The gem of the villa is its location. It sits right below Montepulciano, a medieval & Renaissance hill town known for its food and wine – Vino Nobile di Montepulciano. In 15 minutes, you can walk to town where you'll find a variety of shops & more than 30 fine restaurants, which provide many days of great meals, wine & shopping. From the moment you come through the gate, you will feel at home & know that you are living the Tuscan dream.
Villa Nobile is ideal for hosting families & groups of friends. Carefully & lovingly restored, the house has been decorated with refined, quality furniture & decor, giving each corner its own particular character. Appointed with all the modern amenities, the environmentally-friendly renovation was also completed using the most energy efficient materials & systems.
Enter through the automatic gate to a landscaped parking area that can accommodate more than five vehicles. Through the front door, enter the foyer & go through to the beautiful great room with sofas & a stone fireplace. A large stone arch separates the dining table from the chef’s kitchen. The kitchen is set up for those who love to cook, & for those who prefer to watch. It includes a large granite island, commercial six-burner gas stove with a lovely travertine hood, refrigerator, freezer with ice machine, wine cooler, large, hand-carved stone sink, dishwasher & microwave.
The great room has three French doors that open to the outside terrace with a stone “cooking” fireplace. The terrace is furnished to provide an additional dining room that can seat 12, & covered living room with exposed beam ceilings that include paddle fans. The veranda is a great spot from which to take in the 50 mile views of the valleys & lakes. It overlooks the gardens, olive trees & the stunning infinity edge pool. The windows & doors in the house are fully screened to allow the wonderful Tuscan air to flow throughout, but on days when AC is preferable, every room has individual thermostats.
Another entertaining space can be found on the second floor. At the top of the stairs, situated on the same level as the Cortona and Siena bedrooms, is a large family room & balcony. Enjoy seating for 10, a large, room-heating fireplace, an HD LED 55” TV with Sky Cable, universal DVD player, DVD library for entertainment & a variety of games & books. French doors lead to the balcony with a round tile table and handmade iron chairs that is shared with the Siena bedroom.
Just below the veranda, overlooking the vineyards, sits a large Jacuzzi with wonderful vistas. Stone steps lead down through the garden to the masterpiece of the property, a 42’x20’ pool which has two infinity sides with depths from 3’-6’. It sits under two oak trees, & is open from the last Saturday in April until the second week of October. The pool faces southeast, & the travertine deck with teak steamer chairs is surrounded by a scenic, hilly landscape. The pool has an automatic cover. Below the pool is a 15’x20’ overlook which has a solid travertine table that seats 10 for outdoor dining and enjoyment.
On the right side of the lower level of the home is the gym, with a recumbent bike, treadmill, elliptical, bench with a full set of dumbbells & satellite TV. On the left is the pool bath, with shower, toilet & a deep sink. It also contains the laundry room with a large washer and dryer.
The villa is ideally situated for a relaxing holiday and is also a strategic departure point for some of the important tourist destinations in Tuscany. Easy day trips from the Villa include: Florence (68 miles), Siena (40 miles), San Gimignano (64 miles), & Assisi (56 miles). Only a short distance from the Villa are the ancient hill towns of: Pienza (11 miles), Cortona (21 miles), Montalcino (22 miles) & Orvieto (44 miles).

Interaction with guests: When you arrive at Villa Nobile you will be met by an English-speaking concierge who will show you the workings of the house. She lives in the town of Montepulciano so she will be available if there are any issues. There is a large House Book that has lots of information on the property, town and destinations. On the evening of your arrival, a welcome dinner is provided. The villa is provisioned with an initial supply of basic grocery & sundry items. Maid service is available on week days.
The owner also has a business where she can put together day trips that include wine tastings, cooking lessons, tours, golf outings, etc.
Villa Nobile is a fabulous property not to be missed! The villa itself is beautiful and is furnished in excellent taste. It is equipped with everything one needs for a luxury vacation. The kitchen is large with a family-sized island around which to participate in cooking or just snacking and socializing. All the bedrooms are large, well appointed, and include en-suite bathrooms. The common areas are great for group gatherings, or for just sitting and soaking up the ambiance.
The surroundings are gorgeous and it's a short walk to Montepulciano which can be seen from the property. The gardens are well maintained and full of colorful flowers and the swimming pool is perfectly set in the landscape.
The staff is very friendly and accommodating - clearly explaining the operation of the villa and available to address any requests.
All in all, the villa exceeded our expectations in every way!

