Located in the exclusive gated community of Aviana which offers a peaceful setting, just 15 mins from the Disney/Universal Parks and only a few minutes away from local shops, supermarkets, and restaurants. Check-in is anytime after 4pm on the date of arrival. There will also be an extra cleaning fee if this has been approved. We kindly remind you that this is a self catering vacation rental. You'll be provided with some starter dishwasher tabs,1 laundry tab, hand soap and 1 roll of toilet paper in each bathroom before you arrive. Any additional consumable items such as the items just mentioned along with, shampoos, laundry detergent, paper towels, extra trash bags, salt/pepper etc. are the guests responsibility. Living and Dining Area Spacious living room and dinning area, fully equipped kitchen with all utensils including pots, pans, toaster, microwave, refrigerator-freezer, cooking range, dishwasher etc. Dining area plus a table and chairs on the patio for eating outside by the pool. Washer & dryer, towels & linens. Bedrooms 1st Floor Bedrooms Bedroom 1 - King size Bedroom 2 - Queen size Bedroom 3 - Twin size X2 Bedroom 4 - Twin size X2 Pool Area Relax by the pool, plan a family Bar-B-Que, or watch the sunset while sipping a cool drink by the poolside. The pool can be heated upon request and for an additional charge of $35 per night. If purchased, pool heat must be confirmed prior to arrival and must be booked for the entitre stay to avoid being charged extra for a trip fee. Pool heat will be set up to turn on in the morning and switch off late in the afternoon. This schedule is set because electric heaters work by pulling heat out of the air, and this cannot be achieved at night when the temperature drops below a certain threshold. As such, your morning swim will likely be a bit chillier than in the late in the afternoon. At best ...the pool heater will warm water to 12 degrees above the air temp. Cool nights will inevitably result in colder pools the next day. Dramatic drops in temperature may also result in optimal temperatures not being reached. In these situations beyond our control, neither the homeowner nor Easy Choice will be held liable for unfavourable pool temperatures. Games Room Game Room available pool table available Community The resort clubhouse is over 6,500 square feet, and is surrounded by a large sparkling guest pool, splash area (for the kids), a tot-lot and sand volleyball court. Inside, the clubhouse will feature a cyber cafe and video arcade, fitness center, guest gathering room, and reception area. Aviana Resort is located on US 17-92, approximately 5.9 miles south of the Champions Gate 1-4 exit, just a 15 minute drive from Walt Disney World. All guest must part in driveway and not in the street which is a tow away zone. Any cars that do not fit in the driveway will have to park at the clubhouse.
