Piper House has been created out of an ancient building, parts of which are over 900 years old, & offers nearly 1700 square feet of space internally. Fully furnished and stylish with an eclectic mix of antique and modern furniture. The upstairs features a fabulous 50 ft reception room. The downstairs area includes 2 large reception rooms, one has recently been refurbished as is now a TV snug, the other is an open plan kitchen living area with a sofa and large dining table seating 16-18.
Hard tennis court - opposite the house in the meadow. It is hard to price the house in a 'one price fits all way' as all groups are different - please contact us for a precise rate for your group!
Yoga studio. St Medards can be rented in conjunction with Piper House, fully equipped with large studio, outside shala area and two additional therapy rooms. We are able to put you in touch with yoga teachers if you wish to incorporate yoga into your stay at Piper.
The whole property has been designed to make maximum use of the space, and the focus is on light and open plan living.
Piper House offers 7 large double bedrooms, and 8th can easily be created. Almost all the rooms are flexible and we can set them up as either twins or super king doubles. Bedroom 2 can only be a double and bedroom 7 can only be a twin. The 8th bedroom can be twins or a king size double.
There are 3 reception rooms. One is 50 foot and contains a TV and separate play area, a second is a large open kitchen diner, with a table that seats 16-18 comfortably, the third acts as a TV snug The fact that the property has so much space, and its layout, mean that it is ideal for larger groups where perhaps different age groups do not want to be on top of each other all the time.
Outside, the property has plenty of space, (unfenced), including a designer 'desert garden' terrace with lake and meadow views, and ample parking space.
Wifi is available throughout the property (although please note that the thickness of the walls makes WIFI patchy)
Barbeque and garden furniture available, also cots, high chairs and booster seats. We are extremely family friendly, and guests enjoy wandering through the mown paths in the wildflower meadow, taking time to sit on the benches and enjoy the wildlife.
Aunby lies in gently rolling lincolnshire countryside and makes an ideal base for one of the many walks in the area, proximity to Rutland Water and all the facilities on offer there is a great benefit, as is of course the wonderful old stone town of Stamford. Tolethorpe open air theatre is a couple of miles away, as is Burghley House. We can arrange tours of Burghley, Grimsthorpe, Rockingham Castle and Belvoir Castle, for those interested in the local great houses.
We can arrange for a daily maid service if preferred, and also a cook for lunch/dinner if required. Babysitters can be arranged.
The property lies 5 miles (8 km) north of Stamford in a rural location with wonderful lake and wildflower meadow views.
There is ample parking.
The house is part of a very rural hamlet and is extremely quiet and peaceful - it is an oasis of calm. Especially when the sun is shining! The house and location are not suited to parties or loud music and we ask guests to respect this. To get an accurate rate for your group, please contact me

Interaction with guests:Â We are on hand to help if needed - we live very close to the house - but we leave guests to a peaceful enjoyment of the property!
My family stayed at Piper House for a week and had a wonderful time. There were 16 people in the house, 8 children aged 6-13 and 8 adults. The bedrooms were lovely and we enjoyed them all having names and separate distinctive styles. The dining table was big enough for us all to eat at the same time, we ate together every evening which gave us brilliant family time.
The upstairs lounge was quirky, colourful and comfortable, the downstairs snug gave us cosy time to chill and watch videos.
Piper House is surrounded by beautiful, peaceful countryside and we loved being in the meadow and enjoyed the lake and stream. The BBQ's were great, and we all loved the tennis court and ping pong, with all the equipment provided.
Highly recommend a holiday there, and the kind and caring Kate (who owns the house) will make you feel very welcome.

Simply wonderful!
We booked Piper House what feels like a lifetime ago, due to the pandemic we had to postpone but we finally got there for our New Years break. Throughout the pandemic Katie was in touch so we knew that we were in safe hands.
There was a group of 15 of us, we go away each new year and there are always important factors when looking for a house -
1 - beds - Piper House had plenty of beds and bedrooms, all comfortable beds and no one had to share in groups of 3 or 4 like they have done in the past. Perfect.
2- bathrooms. All but two rooms had access to an ensuite or their own bathroom so again, we didn't have to share with 4 or 5 people which is always annoying when people are getting ready at the same time.
3- social space. With 15 of us it's so important thay we have space to all sit and chat, play board games, have a dance and just generally be together. The upstairs space at pipe house is probably the best out of any of the houses we have stayed at. Really spacious. Didn't feel like we were on top of each other. There was also the room downstairs which a few people chilled in when wanting a bit of quiet time.
4- a dining table big enough for us all! So many houses have dining tables for 8 or so people. We all comfortably fitted round the dining table so we could all enjoy our meals together. The kitchen was a little small when a few of us were cooking together but it was manageable.
All in all a fantastic house for a big group of friends. I would not hesitate to stay here again with friends or family.