Going back in 2025 and can hardly wait!
This was the trip of a lifetime. We took our entire family, kids and grandkids, and the villa was perfect for us. The staff was great, and made us feel like family. I can not even begin to say how wonderful everything was. We are going back in 2025 and are so happy to return!

Villa Nobile
My wife and I, along w/ four other couples just wrapped up the last week of September @ this beautiful villa. The building and property is just unbelievable. Montepulciano is just a short walk up the road. The walled city is a place you could spend many days, and many other historic hilltop towns in Tuscany are great for daytripping.
The beauty of being able to come back to the villa to wrap the day up on the oversized deck. And in the morning watch the sunrise over the valley while enjoying your coffee.
The 5 bedrooms in the villa were designed for Americans. Kings in all rooms, all with private baths.
We cooked in 3 nights, the kitchen and all associated hardware made staying in a joy.
This villa hit it out of the park.

Luxury villa with stunning views
We stayed at Villa Nobile for a week in May 2022. It was the perfect vacation for our extended family. The villa and views are truly spectacular! The rooms were immaculate and beds and bedding top notch. The owner Sherry and the team that takes care of the villa are responsive and professional. Eileen, Massimo and Jamila were excellent. We had dinner prepared for us one night and it was great. Wish we could have stayed longer....but we will sure to visit again!

A lovely visit
This past February I had the wonderful opportunity to spend 10 days at Villa Nobile. While it was not the high season in Italy, I still enjoyed my time there. The House is warm and welcoming, with all the creature comforts. The views from all around the house are Spectacular. The nearby towns were perfect for strolls, shopping, having a meal, stopping for an espresso, or of course ... a delicious glass of vino! 🍷
The lovely and engaging Eileen and Marcelo keep everything running tip top, and the meals they served upon arrival were sublime. They were very helpful with planning activities.
I highly recommend a visit to Ville Nobile! You’ll be pleased that you did.

Fabulous
Two families of all adults, a total of 10 people, spent the week of Thanksgiving at Villa Nobile. The Villa literally made us feel as though we were in the comfort of our own home within minutes upon arrival. The bedrooms are situated nicely so that everyone had their own space. The common areas lend themselves to group gatherings while also being spacious so we never felt we were on top of each other. We didnt get to enjoy the pool and grounds due to the time of year but the weather was nice enough to sit out on the deck in the morning drinking coffee to realize that the outdoor area in season would be as beautiful and well equiped as the indoors. The cool weather did call for making a fire in the fireplace out on the deck in the evening and enjoy great wine and fun under the tuscan stars. Sherry was so easy to deal with and shares everything you would ever need to know about the Villa prior to your arrival. Eileen met us on the evening we arrived and gave us a quick but thorough lay of the land. She was just a short text away for the rest of our stay in the event we needed anything. Sherry helped us arrange a cooking class at the villa on Thanksgiving Day...a highlight of the trip!! Rafaella could not have been more helpful in accomodating our request to somehow create a traditional "ish" American thanksgiving dinner while in Italy. We wished we had more than 4 days/5 nights at the Villa. We spent a day in Sienna, a day in Florence, a day touring wineries in the Brunello region and a day in Montepulciano( exploring the local wineries)....while all were wonderful, we didnt have enough time to just relax and enjoy the Villa. We hope to be back someday!

