Since I started the renovation of the flats I had the goal to provide the luxary of a five star hotel with the warmth and convenience of a real home. I did not wanted to save time or money, the antique furniture you see have been all refurbished one by one and I chose only the best natural materials. When people saw the flats they said, I should not rent them, they are too nice...Of course I do, but I try to make a selection of my gustes. My guests love slow tourism, off the beaten path places, small museums and urban legends...
I became also an official tour guide and held tours for small groups. I preferred this as it gave me more one on one contact to consider each individual’s personal interests and needs. I have a great love of culture and often attend concerts, museum events and performances in Budapest and in the surrounding areas. I love to check out the newest bars and restaurants but also like the comfort of the historic pubs and cafes. I enjoy the company of foreign visitors and attend regularly events of international groups and organizations. My children are bilingual as I speak only Italian with them.
Since I love travelling, I love to observe Budapest through the eyes of a demanding traveler and gather essential information for my guests. You will find a list of my recommendation in the flats.
The apartment is fully equipped for you and for your kids. For them you will find baby cot, highchair, baby plate and spoon and baby bath. You can play chess or other board games with the elder ones or can read one of the books in English, Italian or Spanish.
There is centrally heated water for long, generous hot showers or baths (most apartments in Budapest only have a small hot water tank). Heating can be regulated individually, another important feature in a flat in Budapest.
This nice and cosy flat is located in the heart of Budapest but at the same time is very peaceful. It is in a small street near Oktogon square where the Unesco Heritage Andrassy Avenue (with beautiful belle epoque palaces and the most elegant shops) and Nagykorut (the lively Gran Boulevard with a lot of small local shops) meet.
Should you arrive by car in the next building there is a garage with the cheapest parking fee in central Budapest. In the same place there is also a wellness center with spa, swimming pool and fitness facilities.
Should you wish to visit Budapest with a private guide it will be my pleasure to organise it for you.
No extra fee for late check out or final cleaning.
Discount for long stay.

Interaction with guests:Â Dear travellers,
I am so happy to be in short term renting business. I met many people I had very nice chats with and I also made friends with some of them. I try to meet everybody personally but in case I can not, my friend Orsi welcomes guests. Both of us know very well the city and can help experincing the best of Budapest. We have children too so in case you arive with your families we can suggest many family friendly places. There is a book in the flat with all necessary information you might need in the city and my personal suggestions as I am also a tour guide.
We enjoyed our stay, it was a great location to see all of the sights. It would have been great to have a shower though, we really missed that. Also, it would have been helpful to have a map of the immediate area with some of the recommended places to eat circled.

Convenient, spacious, and quiet place to stay in downtown Budapest
This was a lovely, well equipped place to stay. It is just a five minute walk to the Szell Kalman Ter where you can catch any form of public transportation that you need. Also it is walking distance to the Mammut Mall. Convenience is at the top of the list because of its location. It was nice that there was only one flight of stairs to the apartment (but there is also an elevator when you have luggage). During the evening it was a quiet place where we slept peacefully.

Dear Mr. Stewart, thank you very much for your nice review. Just for the information of my future guests, let's explain that you were offered to go to the other flat as there were still going on renovations near this apartment. The other is my other property called Pure luxury, near the castle district in Buda. Thank you again and hope to see you soon again. Mariann

A word of caution
Look it. The apartment is very nice and very well located and for a holiday rental well worth a look in. There was very little it didn't have in way of amenities for the traveller. It was clean and well arranged. I had two issues however so I give it a 3/5 to alert the next user.
I arrived on a Saturday and on Monday was out of the apartment for business. When I returned on the Monday afternoon it was like someone was in my apartment with a pneumatic hammer. Construction was going on either in the apartment next door or in the hotel next door. It was hard to know but the noise was not tolerable. I had to leave. Fortunately the work ended around 4 or 4:30. I had hoped it was a once off occurrence as it hadn't been mentioned to me at any time since I booked. I emailed the owner on Monday to find out what was going on and to be fair she got back to me right away, and asked me to contact her manager and to see about moving me to a different apartment. The phone service was not connecting with the manager however so that was not possible.
Around 8AM on Tuesday I could hear construction beginning again and so left again and was home again to more construction but not as loud. I had to decide then to stay or go and as I was leaving on Friday and wasn't there for most of the day I decided to stay and leave before 8:00 and not go home until after 5:00. Not ideal but easier than moving for 2 days.
My other issue was that the internet service in the apartment stopped on 1 June. This was also very inconvenient as I was working all week. When I did next speak to the manager on the Friday when I left she told me that the apartment was not going to be rented out for a few months as it was undergoing renovation. I mentioned the internet stopping but got no explanation. I could only conclude that the internet service was allowed lapse so it didn't have to be paid for. Again it would have been polite at the least to let me know this.
Look, it is a nice apartment but be sure to ask if the hotel construction or neighbours construction is finished before renting, especially as it is advertised as child friendly. Anyone with a child would have been driven spare during the week I was there. Also it is a good idea to ask any rental in Budapest if there is construction going on nearby as there is a lot of construction in Budapest from what i can see so do ask your host/landlord.
So in the end I would not recommend unless there was an assurance that there was no construction. If there is no construction then by all means.