Perfect house and host.
We rented Piper House this weekend for our hen do party and stayed from Friday to Sunday. Kate is the perfect host. The house is so well appointed, it has everything you could need with so much space, everyone had their own en suite and all of the rooms are beautiful, with super comfy beds. It's really clean and has gorgeous views, perfect spaces for a big dinner and a huge lounge that still felt roomy even with all 15 of us in there for the weekend. It's also gorgeously painted! Wouldn't hesitate to book this place again, maybe in the summer next time and use the amazing tennis court and grounds that are available too. Can't recommend highly enough. Thank you Kate!

an epic short break, following cancelled flights
Completely blown away by wonderfully quirky house. Has a great atmosphere, tennis court and reams of space. Our summer holiday was cancelled on us (flights), but we managed to book a short midweek break at Piper House, and here, calm was restored. Nothing is too much trouble for the owners. We have re booked for next year already. House is big.The room upstairs is huge - 50 foot long - and painted into a mural, which my wife fell in love with. (Apparently we are having one at home now.) We had a puzzle on the go on the upstairs table (which seats 8 and is only there for games and cards) - a real treat for me. when they found out I was a puzzler, owners brought round a selection of proper wood puzzles for me to chose from. Wow. Very comfortable beds, plenty of bathrooms, very good water pressure and endless hot water, I imagined a challenge to keep house supplied, evidently there are 3 boilers! Everything spic and span. v well equipped kitchen (it is small, but does the job, was clean as a whistle and the table is great, comfortably sat all 16 of us)
outside space was remarkable. Almost 5 acres. The hay had been mown a couple of weeks before so there were giant bales dotted around. kids in heaven. When we come back we are coming to see the flowers. June. Owners have put a great directory of everything they have seen/photographed growing on the house instagram account - very inspiring. Attention to detail here is incredible. Kids loved the 'elf door' on the staircase (with miniature letters in the letter box). Outside space with fairy lights and bright cotton covers for wooden benches. Ping pong, of course the tennis court which looks brand new. I can't really fault the place. We really felt welcomed. slept well, ate well. did a good walk (barnack hills and holes I think - ?) loved Stamford. Honestly Piper redeemed what was looking like a disaster of a summer holiday. thank you Matt and Kate. You have created something v special. we can't wait to come back

Wonderful stay in a fab house in a great location!
Myself and a group of 15 other ladies had the best weekend at Piper House for my best friends Hen weekend. From start to finish Kate (host) was great and speedy with communication and information. We had high expectations as the photos looked amazing but I can honestly say we were all blown away and thought the place was even better than the photos!
The house is a great size and has so many different areas for everyone to enjoy - the outside seating area was a great bonus too! Everything was super clean, kitchen fully stocked with everything you need for cooking and we could not think of a single thing that was missing. Bedrooms are spacious and very comfy beds/pillows.
We also booked the yoga studio for a Sunday morning yoga session and once again was so pleasantly surprised at the size of the studio and how lovely it was!
The surrounding areas for walking and a little drive out to some cute towns was all an added bonus too!
All 16 of us have said we would deffo come again and recommend to all our friends!

An idyllic spot for gathering with friends and family
This is the second year in a row we’ve visited the wonderful Piper House. The central location is perfect for our whole family to gather from around the country. The house is brilliantly laid out for our party of 20 to gather and enjoy. We’ve spent many wonderful nights barbecuing in the meadow or playing tennis on the brilliant outdoor court. On a rainy day we all fit comfortably into the upstairs living space for cards, charades or bananagrams. Kate is a brilliant host and we could have wished for a better location to all be together. Beautiful Stamford is only ten minutes away to grab your essentials for the stay or to enjoy its historic architecture. See you again next year!

Amazing bolthole
My friend and I booked Pipers House for a joint Birthday celebrating weekend with 12 other guests. The house is amazing, quirky and peaceful. We had a fun but chilled time. With Afternoon Tea delivered to the house and a private Chef to cook a beautiful meal, so we had no need to leave our accommodation.
Kate was very helpful before our arrival and during.

You must stay at Piper House!!!
Absolutely amazing house for a weekend away with family or friends!
Last weekend, 14 of us stayed in this beautiful house not far from Stamford for a hen do. We wanted something peaceful and quiet with somewhere we could do some Yoga and flower crown making and it was the perfect spot (there is the option of a yoga studio at a small additional cost).
Kate and Matthew were wonderful hosts and stayed out of the way but were equally very helpful when we needed them. They both did a fantastic job of showing us where everything was and the house was very well equiped and lots and lots of space.There are also plenty of bathrooms which was another plus for us. The house was really quirky and was beautifully designed, something that ticked another box for us!
The views were amazing and lots of land around with good spaces for children if you have them and a lovely terrace area with the option of a fire pit.
I am really hoping we find the opportunity to come back again! Thank you so much Kate and Matthew!

Great house
The house is lovely - clean, nicely decorated, comfortable beds. There were 14 of us, and there was plenty of room to be together, and a separate snug area if anyone wanted a bit of peace. Very quiet location. Katie was an incredible hostess - friendly, informative, responsive. Would definitely return

Aunby is a charming village, rurally located, in rolling Lincolnshire countryside. Abundance of walking, cycling, water sports on either Rutland Water or Tallington Lakes. The Bird Fair, and of course Burghley Horse Trials within easy reach, as is Tolethorpe