Gorgeous, relaxing, impeccable, family-friendly Italian villa (and delicious food and wine)
We stayed at Villa Nobile in July 2019 with two other families. It was truly the vacation of a lifetime. The panoramic views of Tuscany from the villa and the infinity pool are breathtaking, the villa has been wonderfully restored so that it blends historic Italian architecture with all of the modern comforts and amenities you could imagine, and the food and wine of Montepulciano and surrounding Tuscan towns are also amazing. Adults and children alike had a wonderful time. And the owners were so helpful in organizing our travel itinerary - the adults had a couple of days of wine tasting (the one in Montalcino where we tasted Brunello was especially delicious) and took a walking tour of Siena, and all of the families had a wonderful lunch at a nearby farm that grows and raises its own ingredients. We also had local chefs come to cook for us at the villa on several nights - it was full service including plating and clean-up, and was absolutely delicious. I really can't say enough positive things about the stay, and definitely hope to go back again.

Look nowhere else, this is the villa to rent!
We love Villa Nobile!! This is our second time staying at this beautiful home. And we will definitely return. We stayed there with two other families, with a total of 5 kids under the age of 11. Everyone had a fantastic time! The house is perfectly arranged so that there is plenty of space for all hang out together, but when you want to get away, you can retire to your spacious, gorgeous bedroom for some peace and quiet (the walls are several feet thick!). The kids loved the pool and played there most of the time, but when they needed a break from sun and fun, there were plenty of games to play inside or just hang out and watch movies in the bonus room. It was really important to us that the kids would enjoy the trip as much as the adults and Villa Nobile did not disappoint!
We really took advantage of the phenomenal support from the house manager. The house manager was a godsend and was always available to help with any last minute trips and questions, including help with translating (we could just message her a question and she would get right back to us!). The house manager had our grocery lists and ensured we always had breakfast and snacks for everyone. She also arranged our alcohol delivery – we were completely spoiled for the entire week from start to finish!
Of course before hand we had scheduled all of our dinner plans, lunches and excursions with Cin Cin Travel, which gave us excellent advice, detailed booking itineraries and took meticulous account of all our needs with the kids and our timing. We also booked the in-house cooking experience several times – I cannot say enough about how perfect these meals were! Absolutely delicious, filling meals (the kids loved them too!), and gave us all the opportunity to simply enjoy our friends’ company and the beautiful scenery (we ate out on the huge wraparound deck facing down the valley). It’s really like a dream! The location of this home, so close to scenic, walkable, historic Italian towns, with a incredible view from the pool, lower deck and house deck, coupled with the home’s amenities, style, comfort and service, will have us coming back for years to come!

Wonderful stay on our third and certainly not our last visit to Villa Nobile
Five couples, one week in Montepulciano, and everyone was overjoyed with this beautiful villa, fantastic location, beautiful view of hills covered with vineyards and olive groves and trees, private grounds, walking distance to town, easy driving distance to Siena and Pienza and Cortona and other towns. My wife and I love this place, have been several times before and could not wait to put together a trip for very dear and very old friends to visit this house and this town. Our friends travel quite a bit, some are very accustomed to five star accommodations, and they were amazed at the beauty and quality of every inch of this house. It is a work of art. But once you tear yourself away from the villa, and walk outside to the beautiful porch, and just look out on Tuscany, or sit next to the outdoor fire sipping wine and telling stories, or swim in the hand tiled beautiful infinity pool, or sit on the overlook deck, or wander down into the olive grove, you will be glad to stay in Italy right there as long as possible. The next time we come we need more than a week to soak it all in. It is therapy of the finest sort.
Let me not for a minute forget to mention how fantastic it is to work with Sherry the owner. She helped arrange out entire week, including multi course wine tasting experiences, tours in Siena, lunch at La Grotta, and our own personal chef for our last night (and it was the best food we had the entire trip, which is saying something.) With her help, appetizers and wine were delivered prior to our arrival, dinner delivered later in the evening, to get our party started. She is fantastic.
The concierge for the house, Eileen, and the groundskeeper Marci, are fantastic and have become great friends.
The pictures really do not convey the beauty. Just go. You will be glad you did.

Villa Nobile is approximately 2 hours and 10 minutes from Rome by car. You can also take the fast train to Chiusi which is about 20 minutes away. Florence is about an hour and 15 minutes.
