We enjoyed the most generous welcome from our hosts, Roberta and her beautiful family. Arriving several hours later than promised, we were greeted with an assortment of locally (and some personally) prepared foods and drink. A perfect end to our journey from the UK, and start to our 10 day stay.
Accommodation is a tastefully modernised traditional farmhouse. The hosts live in a similar house within the grounds, thus available if needed, but otherwise leave guests to their own devices and to enjoy the amenities...
...which are exceptional. A wonderful pool, hot tub, adjacent conservatory with own fridge, a range of inflatables for the kids, basketball hoop, hammock, loungers etc etc. There's even an indoor wellness spa which we scarcely used as weather was glorious, but could be a godsend on rainy days.

Giorgio's tour of his Balsamic vinegar production was an eye opener. Some barrels aged 40+ years and not yet decanted! This was followed by an incredible meal prepared by Roberta & Giorgio accompanied by local wine and their own Limoncello and Walnut liqueur. Befitting of a 50th birthday celebration!
Location is great for exploring. We borrowed bikes to cycle to the nearest village, drove to nearby Modena several times, visited Bologna by car, and took day trips to Venice & Rome by train.
Didn't visit the nearby Ferrari/Ducati etc. museums - but they were our standbys in case of bad weather.
Tips:
. book Rome/Venice trains via Trainline in advance. First class is a worthwhile/inexpensive upgrade
. park (for free) at Castelfranco Emilia station and get train to Bologna for change to Rome/Venice
. a gondola in Venice is easy to pick up. Prices are set. No need for advance booking
. be careful not to drive into LTZ (Low Traffic Zones) in Modena etc. Be vigilant for signage
. local Trattoria Nosadella is amazing. Great atmosphere, great food - and incredibly welcoming to their sole English speaking guests
. the Paverotti Opera House is un-snooty and stages regular productions for 20€ or so. When in Italy and all that...
Book it if available - you simply won't find anywhere better!

A wonderful stay
We spent an amazing week at Casa delle Noci. The place is wonderful and Roberta and Giorgio were fantatstic hosts. The location is to close to Moderna, Bologna etc and the place has all you need. Both bathrooms have just been refurbished and there is AC throughout.
They provide lots of extra touches which make a difference, breakfast pastries, cheese, bread, eggs, wine and even a cake. Plus lots of Pool toys for the kids.
The BBQ and outside eating areas are perfect for lunch/dinner.
Would strongly recomend this place.

Lovely Pool and hot tub
We spent a very relaxing week here, the outdoor space is really nice. Lovely pool, hot tub, gas BBQ area and outdoor eating areas which is exclusive to guests. Good quality sun loungers with pool towels provided. The surrounding countryside is flat farmland, so whilst you don’t get any views, it’s great for running and cycling.
Apartment was perfect size for our family of four; very well equipped smallish kitchen, aircon in bedrooms was a bonus, slightly dated but functional bathrooms. Spotlessly clean with lots of spare linen. Breakfast provided included juice, coffee/tea, milk, ham, cheese, long life pastries and biscuits.
Roberta and her husband were very friendly and welcoming, kindly agreeing to keep the two large dogs inside as our daughter is dog-phobic. Nice restaurants and wine tasting within a 10 minute drive.

Fantastic Experience
My family stayed in casa delle noci as part of a 2 week trip to Italy based upon the fantastic reviewed. We were not disappointed. Roberta went above and beyond in helping us with our stay from booking an appointment for a visit to a cheese factory to a restaurant in Modena. The apartment is out in the country side and very quiet. I slept very well here even with 2 children under 5. My children very much enjoyed playing in the orchard and walking around the property as well as riding the bikes and playing with their dogs. We planned on having a relaxing time in Modena and this place certainly helped! I would definitely recommend and would stay again if in the region!

Peaceful and Serene...
We had an amazing stay at Casa Delle Nocci. We were there for 4 nights in early October.
Roberta and Giorgio welcomed us with open arms from the minute we parked our car!
Roberta showed us around the apartment we had rented which took the whole upper floor of one of the 2 buildings on the property. The other building is their house and where Giorgio makes his balsamic.
Our apartment had all the comforts of home. Full kitchen with a dishwasher, cappuccino maker, toaster and microwave. The fridge had been filled with groceries for us (deli meats, cheese, milk, eggs, juices fruit, and 2 types of wine!). Roberta had baked a fruit pie and made homemade bread for us as well. Not only was her baking superb but also incredibly thoughtful.
Each bedroom as decorated with a different colour. The bathrooms were not only spacious but also luxurious! Not at all what we expected in an old farmhouse!
Everything was impeccably clean!
There were 2 dogs and 2 shy cats on the property. The dogs were locked up when we arrived and when they saw us greeting the cats in such a friendly fashion, we were asked if we were ok with dogs being around. We are definitely pet people and loved having them around us. They stayed respectfully outside of our apartment at all times. I am sure that if we had said ‘no’ to the dogs, they would have been kept away from us. We found it comforting to lie by the poolside with dogs at our feet.
The hot tub was brand new and was perfectly heated for our arrival.
All towels and linens were supplied and we were shown where to get more if needed.
The farm is a large pierce of property, all fenced, with fruit trees and walnut trees. Overall, we were about a 8-10 min drive from ‘civilization’. Perfectly far enough to find peace and quiet!
Roberta made a her own 3 types of liqueurs. We loved the limoncello one and purchased a few bottles of it to take home.
Georgio taught us how he makes his balsamic and shows us all the different barrels with different aged balsamic. His tour included a taste of different ages of balsamic. We also bought some small bottles to bring home to share with friends.
Overall, this is the most incredibly place. I cannot say enough good things about it.
It was luxury in the middle of a peaceful countryside.
We hope to be able to come back one day!!!

