes by at 3am and rattles the whole house. And the train goes by multiple times during the day. The pool was dirty amd green with algae on the bottom. Pictures were nice but deceiving. I will find a diff place to stay next time i am in town. The pack and play is stained and sheets were filthy. I just had my child sleep in bed with me. Just an ok place.

Sorry for the issues you encountered. They will be addressed promptly.
Unfortunately,guests do break things and not tell us. I can say with all honesty, these items were not broken during our last visit to the house in June. The pool company does come once a week to clean the pool so I am not sure what the issue was but I will forward your comments to my Management Comapny.

My best friend and I stayed at the home away villa with our families. We each have 3 children aging 5, 11, 15,17,18,21. We had the perfect amount of room. The home was clean and had everything we needed. We can't wait to book our next trip.

Met expectations
We normally stay in hotels while on vacation; however, for a family reunion we rented this villa. I did my due diligence researching places and was thrilled upon arrival that the home was exactly as reflected on the website. Every room was clean, which was most important to us. Proximity to stores met our needs as we had an infant in our party. We were so busy, we did not have opportunity to utilize pool. We have an issue and called property management, who promptly came out and addressed issue.
Overall, this was a great place to come "home" to each night. We will refer friends and family and stay should we vacation in the area again.

College Baseball Spring Break
We found the house well equipped and centrally located to the theme parks for my nephew and close to the Ball fields my son's College Baseball week. Enjoyed the pool and spa every chance we had. Jumped out of my skin while cooking on the grill and the train came through. The club house worked out great for us to have a gathering for the players and parents as well. Thank you to Nick and his family for making sure we had everything we needed.

Terrific Family House with all amenities.
This house had all the game extras and ample dishes, pots, pans and appliances. Easy to hit up all the theme parks in minutes and take in the numerous nature preserves and state parks in the area. Bok Tower is well worth a visit as are the state parks.

Beautiful home
The home is very beautiful and well furnished for what you need for your vacation. The pool is perfect after days at the theme parks. An open floor plan made it feel like everyone had lots of room. It felt like it was another home. The convenience of the washer and dryer made a plus on our trip. I definitely would consider renting this home again in the future.

This 5 bedroom, 4 bath home was just perfect for our family of 4 adults and 2 children. Plenty of space inside and out. It was extremely clean and everything in good repair. I dealt directly with the owner, who was very helpful, courteous and patient with my questions. The location was close to all the attractions. We had warm weather so thoroughly enjoyed the pool. About the train... we did know about it before renting..it is literally in the back yard and can be an issue at 2:00 am...some of us heard it and some didn't..it's not a show stopper for us as we would definitely rent this home again.

Nice gated community.
We really enjoyed our stay in your villa. When we did contact you about something, it was taken care of immediately. Loved the gated community. We would have liked to know that there was a train right behind the house that went by 3 times a day. Liked the fact that we were so close to everything by car, such as Orlando, Downtown Disney, Universal City Walk and Old Town in Kissimmee. Definitely would recommend your villa! Thanks again for a wonderful stay.
