Do you want to stay by the sea? Here is your answer - Just 10 minutes from the busy city centre on a peaceful village road, and only a short walk from the bus stop, House Tereza sits on a quiet and relaxing Seafront overlooking the beautifully tranquil Zaton Bay.
There is a restaurant and a well equipped mini-market near the bus stop, and several other good restaurants a gentle stroll away, within easy walking distance around the bay. But you may not want to dine out once you have enjoyed your covered terrace to dine al fresco, overlooking the sea. Sunbathe on the sun terrace with your sun bed & umbrella. Or, if you are feeling more energetic we have kayaks for hire, and boat trips to the Islands.

Peace and relaxation in a beautiful waterside setting
The location of this property is fantastic. It is only 15-20 minutes drive from Dubrovnik yet it is a haven of peace. The bay is fringed with pretty stone houses, many with direct access to the water. Villa Tereza has a terrace fronting the house leading directly to a sunbathing concrete deck with steps down into the water. This terrace and deck are shared by the apartments and rooms in the house. It is an ideal spot to watch the little boats and yachts coming and going in the bay. There are a few restaurants within walking distance of the apartments, one of which is a fish restaurant, Orsan, which draws visitors from Dubrovnik. This is a place for a simple, peaceful, laid back holiday - although we visited Dubrovnik and a few other places nearby, we were happiest lying on the sunbeds reading, enjoying the views and swimming in the warm waters. The only drawback we found was the very busy main coastal road which runs from Dubrovnik to Split - in summer it is very busy, but fortunately, Zaton is located just off this road and we managed to spend four days pottering around the bay without having to use the main road (apart from visiting the minimarket). Luko and Tereza and their daughters are very welcoming and Luko will also collect guests from the airport if you don't have a car.

Stunning setting and position - lovely for swimming and relaxing
My family thoroughly enjoyed a relaxing holiday here. We loved the closeness to the sea and the beautiful surroundings. Luko kindly met us at the airport and it was a half hour drive through gorgeous scenery.
When not relaxing or swimming by the apartment, we went on several boat trips to the surrounding islands which were so easy to do - just go to Dubrovnik on the bus (20 mins) and hop on the ferry which will take you to the Elephite islands, We loved all the trips we made. You can also hire a kyak from Luko or several other places and he will give lots of helpful information about the area. A really fantastic holiday and we will come again!

Total relaxation, perfect location, wonderful hosts - paradise
We have just returned from one of the best holidays we have ever had in apartment marija. It was fabulous. Luko and Tereza were wonderful hosts, so kind, they could not do enough. It's perfect for a quiet, relaxing holiday. Only the noise of the crickets and the sea lapping just below our balcony. Sea is clean and clear, but very deep so not good for young children. Apartment is spotlessly clean and has everything in it you need. Good restaurant-bar nearby - but you need to ask for their recommendations rather than use menu - depends whats been brought in fresh that day! Good little shop nearby. You don't need to go from zaton mali! Buses to Dubrovnik OK but bit of a pain in heat of a summer day and old town is stupid busy between 11am and 5pm with tourists from cruise ships but outside that time its paradise. Will definitely return asap. Recommend without reservation xx

A lovely house in a beautiful situation
We rented a room on the second floor with our own kitchen on the ground floor. I do think an apartment would have had some advantages but these weren't available and this turned out to be a good compromise.
The house is very clean and comfortable and every bit as beautiful as it looks in the photos. Luko is friendly and helpful and can arrange all kinds of things such as car hire, kayak hire, use of a rowing boat, taxis, cruises as well as lots of local information. We found the atmosphere informal and friendly.There are a range of local restaurants and a supermarket in easy walking distance. There is some road noise but the traffic doesn't go past the house and practically all seaside property in this area is on or near the main road.
The area is stunning with lots to do and well placed for Dubrovnik without actually being in the city which is VERY busy.

beautiful, peaceful location- well kept secret
We stayed in the ground floor 1 bedroom apartment for 5 nights, the location is perfect,a covered terrace leads to a waterside jetty with sunbeds and crystal clear sea. The apartment is small, but well equipped & spotlessly clean. the owners are lovely, professional, friendly, & on hand if needed with good local info and help. I initially wanted to stay in dubrovnik old town, but am so pleased we didnt,its a great place to visit but its busy, hot, noisy & expensive,however the zaton area is only 8km away( feels a world away) just a perfect base to relax. there is a really good bus service, which is cheap & taxis are plentiful if you travel back late from dubrovnik( the owners son in law is also a taxi driver,so all options are covered). There are a couple of places to eat in and around the village one of which is a really friendly waterside bar and a 25/ 30 min walk around the beautiful bay leads you to zato veliki which has 3 really good restaurants. You can hire kayaks and take an island tour from this area. I would highly recommend this as a ideal base to enjoy dubrovnik or the islands.

