At Belvedere we set house rules in moderation. However since the area is a residential and quiet, we have strict rules on loud noises and music, partying, indecent behaviour and splashing in the pool by the late hours of the night. This results in disturbing the neighbourhood and if advice is not followed and honoured charges apply.

Dirty Condo
The Apartment and furniture was dirty. We had to pay extra for bedding, towels, electric, water and A/C. Owners were hard to reach and misrepresented the condition of the house. The place was full of bugs but the owner didn't care. Don't rent this place as you will be disappointed. Don't believe what you read on the website.

Great stay!
I came to Malta back for work and the Villa was as expected, clean, tidy, quiet, and comfortable.
I stayed before with the same owners in another property of them and the treatment and support were really good so I decided to come back to them.
I would recommend this villa to any group of friends/family or coworkers who wish to have a pleasant and private stay in Malta :)

Optimales Haus für viele Gäste, toller Ausblick und gute Lage
Wir haben mit Freunden ein Haus für ein verlängertes Männerwochenende gesucht und sind auf diese Villa gestoßen. Zunächst muss ich ein großes Lob ab die Betreuerin des Hauses Jane aussprechen. Stets erreichbar und sie hat für uns alles reserviert und arrangiert. GROßes Lob!
Die Villa verfügt über 4 Etagen und sehr viele gräumige Zimmer. Das Highlght ist die grandiose Aussicht, vor allem aus dem Penthouse mit einer sehr großen Terrasse.
Es gibt einen schönen Pool und viel Platz zum sonnen. Die Erreichbarkeit zu allen Spots ist perfekt.
Ich empfehle die private Catamaran Tour! Einfach nur ein tolles WE mit einer super Gastgäberin.

Very nice villa. I stay here with 10 friends and enjoy very much. Nice view nice pool. Frendly owners they help us to book tours and enjoy our holiday. Thankyou very much

Not what was advertised
We were very disappointed with the Villa. What you see in the pictures is not what you get. The Villa was dirty, mouldy and old. Very much overpriced. Location was good but that was about it. There was a very strong smell of urine in a couple of the rooms. No kettle. No toilet roll. No clean sheets or towels. Beds and curtains are old and smelly. Downstairs sliding window doesn't lock. I was worried because we had small children with us. I was so disappointed overall with the villa. Extra money for wifi and also to keep your luggage on the last date.

We would firstly like to thank you for booking our Villa. All feedback is important to us.
The price of our villa is rated at a very competitive price compared with others in the same area which you were happy with when booking online. Wi-fi prices are also clearly advertised on the booking details and is completely optional for all guests.
Your group (as do all our guests) were given a tour of the villa upon arrival were you were shown each and every room and any questions you had were answered there and then. At no point were there any complaints of "smell of urine" in any part of the villa. With regards to bedding; all rooms and beds were provided with clean sheets and bed sets and also a bath towel for each guest and a new roll of toilet paper in each bathroom. Our maintenance team is also available all day everyday for convenience, therefore would have been more than happy to show you how the sliding window locks should you have asked us during your stay. Kettles are also provided at our villa, however if it was missing, we would also have been more than happy to provide you with one since we were not aware of it's absence. Our cleaning team is also always making sure the villa is well cleaned and presentable before any arrivals of guests which was also clearly shown during your tour.
We're sorry to hear that you were disappointed during your stay however we also feel that certain points mentioned in this review were not entirely true, especially since another member from your group left us a positive review.

More Lidl than Luxury - No frills
We went as a group of 12 adults, I wouldn’t recommend more than 10 people stay here as bunk bed rooms are tiny. The reviews are correct. Many of the issues listed in other reviews haven’t been dealt with including:
Pool table - queue ball is missing now and you have to pay €1
Loose stairs up to top room - not safe
Top room - bed is very uncomfortable, no patio furniture
Not very clean
Signs everywhere to keep clean and keep quiet
Generally run down
Kitchen lacking facilities, broken toaster, no dishwasher tablets.
€5 a day charge for intermittent WiFi.
Host incentivised me to book a boat trip through her before arrival by offering free WiFi and pool towels. Towels were old family towels. When we had to cancel the trip due to bad weather - she took the WiFi charge from the deposit. WiFi was patchy at best.
The pool was very cold but due that’s due to time of year. There’s no cover so it fills with bugs etc. Indoor pool closes at 6pm.
Pros are that it is a great space for large groups in a good location. Amenities are close by and it’s easy to get around. Many of the furnishings in the pictures are gone and it’s much more delapidated now. Maybe they were taken in its heyday? Needs some serious TLC to be considered luxury.

