Villa
The home is open plan, which allows the light cooling breezes from the sea to circulate the home, with lounge, dining area. European kitchen, and three large double bedrooms all en-suite. The whole villa is air conditioned.
Outside Space
the villa is set in a large plot with superb gardens and many tropical bushes and flowers. There is a large 10x3 meter covered front terrace which is raised above the garden to provide excellent views of the large fish pond. The pond runs the width of the home and contains many water plants within and tropical plants surrounding it. On the terrace there is a Thai style marble type dining table with matching bench seating, 2 x sofas, 2 x chairs & drinks tables. To the side is a large car port and a garden planted with beautiful and various coloured Bougainvillea.
To the rear of the villa is another large covered terrace 6x4 meters, with a dining table & 6 chairs, 2 x large sofas & matching coffee table. This overlooks and leads to the pool, spa & sundeck area with 6 sun loungers.
The whole house is surrounded with a 1.8 metre wall and the boundaries have been planted with fragrant bushes & palm trees to provide privacy.
The 10x4 metre private salt water swimming pool is 1.5 meters deep & the attached spa is 2x2 metres square.This provides a haven for cooling off, relaxing ,or some serious exercise. There is also a large outsider rain shower adjacent to the pool.
Tigger & Jitters are 2 cats that adopted us from being tiny kittens, after there respective mothers brought them to the Villa some 7 years ago, and whilst we are staying there we take care of them. Most of our guests, especially the children, love them being around, as they can be very entertaining, but also very practical in keeping rodents etc. in check. However if any guests are allergic to cats or are just not 'cat people', then they are quite happy being outdoors during the course of your stay & if you don't wish to feed them, that's no problem, they are very resourceful. Cats are a big part of Thais lives, they adore them, and you will find them at most Villa resort places you stay..

Stunning family friendly pool villa in lovely rural location
This lovely house has everything and is beautifully maintained by the owners John & Martin. On a small secure development 10 minutes by car from Hua Hin centre this is perfect for families or friends sharing. Comfortable and thouightfully appointed the house is so relaxing and was a pleasure to come home to after time exploring this lovely region. The owners were attentive, knowledgeable and helpful at all times.

Perfekt boende!
Ett väldigt bra boende för våran familj som består av 2 vuxna och 4 barn! Något hårda sängar och en bra bit att åka (ca 30 min med tuk-tik) till hua hin beach och stad är det enda något negativa jag kan komma på!
John och Martin som äger huset visade stort intresse för att vi skulle få det så bra som möjligt vilket vi uppskattade!

Peaceful, delightful villa with a great pool
Great for family or friend groups. Villa lovely. Local restaurants deliver - but you need a car/motorbike to get into Hua Hin. Quiet and calm with a lovely private pool and a shared pool on site too. Site shop was rubbish - buy food/water before you arrive.

Beautiful peaceful pool villa
Just returned from 15 days at this stunning pool villa. The villa is spacious, beautifully presented and immaculate. The pool is big enough to swim lengths and perfect to cool off sitting in the jacuzzi.
The 3 air conditioned bedrooms are all ensuite and comfortably furnished.
The kitchen is well appointed with everything you could need and the living room TV has movies, and all the usual sky channels including sports.
The star of the villa is the outside space, dining area and comfortable seating areas. Shielded from direct sun and with cooling fans. We spent most of our time at the villa here or in the pool.
Martin and John are impeccable hosts, there when you need them , easy to contact , friendly , attentive and not intrusive.
Pictures do not do justice to the villa.
We hired a car which was dropped off and collected from the villa , this certainly made it easier to explore the area.
We have no hesitation in recommending this villa and look forward to our return .

Tranquil villa
A comfortable, well presented home with plenty of outdoor seating to relax. The villa owners are delightful and nothing is too much trouble, one A/C unit stopped working and was replaced the next day! We downloaded the Grab taxi app which is the Thai equivalent of Uber, perfect for short trips like the local Makro THB 130 and the taxi even waited. Local restaurants will deliver when you want a night in, the TV and movie network was great. We stayed for 19 nights and played lots of golf, the location was perfect. The two friendly cats are absolutely no bother. I would definitely recommend this villa to couples and families.

