Villa Pinecliffs is a luxury villa for those who wish to relax in a quiet setting. Guests can explore the amenities of the 5 star Sheraton Resort and Golf Club on a non-resident basis, as well as the bars and restaurants located within a short walk. Falesia Beach is a short walk away, famous for its sandy beach that stretches along the Algarve. The villa has been completely refurbished, and is equipped with Satellite TV (with many English channels) and high-quality solid furniture inside and out. Nice big villa which was perfect for our large group of 12! The villa was in a great location near local bars, restaurants and shops. It was also within easy travel distance of some lovely beaches, the water park and the airport. The villa was clean and the pool was heated which meant we could use it all day. The owner was really accommodating when we needed to slightly adjust the dates which was really appreciated.
There were parts of the villa that needed some work - some doors didn’t close very well, the shutters were hard to move and light fittings were not finished.
We only had one bath towel plus a very small hand towel each which wasn’t really enough for a whole week. We could have done with a couple of extra ones plus a couple of extra pillows as there was only one pillow each.
We were not able to use any of the facilities at the Pinecliffs resort which was disappointing. Even the bars and restaurants were not available to use unless you were staying in a room/apartment at the resort.
It was good for what we needed which was a large villa in a good location with a heated pool - but I don’t think we would stay again.

Family Holiday - July 2022
Review
We have just returned from a weeks holiday in the villa. We were a party of 11 (6 adults & five children).
We had a bit of a tricky start as our airport transfer didn’t arrive when we landed. We pre-arranged this via the villa owner and followed the necessary instructions however had to make quite a few calls to rectify and were waiting over an hour for collection then the minibus wasn’t big enough so we had to wait for a car to accompany. A little bit of a stressful start especially as one of the children in our party had fallen unwell on the flight but we did manage to get sorted.
Upon arrival at the villa, it stands quite impressive on the corner plot and the pool is a lot larger than appears on the photos. The pool temperature was spot on and this was cleaned a couple of times whilst we were there.
The villa itself would benefit from some TLC and a freshen up. Some of the beds are damaged, one of the parasols was damaged, there were holes in walls where doors had been opened and unfortunately we had quite a big issue with ants in the kitchen area, particularly around the kettles.
There is also an issue with the bedroom close to the kitchen as there is hardly any storage and an issue with the shower door. My father in law unfortunately slipped and upon returning home and visiting the hospital, he does have a broken bone in his ankle.
To give some positives, the location of the villa is great. We had some lovely walks through pine cliffs, down the beach and to Falesia square. We didn’t have a bad meal throughout our stay and the restaurants were all great value for money with amazing staff in all. I would certainly recommend Lagosteira and FR Sabores. We did have a couple of visits to Albufeira also via taxi which were reasonably priced and we booked via the app. The taxi rank at the end of the road is perfectly placed.
We visited Aquashow, arranged via the tourism company opposite the supermarket in Falesia Square. This could be an amazing place to visit as there are so many slides / facilities however due to the time of year and Portuguese holidays, the queues were huge, waiting around 1 hour 30 mins for each slide (we managed 3 all day) and 55 minutes queuing for a burger & chips at the snack bar. Having previously visited Zoomarine at this time of year, this was a little unexpected and it felt very chaotic throughout the day.
Overall we did have a good week, there were just a few niggles which really let the Villa down. The kids all had an amazing time which is what matters and it felt fantastic to be back in Falesia which is one of our favourite places to visit.

Heerlijke vakantiewoning
De locatie van de villa is ideaal, supermarktjes, restaurantjes en het strand allemaal op loopafstand. De villa is ruim opgezet met genoeg badkamers/toiletten. Een klein beetje onderhoud aan de kastjes in de keuken en badkamer zou geen overbodige luxe zijn, maar verder alles tiptop voor elkaar. We arriveerden al vroeg op de dag en vertrokken op de laatste dag wat later, dit was geen enkel probleem. We werden door de prima transfer service geregeld door de eigenaar opgehaald en mochten meteen gebruik maken van de villa. Het was er schoon en netjes. Het zwembad is heerlijk voor de warme dagen en ook een ritje naar het centrum van Albufeira is kort en niet duur. Wij waren met een groep van 12 dames en hebben ons prima vermaakt, een mooie omgeving en fijne villa om een lang weekend te verblijven. Absoluut een aanrader!

Lovely location
The villa itself was looking a little tired in the bedroom areas although the beds were very comfortable and we all got a good nights sleep. I have never known a pool so hot I made such a fuss about the pool being heated dare I say it was actually too hot .the sunbeds around the pool were very comfortable although a few more towels would have been handy.
The location was great as it was just a short walk to the pine cliff resort where we ate at a few of the restaurants it certainly enhanced our stay.
We all had a great few days

Fantastic Villa
Wow, this villa is situated in the perfect location, it is walking distance to the shops/restaurants and beaches.
The pool was amazing and the villa was perfect for us.
It is a great family/friends Villa with plenty of room and everything you would need.

