You'll be able to use a free to borrow Ipad within the confines of the villa
There are 3 TVs in the villa, the one in the living room is HD as well as there being two Apple TVs as well as there being a wireless sound system in the villa.
You'll have free access to internet at the villa.
In the basement you'll find a pool table and a dart board.
Parking area for +5 cars if needed.
A big BBQ area is located at the terrace outside the kitchen
Beach towels are provided but you are required to wash them, let them dry and be ready for the next holidaymaker
Changeover day is Saturday unless specifically arranged.
English speaking representatives will help you if needed.
Heating for the pool costs 200 Pound per week
Using the pool table is a one-time fee of 30 Pound (only reason for this is protect the table from miss use)
To confirm the booking you will have to pay 25% of the lease, non-refundable.
The remaining 75% and a security deposit of 400.00 Pound 30 days before arrival.
The security deposit will be returned within 72 hours after leaving the apartment and confirmation that nothing has been damaged, to the account you specify.
The arrival time is after 16:00pm, and the check-out time should be by 10:00am
Lovely relaxing villa. Would advise having a car because the buses are 4 hours apart .Everything you need for a family holiday is included .Swimming pool,pool table,darts,bicycles,helmets,play station and tennis court next door.Villa is huge ,with plenty of room spread over 3 floors.Very clean and full of high tech gadgets.

We stayed in Falcao da Montanha for 2 weeks in July/ August 2018. What a fabulous place...10 minutes from Foz do Arelho and a real treat to stay in. From the friendly welcome when we arrived, we were well looked after whilst being left to enjoy our holiday in peace. Robert, the owner, was great with communication and the team that look after the property excellent.

Absolutely recommended!
Stayed as part of a family group - 3 generations. We all enjoyed it very much. The villa was modern, spacious and very well equipped. The standard of cleanliness exceptionally high. A car is necessary as it is a little out if the way but it is possible to walk to local restaurants and bars and a good little supermarket. The pool was a good size but very cold, even in August. We had to ask for the heating to be put on. The caretaker was very helpful. The music system was excellent and the iPad was very useful. We loved the pool table and the darts. We were not sure if the tennis court belonged to the villa exclusively as it was used by other people.
Overall, only really one complaint, there were 8 adults and one child in our party but there are only 6 sun loungers. It would have been nice to have enough sun loungers for all the adults. The 2 senior citizens and 2 pregnant ladies in our party each had one which left the others fighting over the remaining 2 beds. Would love to return!

A VERY COMFORTABLE HOME WITH LOTS OF EXTRAS
Lovely modern villa with pool. Lots of space. There is no hot tub, it is just a jacuzzi/bath. The rep was very helpful. On arrival we were left water and basic foods which was very welcome, though I would like to have been told this before our trip to the supermarket rather than afterwards. Tennis court next door but no fence round it made it very difficult to play. Pool needed heating on September. Beautiful rooms. Great pool table, darts and 2 bikes in good condition, but rather too hilly to go far. Very private. Very little in village of Nadadouro but several restaurants only 10 mins away. Leclerc supermarket in Caldas da Rainha is excellent. Make sure you visit Obidos. Evening is best as it is less busy.
Great sound system but quite complicated to use. Has UK satellite if it works. Wonderful screen comes out of ceiling along with projector to watch films, TV, gaming etc, but instructions not that clear. There should have been 3 TVs - we had one.
Lovely separate dressing room in master bedroom. Hangers provided, as well as en suite.
Wonderful huge beach in Foz do Arelho.

Amazing Villa and great location
This villa has everything you need for a great holiday. 8 of us stayed (5 adults and 3 children) 4 large bedrooms, well equipped kitchen and a great swimming pool plus all the gadgets including British satellite TV, a cinema screen and PS3. It's vey near to the beach and lagoon which are great for swimming and shallow enough for children to enjoy. The owner is extremely helpful and we would definitely visit again.

Fantastic modern villa!
We have just returned from this villa where we stayed with another family ( 4 adults, 4 young children). The villa is very spacious, modern and well equipped with a good sized swimming pool and outside seating areas. The master bedroom is very large with a great walk in wardrobe and big en suite bathroom but all of the other bedrooms are of a reasonable size too. The main bathroom also has a Jacuzzi bath which the children loved!
There is a pool table and dart board in the basement and tennis court next door which kept the boys entertained- and also use of two adult bikes which was great for an explore around the area. The 'cinema' in the lounge was amazing, we struggled to work it out at first but as soon as we did we watched several movies (lots of choice).
The area is extremely quiet with no traffic noise at all, just the odd bleat from the goats at the back! You definitely need a car to get about, it is around 3-4 minutes drive down to Foz beach which is beautiful, but I could list lots of places worth visiting in the area. The village itself does have a few restaurants/bars and the locals are very friendly.
We arrived late at night around 10pm but the key was easy to access and it was lovely to walk in to fresh bread and stocked fridge. Another bonus is there are about 6 large beach towels you can use so save the space in your case!
I wouldn't hesitate to recommend this villa, enjoy!

Very nice place that has everything.
Very good house that is brand new. Lots of space for everyone and everything in the house is to a very high standard.
Kitchen works really well and the close by BBQ makes it easy to cook outside if desired.
The location is quiet with no disturbing traffic close by. There is a tennis court right next to the house that can be used.
Golf and beach life is not far away but a car is reccomended in order to reach them easily. The teenagers in the family took surfing lessons at the close by beach and enjoyed it immensly.
All in all a very posititve stay.

No regrets, will come back 4 sure.
This is one of those free standing modern Villas where you feel there’s no suggestion of corporate mass production, just a sincere desire to make the place as stylish as possible. If you really want privacy, this is the place. I have no problem to recommend this recidence. May I suggest bring spouce and move in with friends, family and entourage. Hire car is a must as it is located north of Lisboa. Golf and beach around the corner ( 5-10 minutes in car) Town center & market 15 minutes by car. But why go away, the pool 5 meters away is great.

The Falcao da Montanha is located near the Óbidos Lagoon/Foz do Arelho and only 45 min away by car from the Lisbon airport using the A8 highway.
Porto airport is about 2h 30min (by car) north of the villa.
From the Lisbon airport it is possible to get to the villa using metro/buss to Caldas da Reinha and then continuing with taxi for a few minutes.