Lovely and relaxed
We spend ten days with a family of six during the Christmas period. The house is spacious and very well equipped, and the owners, John and Martin, are very friendly and helpful. The house is in a quiet condominium, some 15 to 20 minutes outside the city of Hua Hin. We had rented a scooter which gave us flexibility and made grocery shopping a lot easier, I would certainly recommend it. In the evening we called a taxi (easy and reliable) and explored several restaurants in Hua Hin. The pool is lovely and we used it all the time. We loved the two cats, they certainly gave us a feeling of home.

A perfect home from home.
The owners have provided everything you could possibly need to make your stay a very happy experience. From the pool and jacuzzi to a very well furnished villa I can state from personal experience it was more than I had expected. My children asked if we can return on their next school vacation and that will be done if at all possible.
It took approximately 20 mins to reach the centre of Hua Hin by car and an equal time to get to the nearest beach that time was extended due to construction of a new road which necessitated us having to walk a relatively short distance.
There are restaurants within a few minutes of the Villa who will also deliver, the owners have also provided all the necessary contact details within a comprehensive folder which also provides information on the many local attractions.
I would happily recommend this home without hesitation.

Peace and quiet with action close by.
A picture paints a thousand words and the pictures for this villa are worthy of those thousand words.
I will try not to bore you with irrelevant waffle suffice it to say the villa is a homely well equipped property where anyone should find the type of holiday they are looking for. Whether you want peace and quiet or action the location is good, yes the beach and centre are 15 minutes away (350 baht taxi) but it adds to the experience.
The owners Martin and John, down to earth genuine people with a lot of character are just a phone call away if needed.
There were a couple of technical/maintenance issues whilst we were in residence but minor and were being rectified.
The private pool was excellent (cleaned three times whilst we were there), a great area for children and adults alike and very private.
Cooking/kitchen facilities okay but when the nearby local restaurants are so inexpensive and you are on holiday why bother cooking.
There was a good choice of films available on the entertainment system but uk dvd's will not de-code on the player, only a problem if you want to waste time in front of a tv screen.
The Club House with its large swimming pool, restaurant and gymnasium is well worth visiting and is only a 5 minute stroll through the complex.
All in all we had a great time and would highly recommend this villa as a base. I would not hesitate to stay here again.

Home from Home
We found our hosts Martin and John to be attentive and helpful in arranging our airport transport and answering any questions we had prior to our stay. Upon arrival at their villa they were both friendly, welcoming and great hosts making us feel right at home immediately.
On walking us through the property I was relieved to see that all the reviews were correct, the property was clean, comfortably furnished, well thought out with two beautiful outside areas both front and the back of the property to enjoy. Our children loved the saltwater pool, which is a good size to play in as a family, and so much kinder on little eyes than a chlorine pool. The surrounding area was decked out with loungers and umbrellas to relax by the pool.
One bonus for us was Tigger and Jitters the resident cats. When missing our pets from home they were nice company and my son enjoyed taking responsibility for feeding them and making sure they had plenty of strokes each day. They were a great addition to our stay.
We would wholeheartedly recommend this property to others who are looking for a relaxing, comfortable stay and hope to stay ourselves again in the future.

Fabulous, secluded, stunning villa
My husband and I enjoyed our stay here at the villa, the house itself is really lovely and comfortable, the pool outstanding and the location perfect. It is a little out of Hua Hin itself, but we loved that. Martin and John are an absolute delight, so helpful and friendly. We had to cut our trip short, but we would love to go back and stay again sometime. Oh we must mention the adorable cats, Tigger and Jitters, they are really great holiday companions, X

Hua Hin is the number one beach resort with Thai nationals, and has now become very popular across the globe, especially with Europeans. It is very family orientated & has retained much of its old world charm whilst embracing the 21st century with developments like market village, a large shopping and food mall with Tesco Lotus, Home Pro, bowling and cinema complexes
Restaurants are in abundance, serving all manner of cuisine, but as Hua Hin is still a very active fishing port, the fish & sea food are to die for. There are many fish restaurants around the pier area & scores more within the famous 'night street market', all at prices you can only dream of in Europe.
The King has his summer palace in Hua Hin, with royal connections going back to last century, so consequently everything here is much more low key, unlike resorts such as Pattaya or Phuket.
If you are a golfer, then you've found your paradise, with no less than 12 international courses within a 30 minute drive, the nearest being Palm Hills, a 10 minute commute.
