Great Location and Property for a Small Group
Great place to stay with a small group (we had 3 couples in our group). The view is amazing (although there was a crane partially blocking some of our views due to construction on house below/in front of us, but still great views). Walking distance to Dubrovnik Old Town and great way to relax for a small group that is more affordable than the pricey hotels farther away, or hotels closer to Old Town with no views. Just be aware, there are ALOT of steps to get to/from Old Town :). Overall great place to stay and would recommend it to any group that wants to stay near Old Town and have great views of Old Town and the water!

Rude arrogant company
we stayed in Hedera Estate A8. It was lovely apartment with sunning views of Dubrovnik and Lokrum. Sadly ruined by a massive crane in front of the balcony as you can see from the pic, not only was it an eye sore but the arm of the crane moved around and virtually touched our balcony. Building regulations prohibit noisy building works during peak holiday season. sadly the owners and management. clearly did not enforce these regulations with the authorities and we had constant noise from 8 a.m. with lunches on the balcony ruined. firstly Hedera's sales manager did not believe us and was not prepared to send anyone to check this out, so we submitted video evidence, then we were accused us trying to blackmail them into offering us some compensation! (just a sorry would have been nice) It is unbelievable that any respectable company offering holiday accommodation could treat their clients in such a way. please anyone who has booked accommodation here check with the management that their is no crane or building works, and if there is I suggest you cancel. a shame this ruined the week of the build up to our daughters wedding. would definitely not recommend Hedera Estate. 1 star company.

Amazing view, walking distance to old walled city. Gorgeous sunsets every night
Very clean and well maintained property. It was as advertised, with walking access to old city (down a long staircase that was a new adventure each day), Although we were told to take a cab to come back, we found it easy to go back the same way we came: up the stairs, which we found quite feasible even at the end of the day. ..and great exercise. Though the apartment was clean and comfortable, there was a sewer smell in the master en-suite whe we arrived, that faded after we called to report it. Not sure what that was, but you may wish to sniff around before the hostess leaves. Also, there was a scarcity of cooking utensils, no cheese grater, not even any salt or pepper which we had in our other 2 rentals...disappointing to have to buy basics like that for the last 3 days of vacation. WARNING: The parking is up another flight of stairs, and the allotment is not very large. We had a van and were side-swiped on our last night. Finding a hit-and-run with a rental car is not a nice way to end your stay. In retrospect, maybe we should have requested alternate parking arrangements. In the interest of completeness, I will finally mention that although we found this apartment on vrbo, it is managed by an agency. Picking up keys and final payment is at the agency's location, a good 20 minutes away. While it is nice to have someone to follow to the apartment, the whole process took almost 90 minutes, between waiting our turn (other units' clients are checking in or out), the drive in rush-hour, the checking in. If you're hungry, have a snack first! It would have been much easier to meet at the apartment were it not for the parking, which is in short supply.

Lovely views and great service
We stayed here with our 5 and 8 year old for 3 nights. We were collected from the airport by a member of the team who as well as giving us an introduction to the basics of Croatian language when asked, also volunteered a short history lesson on Dubrovnik. Very polite and helpful. We were dropped at the accommodation and helped with our bags and the welcome/reception team were very polite and helpful. The villa is in a fantastic location. The views are outstanding. The only challenge are the 426 steps from the town to the house to get to the views; our kids managed with ice-cream in hand and counting challenges...hence why I know there are 426. It's well worth the journey! I have read other reviews about poor service; not for us! They were great. Another review we were concerned about before arrival was the 'angry neighbour'. We had one conversation with him when we arrived; the children were excited and probably made quite a bit of noise initially. He was relatively polite in asking us to be a little quieter and we were. I guess young kids would like to make a little more noise but this is a residential area so I don't think the request was unreasonable. We were only there for 3 days; so manageable. All in all; an excellent stay. Thoroughly recommended.

Beautiful location - owners not interested in anything except making money
Once you located the apartment(the number of the property on the address they gave us was incorrect so we met the non English speaking neighbours first who were very lovely) it's views etc were absolutely magnificent. We stayed here with my parents who were older and the stairs were very difficult as 400 stairs down to town and 150 up to the road with the luggage to pack the car. The deck was fantastic however the bbq was not usable as no wood, no utensils and the small grill was only an inch of the ground so you couldn't really make a fire u der it to cook meat etc. The washing machine was broken and they didn't attempt to get anyone there to fix it. When we arrived we had to sign a sheet to say exactly how many plates, cutlery etc so I assume we didn't steal anything or break anything. Considering what we were paying this was extremely rude I thought as we weren't backpackers staying. On the first night we had to ring as they had not supplied any blankets and the children needed to go to sleep. We also had to call for tea towels (wash cloths to dry the plates) there was no dishwasher. There was also no coffee bags and no coffee to go with the coffee machine and once again I thought considering what we paid they could have supplied this for the unique coffee pot. The people who worked for the property manager tried to help but they were obviously under tight constraints from the owner of the property (they own quite a few). The owner is only interested in making money and not clientele satisfaction. Beautiful views and deck but I would steer away from this company. Dreadful company for tourism when the rest of our Croatia experience was unbelievably fantastic and positive with gorgeous service and assistance.