Very unfaithful guest , i must say! The party had a 3 day for a party stay. Were we are around all day . no complaints came forward. even though we visited the guests the next day. All was good and having a great time, was their answer. this is indeed a nasty review because in my opinion if any of the above issues where addressed to me instantly, surely would not have been a big deal, With regarding with reviews, there is no way we leave a pending issue unattended. It is dealt with instantly or the next day. pool table, yes is a paying option as stated on the advert. Loose stairs are maintenanced every time a guest leaves property since it is a spiral stair. broken toaster? it was tested and worked, i do not believe that 12 guests stayed without a toaster the whole stay! Dishwasher tablets could be that housekeeper did not leave enough, but there was the option to send us a msg let us know to provide more tablets. ~No complain on kitchen facilities received, so guest did not specify about this. We are very pushy in asking guests to let us know what they need during their stay and that if something is missing they let us know immediately
Boat trips are very interesting with good prices and we offer free transport service to and from property. other companies do not offer this and guests need to walk a 20 minute walk to a nearby bus station. Wifi was optional extra at a cost. the guest was offered free wifi with a trip. The guest did not do trip because of bad weather. deposit was refunded. otherwise they were excited to do it. Outdoor pool is not covered. Guests can make use of a free indoor pool which is solely use for the villas. Maintenance at our properties are an ongoing service every day. for the guests. i suggest future guests to book with confidence and not to be put off.

excellent choice
A superb holiday spent with the whole family at Villa Belvedere, stunning views, very accommodating and spotless cleanliness. Hosts were very welcoming and professional. An excellent choice if you are looking for a great accommodation in Malta, located in a very central area yet away from the daily hustle and bustle of the island. All amenities including supermarkets and restaurants are situated close by including public transportation.
i highly recommend this location to anyone who is looking to visit the island and wants to spend great quality time!!

Total Missrepresentation!!
My partner and I were part of a group of 17 adults and a 2 year old. We stayed at the villa for 7 days to celebrate a friends birthday.
POSITIVES: Good location to local supermarket and a short bus ride into town.
Top bedroom at villa perfect for watching the sun rise.
On suite bathroom ok, although shower would be better as a double.
NEGATIVES: The property is situated in residential area with many signs around the property reminding you to keep quiet. We stayed in the top deluxe bedroom (with round bed) mattress was very uncomfortable and old, we could feel the springs. There was no seating in the room neither was there any seating on the very large terrace as advertised. 2 of the steps on the spiral staircase leading to the top bedroom are unsafe!
There is no air conditioning in the games room which is located on the basement level of the property. The pool table is extremely old and one of the cue sticks had black insulation tape wrapped around the tip end as a very poor repair...this made the cue unusable! Both table tennis bats were frayed and flapping, again unusable!
The rim of the pool paint is seriously peeling, to a degree that when you sit/lie by the pool you end up with paint stuck to your body. Again NO garden furniture as advertised.
Overall, we had a great time in Malta, but the standard of the villa compared to how it was advertised did have an impact on our holiday. The pictures are very misleading. I would recommend Trip Advisor revisit this property and get these photos updated immediately and also have the rates revised accordingly.

NOT WHAT YOU SEE IN THE PICTURES
As a previous review says this is not what it says in the description. It looks beautiful but its not! Its need a good revamp. The room with 2 sets of bunk beds is only big enough to walk between the single beds and a wardrobe at the end with no hangers. The photos must have been taken in panoramic. There were 3 of us in this room and it was unbearable..the owners solution was to move the beds out into a games room!!.this is what they said they do if there is more than 18 people there.There was a dirty mop for us to use. The toaster only cooks toast one side at a time. The general decoration was tired. You have to pay €50 euros for air con but this ran out after 3 days so we had to buy another for another €50! The kettle would blow the electric. The mesh sliding doors would come off the runners on a regular basis. Curtains not clean. Cheap mish mash of towels. All these things add up to the villa does not meet your expectations. TO MAKE IT WORSE THE OWNER AND MANAGER WERE UNHELPFUL AND NEGATIVE.Jane (the person who met us) lied on bookings.com when we wrote an honest review,she said we never mentioned any of this and left the place in a state,which was totally untrue. We have had no reponse from David the boss (who uses a shop card reader when you book which will be refused as you are not there to enter your number..he will make you pay by credit card so you get charged not him..HE WILL NOT ACCEPT PAY PAL PAYMENTS) SPEND YOUR MONEY ELSEWHERE..THIS VILLA AND THE STAFF WILL ONLY DISAPPOINT YOU

About the neighborhood
The area is ideally situated for St George’s Bay, where there is a good sandy beach suitable for sunbathing, swimming and snorkelling. Various other watersports can be tried in Malta including sailing, water skiing, paragliding, wake boarding, jet biking and kayaking. There are some fantastic places in here to explore making it a great place for hiking, horseback riding and cycling, while the promenade heading to Sliema is popular with joggers. There is plenty on offer in Malta for sports enthusiasts including an 18-hole golf course at the Royal Malta Golf Club in Marsa. This same club also offers miniature golf, swimming, tennis and squash. Visitors will find many places to dine in the area including restaurants, bars and cafes. There are some great shops located in the area for self catering holidaymakers to purchase food and drink as well as souvenirs.
