My wife and I booked this condo for a month beginning in early January, 2018, based on the pictures of the location and the condo, as well as on two reviews on Trip Advisor at that time which sounded ok. Boy, were we in for a shock when we arrived. The condo was dirty, old and worn, and there was not one thing that couldn't have used a proper cleaning. The landscape and interconnecting pools were quite deserted. Repairs were being done on them. Very few people were around the properties, despite the size of the 4 high rise buildings. The management did not speak English and were clueless about basic operations and needs. The owner was not around. Floors were dirty and worn, floor to ceiling drapes were filthy, sheets and towels were threadbare and had holes in them. There was no top sheets for either of the beds. The bathrooms were dirty. The kitchen had no hot water. Management eventually told us that it was a choice owners had when the units were built but the owner of our unit had not opted to have hot water installed in the kitchen. So, we washed dishes in cold water for the month (no dishwasher). When we complained in writing to the owner, he sent cleaning people back to find the top sheets and to try and clean the place. Furniture was old, worn and dirty. Outside balcony furniture was rusty and worn. There were no pool/beach towels. When we complained to the owner, he informed us that the condo ad did not say beach towels were included. The four flimsy towels left for us were not appropriate for the beach or the pool. Who brings beach towels on the plane from America? If your condo has all these pools and beachfront, common sense tells you people need towels. At the pool beachside, there are very few umbrellas. The chaises at the beach are worn, ripped and not enough of them for guests using the pool and the beach. This was not good as the sun is extremely hot. There was no working Internet service in the condo. The public wifi modem was located in the public lounge many many floors away and that did not work either. The condo has no modem. The owner told us to go into town and buy a Sim card to get Internet. There was no working coffee pot despite assurances that there were two coffee pots in the unit, one a filter and one an Italian espresso pot. The filter pot was broken and the espresso pot was pitted and rusted inside. When we complained about all these things, the owner said to go buy a coffee pot, a Sim card, and beach towels, and he would reimburse us along with cab fare. Which we did but who wants to go shopping for appliances and basics on a vacation? If you are renting out your condo to vacationers, you need to make sure the place is spotless, and spend some money to get it updated and spruced up. Make sure you have hot water for guests, and that appliances and Internet services are in working order. Besides no hot water in the kitchen, the hot water in both bathrooms was a mess. You had to leave the water running for a very, very long time until you got hot water for about two minutes, then all cold again. There was no way to adjust this. To be in a condo for a month with no decent hot water is unacceptable. We had guests visit us from America and we were very embarrassed about the state of things in this condo. Also, the condo is located very far from downtown Hua Hin. If you don't have a rental car, it is expensive to have a tuk tuk, or an UBER, every day to get into town for groceries, restaurants, activities, massages, etc. The mention of restaurants right next door is untrue. It is a long walk around the entire property to get to a restaurant next door. Security fences are all around the property and the buildings. It is about 30 minutes walk. When the tide is high, you cannot walk from the beach to the restaurant at all. This may sound like a rough review but we wanted to let other potential guests know the truth of this place. Don't get taken in by the pictures. Stay away. You can do a lot better. The rental fee was not cheap either. For what the owner is charging, you expect a high level of quality and service. I guess we learned our lesson not to get suckered in by the pictures and the view. Feel free to call or email us if you want any further information. We also have pictures we can email you. The condo management changed only a few weeks before the arrival of the tenant after being managed by Knight Frank for 10 years. Unfortunately Knight Frank took almost everything away include washing machines, dryer, wifi and even the drinking water dispenser! The newly installed condo management had a very challenging time bringing the residence back to its "old glory". Therefore, certain of the residence comments were beyond my control such as the absence of wifi. Unfortunately the apartment was not cleaned by the new condo management due to their misunderstanding (esp. their lack of English). However, when the issues were brought to my attention at the start of the tenancy, everything was put right promptly as stated by the tenant such as the wifi, coffee machine, cleaning etc. and actually beyond my obligation such as the purchase of beach towels which were not part of the tenancy agreement. Contrary to the tenant's comments, a substantial discount was given to them for the rental when the agreement was signed for a 2 person occupancy. Unfortunately the tenants broke the tenancy agreement by inviting their friend to stay overnight at the apartment without any authorisation from me (nb. guest day visits are welcomed but not overnight stays). Inspite of this unauthorised use of my apartment I chose not to charge the tenant for the extra person occupancy rate. May I gently suggest that the tenant "stay away from Thailand" as I have offered my apartment, which is extremely well equipped for the Thai holiday rental market, for rental to holiday makers to enjoy Thailand (I cannot replicate USA in Thailand and I cannot speak for holiday rental facilities in USA). It is a shame that the tenant has opted not to enjoy the apartment in Hua Hin when everything was put right at the start of the tenancy. Contrary to the tenant's comment that I was unavailable I kept asking the tenant for his Thai mobile phone no. so that we can communicate smoothly by phone throughout his stay but he chose not to give me his phone no. I have been providing a high level of quality and service to all my clients (though I am far from being perfect)as I consider it my mission to ensure my guests enjoy Thailand and their Thai Hua Hin beach holiday when staying in my Thai apartment. I even had a European guest (working in Hong Kong) stay with his family in my apartment in summer 2016 and contacted me summer last year and returned to stay in my apartment again.