Stunning views, smart modern apartment ....... shame about the terrible management and shoddy maintenance.
There is a wow factor when you turn up at Newport 11. It all looks amazing and the location couldn't be bettered. However, for a property costing this much (5780 euros), you can expect top service. We booked it 13 months in advance for 14 days. We turned up to find many exterior light bulbs out, a broken sunbed and no functioning air-conditioning in one bedroom. This property is also unfinished (pipes sticking up from the floor in every room) and the safe is not fixed to anything with the bolts neatly in a plastic bag beside it. The air-conditioning had been a problem for some time it transpired. That meant 2 of our party were uncomfortable for 10 days. The water heater is too small to provide showers for 6 people and broke down after 4 days. The Hedera office girls Iris and Ramona were helpful and polite at all times and the 'smaller' issues were quickly remedied (light bulbs, sunbed, repairing the water heater, bringing some essential kitchen ware that was missing) but it became clear to us that it is the young and arrogant owner / manager who is the problem. In addition, the ice machine jammed frequently refusing to make ice and the coffee maker sprayed boiling water when hot so was dangerous. The wifi did not work for 3 days and this is apparently a recurring problem because of the frequency of storms but Hedera only have a few usb modem sticks available for the 53 properties they manage and we were not offered one. We tried to raise the issues with the owner of Hedera Estate who manages the property. He was incapable of providing the expertise to fix the air-conditioning for the whole of the holiday and despite continual phone calls it became clear that the owner of the actual property simply did not care about getting it fixed. In the end we believed we were due a refund but when we requested one, we were treated as though we were complaining to get money back. Nothing could be further from the truth. We were just exasperated and angry with the careless arrogance of Hedera. In the end the owner of Hedera, Vedran Miovic, after implying we were making a fuss about nothing, offered us a 15% refund. This in no way compensated for all the phone calls and interruptions to our holiday, but it was a gesture which we accepted. The head receptionist, Iris, came around with part of the refund but some was missing. We complained and was told that the balance would be given to us when we checked out. The final insult was that Vedran short changed us on the agreed refund, being passed out drunk in bed on the day of our departure and therefore could not give the money to his staff to pass on to us. To summarize - it's such a shame that such a lovely place with a fantastic terrace, lovely pool and comfy beds is in the hands of someone who appears to have little idea of the tourist business and customer service plus an owner who is unconcerned about her guests. On a final note, there ought to be 6 sunbeds on the very large and beautiful terrace (not 4). Pity. It could be the perfect holiday. It's all there ............

Fantastic Villa comes with a price, and its not just the steps.
This villa is fantastic. Great facilities indoor and outdoor. Lovely BBQ area and what a view!! This does come with a price as the villa is at the top of many steps. Also taxi drivers would not accept phone call orders unless we had a Croatian phone no?!?! The last point I will make and I must emphasis it is very important to consider before you book here, especially with children. The villa is surrounded by local people who stay next door on either side. We had a 7 year old who would love to enjoy the pool afterall kids love the opportunity to play in the water. There is in apartment that is occupied by a local taxi driver who works night shift (we were told this by the villa owners and the police) and on several occasions when my nehew was playing in the pool around 1030 am the villa owner would appear on his balcony and aim a volley of abuse at ourselves as he couldnt sleep. The vile language that came from his mouth was shocking. I feel I must give you some examples of what he said, 'do you love your son? I am going to take him away from you' he would also say sick things aimed at my elderly mother and father which are too disgusting to mention. We had to call the police on each occasion but there was nothing they could do as it was our word against his. The villa owner was aware of this neighbour so they have obviously had issues in the past. I would urge you to consider this information before you consider booking here. It is such a shame as everything else about our stay was first class.

Fabulous Apartment, Stunning Views, lots of steps!!
After an issue with our original rental property (all of which was resolved to our satisfaction I might add) we were moved to this fabulous apartment with private pool overlooking the Old Port of Dubrovnik. The main linving space and kitchen was first class as was the huge warp around terance with pool and outdoor seating area, and the views were truly spectacular. Word of warning. With the spectacular view comes a lot of steps. The walk down to town is just over 10 minutes but there are more than 400 steps down to the Ploce Gate. We took a taxi back as oposed to walking back up, but even then there are just over 100 steps up from the road where the taxi drops you off up to the apartment, so definitely not a place for the infirm or elderly. If you can cope with the steps, highly recommended! I'd also highly recommend Hedera Estates

Yes, there are some stairs to get to the apartment, but you have said it well: to get such an amazing view of the Old Town, Lokrum island and open sea, you need to be at the hill. I am sorry if the taxi has left you on the road under the apartment, there is also a private parking for the apartment above it and it probably would have been easier to walk down the stairs to the apartment on your return from the city.