Dear Mr. Ronan, thank you for your review. Unfortunately construction works just started and no information was given about the duration of the same. It was a bad surprise also for me so I suggested to go to the other flat which is bigger and surely more silent than this. I am sorry you did not want to change. I hope to welcome you some other time. Best regards, Mariann

perfect location
We enjoyed staying here, mostly because of the location. It seemed that everything we planned was a 15 minute walk from this apartment. And it is 5 min to get to the nearest train, so going further is easy and convenient. There are lots of places to eat/grocery stores/shopping nearby. It was also nice to have enough space to relax. To me, that is a lot better then being in a hotel. We were there over Christmas break when things were closed, so spent a couple of days playing games that we brought. Never felt crowded. The kitchen was good, well stocked. We only cooked a meal there once, but it was nice to have everything we needed. We did not have a car, and you do not need it for this location. We always felt safe there.
The only negative, is that it wasn't as clean as I was hoping. We found used ear plugs, a pacifier, qtips, hairbands, a sock, when we moved the couch or looked under the bed. The extra blankets didn't smell fresh and clean either, although all of the bedding on the beds was good. We were cold though, so ended up using every blanket in the apartment.
There is a very well put together book of information in the apartment. Read it the first day you get there!

Well equipped apartment in great location
Three of us spent 6 nights in Budapest in this fantastic apartment, really well appointed even down to umbrella, condiments and essentials. Couldn't have asked for more, lots of bars, restaurants near opera house and waking distance to Danube.

Classic and spacious
I stayed a week in the apartment and everything was as described. The flat is gorgeous, loved the mix of classic and new furniture with a well equipped kitchen. It is near to a transport hub and you will find everything at your doorstep what you would ever need during a vacation. I would stay there again.

Child friendly apart in the city centre
We stayed there only a few days ago for 4 nights. This aprt has everything in it - from the toys for the little ones to the extra electrical cord. The entrance to the aprt is a bit complicates and narrow. It does not look like a nice building but once you get past the 5 locks ( super safe), the aprt welcomes u in. It is such a little haven in the city. Zoltan waited for us when we arrives from brastilava and he was also there at 5 20 in the morn to come get the keys at the time of leaving. His sister helped in booking a cab for us.
Zoltan was very kind and polite.
So were Marianne and Bea.
My daughter was so tired n cranky on the way to the aprt but as soon as we reached the aprt and she saw the toys, she was a happy girl again. Aprt was also central, we could come bk rest during the day to wait for the heat to go down then go out again.
What can be more helpful is to propose places to visit for first timers in the city. That's a minor things however.
We loves Budapest, loved the aprt and will like to thank all 3 of them for their hospitality.

Comfortable appartment for travel with young parents with their baby
We arrived by taxi and were greeted by Beata. She gave us a tour of the appartment and we quickly realized we packed way too much, as a lot of baby-stuff was already provided in the appartment (bed, chair, chair for bed, baby spoons and cups, a lot of toys (suited for our 11 months old), ...
The appartment is clean and the service was great. A bottle of wine and fresh flowers awaited us, Beata ordered us a cab for the return, she was there at the awaited time to receive us.
A Spar supermarket and 24h supermarket is around the corner (where they sell diapers and baby food), and the kitchen has a large fridge and freezer and is fully equipped to cook. Apothecary and Rossman is also nearby. There is a washing machine altough we didn't use it. Some books and children dvds are also available (Hungarian). The tv has satelite with a lot of international channels. Wifi internet is available.
Excellent access to public transportation is nearby (the Octogon): metro M1 and trams 4 and 6, busses.
We appreciated the roller blinds which made it possible to make it completely dark. We experienced some noise from the streets in the evening (there's a bar nearby) but closing the double windows solved the problem.
All in all a very nice experience and we would suggest it to parents traveling with a young baby (ours is 11 months).

The flat is in the 'Budapest Broadway' district, an area full of theatres and clubs, near to the Opera House and the Liszt Ferenc Music Accademy,. Liszt Ferenc ter, full of restaurants and bars, is just across the street. You will find a mediterrean athmosphere where people stay out in every moment of the day.
