Comfortable and Spacious holiday home
The property was very comfortable and spacious, finished to a high specification making is a joy to live in. The fact of a second property on the site makes it very attractive for holidays with an extended family and the grounds would make it ideal for a large group. It is situated very close to Kelso which is a lovely border town and is accessible for Edinburgh (we were there for the Festival), although it is about an hour's drive.

Lovely Cottage well furnished, clean and comfortable, great beds
This lovely cottage is very spacious and has all mod cons that are needed, it was lovely and clean and well furnished. Lovely en-suite and all newly fitted out. Its in a good situation and has private parking, its in a nice quiet village it has great views. Great location for the Racecourse and golf courses and fishing. The eden water meanders through the garden. Ideal place to relax or use for a base to tour The Scottish Borders.

Great and exactly as described
We stayed for the weekend and it was home away from home. Well equipped and furnished. It was perfect for what we needed which was a base to attend a nearby family wedding.

Well-equipped and spacious converted Smithy in ideal location to explore the Borders
We spent a comfortable Christmas in this well appointed converted Smithy. There was plenty of space for 6 adults and 2 children. A particular highlight was the superbly appointed kitchen with vaulted ceiling and fabulous range cooker which made cooking Christmas dinner for 10 a breeze. Lovely location overlooking the river Eden in the tiny village of Ednam but only 2 miles from Kelso and the delights of the beautiful Scottish Borders. Highly recommended.

Excellent experience
This cottage has been converted and finished to a very high standard. It is bright, spacious and comfortable in all aspects. The location is very near to Kelso (a small town with very few "chain" shops) yet enjoys the quietness of the countryside. There are many interesting places to visit and is within half an hour's drive of the Border Abbeys and other small towns. The coast is about forty minutes away. We would have no hesitation in returning to the cottage or recommending it to friends.

Comfortable cottage, convenient for Scottish Borders
A clean, tidy, comfortable and well equipped cottage in a pleasant situation with a stream and bridge at the bottom of the garden. It is central for visiting stately homes, abbeys and gardens in the Scottish Borders and conveniently close to Kelso with shops and a large supermarket.

Superb house with every comfort in a beautiful location
With mobility problems, I had rejected many other properties advertised because of the difficulty of access. The Old Smithy is a real gem! There is one tiny step at the front door which is no problem even for a wheelchair. The house is a sympathetic reconstruction and extension of the original smithy, and is beautifully furnished. The bright open-plan kitchen has an American-style fridge/freezer and the cooker has six burners - not that we were inclined to put them all to use! The adjacent sitting area has two comfortable sofas and French windows which look out over the garden to the fields beyond. The beds are all extremely comfortable, and the shower in the en suite in the bedroom with a king-size bed is virtually walk-in. The grassed area in front of the house is furnished with a substantial table and benches and, again, is very easily accessed.
I am confident to recommend The Old Smithy as a delightful base from which to explore the many and varied attractions of the beautiful Borders area.

Classy self-catering accomodation in a lovely spot.
Great location in the lovely Scottish Borders. Ideal for outdoor pursuits, a base for exploring the south of Scotland or Edinburgh. Only slight moan; the central heating pipes are noisy ;-)