Diese traumhaft gelegene grosse Wohnung war für uns Rentnerehepaar ideal. Problemlos könnten auch 4 Personen hier wohnen. Der Ausblick von einem der vier Balkonen ist fantastisch. Die ganze Anlage ist sehr ruhig, bestens gepflegt und wunderbar angelegt. Wir fühlten uns in diesem grossen, prächtigen Resort wohl und total sicher. Die vielen Angestellten waren ausnahmslos freundlich und zuvorkommend. Absolut empfehlenswerte Wohnung und Anlage.

So glad you were able to relax and enjoy the apartment during your month's vacation in Hua Hin. English translation of comments of my Swiss guests:- Wonderful, luxurious, large and wonderfully situated apartment This fantastic large apartment was ideal for us pensioners couple. Four people could easily live here. The view from one of the four balconies is fantastic. The whole area is very quiet, well maintained and wonderfully designed. We felt very safe in this big, beautiful resort. The many employees were without exception friendly and attentive. Absolutely recommended apartment and facility.

The whole experience of checking in & out was simple as pie and our stay was also smooth throughout our Easter holiday! The Boathouse has 2 tennis courts & 2 gyms plus a small kids indoor playroom and rents bicycles. Including the ones with Chunky tyres to go on the beach which is a great idea. They also have golf buggies to take you around if you so desire, which is useful with young kids! The interconnecting pools are brilliant which go all the way to the beach Infinity pool which is right on the beach, so perfect for chilling. We also used the pools right in front of our tower which consists of a big pool and then 2 smaller shallow pools with a slide for the kids. Also a large long jacuzzi which is covered by sails, so great to get out of the sun if need be or sit and watch the kids play in the shallow pools! Using the Beach Infinity pool is great as you can have instant access to the beach. Also, on either side is the restaurants, so just pop next door for a bite or a Cold drink. You can choose between Western/American or Thai so easy and both have space for kids to run around while you eat. The views of the sun coming out of the sea every morning with the reflection is surreal and the lovely sea breeze you get in the evenings while sitting on the balcony is Perfect! Location for driving around and discovering both ends of Hua Hin or Cha-Am is ideal and for driving inland as there is so much to do.

We had a great time at the Beachfront Duplex Apartment during Christmas holidays. Joe was very helpful with logistic matters which made our stay smooth. We particularly enjoyed the view from the apartment, the long, very long, network of swimming pools from the apartment up to the beach front, the well equipped gym at the lighthouse. The only problem we had was with the Internet connection that was very erratic. Otherwise, the place is perfect for people who want to relax away from the busy Hua Hin center. As we had a car it was not a problem for us to go back and forth between different locations around Hua Hin and Cha Am and the apartment, but its relative remoteness may be a problem for travelers who do not have their own vehicle. All in all we would strongly recommend this place to our friends!