Excellent
After a hiccup on the 1st evening everything was wonderful. Villa was well equipped- it needed some essentials though- washing up liquid, cloths etc and it would have been nice to leave some tea ,coffee and water especially after late arrival.
The staff was lovely, anytime we asked for something ( obviously appropriate), Miguel sorted things immediately.
The jewel in the crown was the outside place and pool- fantastic. It really suited for all the family- 4 generations.
Despite the the stupid restrictions caused by Covid, we had a superb holiday.

Even better than expected
Everything was perfect! The house was big enough for the 14 of us and well equiped. The pool wasn't that clean the day we arrived but they came to clean it the day after. The manager was super kind and provided us with a new toaster when we told him the existing one was not functioning well. The Falesia beach is 5 minutes away by car and there are many restaurants nearby. I highly recommend this house for big groups especially for the perfect quality-price relation.

Villa for seven
Great location..great size villa .would of given the villa a 5 had it not been tired.. all needed a bit of tlc.. bathroom cabinets are very worn and water damaged.wardrobe doors look tired as do the bedroom doors..a lick of paint here and there would brighten up the villa.patio furniture isn't as photo suggest.which was slightly disappointing..saying this would 100 per cent stay again...and would recommend the villa.

Great stay
Our party of 9 (6 adults, 3 children) stayed at the villa for a week at the end of August. We had a fabulous time. The villa is perfect for large groups, very spacious. The swimming pool is great as is having the pool table and table tennis table in the outdoor area. We didn’t need to have the pool heated but it’s an option if required.The location is excellent, off the main road on a quiet street, with the five star pine cliffs resort on the doorstep and only a 2 min walk to shops and restaurants. There are 2 very good supermarkets in walking distance and it’s only a 10min drive to the local Lidl and Aldi. There is an open top sightseeing bus which picks up on the main road and goes to Albufeira and Villamoura - the 24 hour ticket is valid for 2 full days. The only issue we had was that the TV didn’t work and we couldn’t access the security box - we did report this a couple of times but no action was taken by the property managers. Would highly recommend a stay here

Family Holiday
Just returned from 10 days here with my family. 10 adults, 2 young children. We had a Fabulous time. Villa had everything we needed and very spacious. AC in every room was superb and loved the pool. Few shops and restaurants/bars nearby and Albufeira and Villamoura taxi ride if you want a bit more choice. Jim and Miguel very helpful, always responded to queries and quick response to fix AC in main living room. Fantastic holiday, villa ideal for big family group. Definitely recommend to others.

There are plenty of Bars and restaurants just beside the villa, depending on what you like to eat there is plenty of fresh fish, Peri peri chicken, mixed salads, and the best fresh orange Juice.
Felesia beach offers a perfect option for those who want to enjoy a sandy beach with beautiful views.
Albufeira is one of the top holiday destinations in the Algarve. With its mix of New and Old Town. The old town remains an unusually pretty village with its narrow cobblestone streets, twisting lanes of whitewashed houses and terracotta roofs above a beautiful spread of beaches. In the day time walk around all the local shops and have a drink in one of the many Bar's and Restaurant over looking the picturesque beaches. In the night watch the town come alive with street performers and music . In one of the many great Restaurant's why not try chicken piri piri one of the local dishes.
In the New Town you have late Bars and Discos open in the early hours. With some more great Restaurants. Also don't forget about Slide and Splash, Aqualand, Zoomarine all with in 20min drive and some of finest golf course with in 10min drive.
Albufeira is the largest resort in the Algarve with excellent golf courses within easy reach. Located in central Algarve.
It has 300 or more days of sunshine annually. The Spanish border is only 45 min on the A22 Eastward, it is possible to get a ferry to Morroco it approx a half hour crossing.. Vilamoura (resort) is only 10 min away, it is a Golfers and Yachting paradise. The largest shopping centre in the Algarve is less then10 min drive, located in Guia village, 'Shopping Algarve' Complex has everything, Cinemas , 10 Pin Bowling Fast food outlets , restaurants + all the main high street shops.On the opposite side of the road to 'Shopping Algarve' you have the Retail Park with all your electrical and home needs. Lisbon + Fatima can be seen on a day trip by train from Albufeira station.

We can be flexible on the date you check in and check out. The standard check in time is 14:00 and check out 11:00. We try to be as flexible as we can with this, where other bookings permit.
If the sofa bed is required an additional £50 will be required on the prices quoted above. We can supply cots and highchairs at no additional cost.
In order to process your booking we will require a 25% deposit with the remaining amount due 6 weeks prior to arrival.
If you are looking for a stay of less than five nights, please contact us for a quote as there is a short stay supplement and unfortunately the website is unable to calculate these increased rates.
The pool can be heated upon request. We would recommend through the Summer months that this is not required as it is heated naturally through the direct heat of the sun. If you do wish for the pool to be heated please request a price as this varies at different times of the year.
