Lovely property
A smashing place to stay! Comfortable, cosy and roomy house. Good location for visiting several towns/visitor attractions in the Borders. Great kitchen and dining room giving a relaxed feel to shared meals. The playroom was a bonus for our teeny. The only reason I didn't award five stars was that one of the double beds was so hard the person using it had disturbed sleep.

Brilliant stay, everything we needed and beautiful part of the world ! Alnwick castle , floors castle, Kelso, Bamburgh, lindasfarne abbey and so close to Edinburgh !

Fantastic roomy cottage
Big, roomy, well equiped holiday cottage, Very comfy and quiet. Lovely enclosed garden with nice viewing spot over countryside. I highly recommend this property.

A perfect place to relax
Another great stay at the lodge, with sunshine from start to finish. The property is much bigger than it looks in the pictures and the overall setting is perfect for a relaxing break, whilst only being minutes out of Kelso.

Excellent. Well situated, greatly appreciated, first rate.
We come to Tweed for the fishing, Kermains is perfectly situated for middle Tweed. The house is well appointed and suits our needs in every way.

Fabulous family reunion
Kersmains is the perfect spot to unwind, enjoy the peace and quiet and still only a stones throw from Kelso. Well appointed, extremely comfortable and everything you need is on hand to self cater. We were delighted with the space, and had a fabulous family reunion, travelling from New Zealand and USA to celebrate a very special Christmas together as brothers and sister at Kersmains. Thank you Ashley and Simon, a great place and service. Lots of very thoughtful touches.

BEAUTIFUL & RELAXING too
This is the perfect place for a relaxing family holiday you have your own space to have fun & a garden to play in as well. The house is well laid out and there is lots of space for everyone. Thank you Ashley we had a great time. : ) I would definitely recommend your home to my friends.

Relaxing way to welcome the New Year!
We have just returned from our stay for 4 nights and we had a fabulous time. 2 adults, 3 children (aged 5-10) and a small dog. The cottage has a real homely feel to it and we would of loved to have extended our stay if we could. Very well equipped for families and the kids loved seeing the sheep first thing every morning (so did I!!). We will certainly be looking to visit again in the future. Thanks to both Ashley and Simon!

Perfect family cottage
Ashleys Cottage was and is amazing, the perfect size for our family holiday 5 adults, 1 toddler, and a baby. The location is perfect not too far from Kelso and close to train stations to get a direct train into Edinburgh. The cottage was very clean and had welcome pack inc coffee... which was very much appreciated after our long drive from London. I could not find any fault in the property or with the level of care received from Ashley, I highly recommend this cottage and would stay again if ever back in Kelso

About the neighborhood
With Floors Castle, Scotland's largest inhabited castle nestled nestled on the outskirts of Kelso among acres of stunning estate land, it provides a must-see attraction for visitors to the area, along with its' delectable little cafe, garden centre and gorgeous gardens. The Scottish borders also boasts many of Britain's best cycle routes, country houses and of course our famous 4 abbeys steeped in ancient history. During the Spring and Summer months, the River Tweed is alive with fishermen making the most of some of the world's best salmon fishing spots, and the walks along the riverside will just take your breath away. The famous Melrose Rugby 7s tournament takes place in April and brings teams and spectators from around the world to battle it out for the much coveted title of Melrose 7s Champions, and the town is also host to the well known Borders Book Festival in June bringing many famous authors and entertainers to Harmony Garden. Kelso as a market town hosts a farmers market in the cobbled square on the last Friday of every month where you can sample the finest foods from local producers and of course take some home! There is so much to do and see in the Scottish Borders at any time of year that visitors are very rarely disappointed.
Getting around
The Lodge sits on our farm, just 3 miles from Kelso so a car or bike is the best way to get aroujnd from here. There is however also a beautiful riverside walk from the farm to the outskirts of Kelso which many guests love to take, and it's perfect for a lazy Sunday afternoon where they may wish to have a spot of lunch in one of the cafes or restaurants before meandering home. We are also close to Tweedbank Station on the Borders railway should guests fancy a day up in Edinburgh seeing the sights. Other local towns including Melrose, Jedburgh and Galashiels are all within 20-30 minutes drive and Berwick Upon Tweed is approximately 40 minutes from us.

How to get there
From Kelso; Take the road from Kelso to St Boswells on the A699. Follow this for approx 2.5 miles then turn left for Roxburgh and Nisbet. Kersmains is 1 mile along this road and is the first farm on your right hand side. Getting there by railway:- Nearest railway station is Berwick Upon Tweed travelling from the South, or Edinburgh if travelling from the North. Getting there by aeroplane:- Nearest Airport, Edinburgh Airport. 1 hour 10 mins drive to Kersmains. Follow the City Bypass heading South East, then exit from the A720 for Jedburgh (A68). Follow the A68 to Carfraemill then take first exit at roundabout onto the A697. Continue until the junction for Kelso on the A6089 and follow this road to Kelso. From Kelso, follow directions as above. Getting there by ferry:- By Ferry from Ireland, nearest port is Stranraer. Follow A75 from Stranraer through Dumfries and towards Annan. Take right hand exit after Annan for Kirkpatrick Fleming (B720). Follow this road to end, and turn right for Langholm on A7. Continue on A7 through Langholm and continue to Hawick. From Hawick follow A698 to end, then turn left onto A68. Take first right turn from here, onto B6400 and follow to Nisbet, turning into the village and following road to Roxburgh. Bypass the village of Roxburgh. Kersmains is the 2nd farm on your left after Roxburgh village.