Very good apartments for a relaxing break.
Stayed here 13th to 20th July, 2013. Luko, the owner, picked us up at the airport and took us to the apartment. (He will take you back too). On the way he was a mine of information on the area and the recent history. Our apartment on the first floor was an air conditioned bedroom (including separate shower room / toilet) overlooking the bay and a separate reasonably well appointed kitchen (sole use) on the half landing. There is always hot water available and the cold water is very drinkable (and soft - wife's hair will testify to that). Clean towels are supplied and can be changed on request. There is free Wi-Fi available. The building is situated on the sea-edge, one can walk down a few steps from a common patio area onto a quayside (sun-beds situated here) and walk down steps on jump/dive into the very clean sea. There are small balconies outside where tables and chairs are set out to allow you to enjoy food/drink while taking in the lovely views. There are quite a few very nice restaurants within a 2 to 25 minute walk. There is a fairly well stocked supermarket a 10 minute walk away on the main road. The old town of Dubrovnik can be reached via bus (20 minute ride - stop a 10 minute walk) or "water taxi" (30 minute ride) and 20 minute walk around the bay at Zaton Ziliki. Luka and his family live in house a the rear and are always available to help. I could have stayed longer.

A great place for sightseeing or relaxing
Our stay at House Tereza in Zaton Mali was a wonderful experience. The unit itself was very comfortable and well appointed. Its location right on the water's edge of the bay was fabulous and proved to be an excellent base from which to explore Dubrovnik. Luko and his family made us feel very welcome and were always available if help or advice were needed. Luko picked us up from the airport, then helped our planning by offering suggestions about the best places and times to visit various attractions. He provided not only information and maps, but was available to transport us to the islands if we chose, or help arrange taxis if needed.
The city was easily accessible by bus (only a 10 min walk from the unit) and our location kept us away from the tourist hordes inhabiting the old city. Arriving back at House Tereza after a busy day in the town was an escape back to a peaceful and comfortable environment. All the attractions were easily accessible to us from visiting the old city itself to travelling and walking the many islands, to visiting other places of interest such as Cavtat, or the cable car with its wonderful views of the city and coastline.
Spending a day relaxing in the local area was also a great option. Exploring Zaton and the bay itself by walking along the water's edge discovering the character and the good choice of local restaurants and mini markets, most only a short and pleasant walk from the our unit
One highlight for us were the numerous snorkeling opportunities we could access. Luko helped us by suggesting the best spots to go. Off the islands particularly the water was very clear and there were many fish to see and the intriguing underwater landscapes etched into the limestone sea floor. The warm water meant that we didn't need our wet-suits, although the buoyancy of the Mediterranean water was a surprise.

De locatie is schitterend, met terras en ligstoelen aan het water.
Alles komt overeen zoals het staat afgebeeld op de foto. Een paradijsje aan het water.
Netjes en schoon appartement.
Luko en zijn vrouw zijn gastvrij en geven veel informatie over de omgeving.
Komen hier zeker nog een keer terug.

Lovely location, great hosts
We stayed in the ground floor studio apartment which was spotless and overlooked the bay which was stunning. The location of the apartments are ideal if wishing to visit the area as Dubrovnik was ten mins away by local bus which were easy to use and cost £1.60. Returning to Zaton after been in the city was great as it can be hectic and would recommend going early in the morning due to heat and crowds.
Locally there are good restaurants, we enjoyed Dandys, Ankora and Zala. The walk around the bay in picturesque and there is a footpath all the way at the waters edge to Zaton Veliki so no need to deal with traffic. Local supermarket is great with fresh fruit and bakery at very good prices.
Tereza and Luko are excellent hosts and go the extra mile to welcome their guests, offering airport collection, arranging island boat trip which we loved and would recommended as a must if visiting area. The locals are some of the most friendly you will meet on travels and thankfully the majority speak English which was very helpful. Would definitely visit again.

Stunning location and great hospitality
What a beautiful setting! The apartment was clean and practical with a range of restaurants all within a pleasant walk along the sea shore, around the bay. You can see a range of produce growing from the trees including pomegranates, grapes, peppers, figs and tomatoes and many fish, when snorkelling. What made the holiday really special was the kind and unobtrusive help of Luka's family, particularly Anita, his daughter.
If you want to visit Dubrovnik, but looking for somewhere quieter, with a good range of amenities, this is a great place to stay.

At Zaton Mali, (meaning "Little Bay") you have the ideal opportunity to enjoy a really quiet and relaxing seaside holiday. It's a simple Fact -There is no Seafront holiday accommodation in Dubrovnik Old Town.For seaside accommodation you will have to go outside the city a little way.