Oh, and while we were there. We went to 2 fabulous restaurants, each within a 10 min drive.
1. La Mucca Argentina. Authentic Argentinian beef. Super friendly family atmosphere.
2. La Quercia de Rossi. Fabulous authentic Italian. Wish I could have brought some food home!

Perfect stay
Our family of four had a fantastic time. Ideal location, excellent pool and facilities and Roberta and family were always very helpful, kind and generous. This is a super relaxing place to stay. The orchards and fruit were a great extra and we had everything we needed. And the air conditioning kept the evenings lovely and cool.

soggiorno in relax
Villa accogliente, pulitissima e con colazione fantastica. La villa è in campagna ma vicino a Modena, ottimo relax nell'idromassaggio riscaldato. La villa è grande e arredata con gusto, i letti sono comodissimi e il riposo è assicurato. La cucina contiene tutto per preparare la colazione, macchina caffè da bar per cappuccini e caffè espresso. Toast, yogurt, prosciutto, formaggio, succhi , brioche, biscotti.......tutto buonissimo.
Soggiorno fantastico da ripetere.

A HOST THAT GOES THAT EXTRA MILE
My wife & I arrived at Casa delle noci on the Saturday having spent three day's travelling, driving through France, Belgium, Switzerland, & Italy. When we arrived we were met by Roberta & her husband Georgio, Roberta showed us around the villa, to get to the villa you have to climb some stairs as it is all on the 1st floor over some garages, the villa was immaculate & Roberta had left us with several choices of Breakfast cereals, bread,milk, biscuits,fruit, sweets, prosecco & wine. we chose the main bedroom with the ensuite but used the other shower because it was a walk in not over the bath as the ensuite was, we rarely used the living room as it was so hot we sat out under the veranda when we were not in the hot tub or swimming pool, on both the Wednesday's we went out to both Venice & Florence by train, Roberta & Georgio drove us to the station & picked us up after a long day, then Roberta prepared & gave us a meal after both outings,(what a host), BALSAMIC VINEGAR & wine are made at the villa which you can buy, we would have given the villa five out of five but one of the things we wanted was a restaurant in walking distance, the nearest restaurant was three miles away & because the Italians take there holiday's in August a lot of the restaurants were closed, the weather was fantastic, very hot sun everyday but the downside to this was that there is a farm a little up the road & my wife and I suffered with a lot of bites, also it helps if you are an animal lover as there are two dog's & three cats at the villa, that said we wanted to take the cat's & dog's home with us. My wife & I had a very relaxing holiday & like to say a big thankyou to Roberta, Georgio & Family for letting us share your home.

Meraviglioso
Immerso nel silenzio della campagna modenese, Casa delle Noci è un vero paradiso.
L' ampio appartamento è molto confortevole, pulito e accogliente. Completamente a nostro uso, vi abbiamo alloggiato per due notti; eravamo in 7 amici, quindi abbiamo sfruttato le tre camere e il soggiorno con il divano letto.
La cucina è dotata di tutto, compreso il necessario per una colazione ricca e abbondante (macchina del caffè, bustine di the, nutella, marmellate, brioche di ogni tipo, crostata, cereali, ecc.).
Vengono forniti inoltre teli mare per la piscina, asciugamani, biancheria da letto, set di cortesia, phon in entrambi i bagni.
A nostra disposizione c'era la piscina e la vasca idromassaggio che gentilmente i proprietari ci hanno consentito di usare anche in tarda serata.
Volendo si possono utilizzare due barbecue e pranzare o cenare all'aperto sotto due verande.
Roberta e la sua famiglia sono persone splendide, molto ospitali e disponibili; ti fanno sentire veramente a tuo agio!
Vicino alla struttura ci sono molti luoghi da visitare: oltre a Modena si possono raggiungere piccoli borghi caratteristici con rocche e castelli, percorrendo strade panoramiche nelle pittoresche colline modenesi fermandosi in una delle numerose trattorie/osterie per gustare i piatti tipici (gnocco fritto e tigelle).
Sicuramente da consigliare sia per gruppi di amici che famiglie.

Outstanding stay
We have just returned from a week at Casa Delle Noci and it was amazing. If I could give more than 5 stars I would. Roberta is the perfect host. She is there but does not intrude on your holiday in any way. The apartment is immaculate and has everything that you could need or want on holiday. Roberta also supplies a vast amount of breakfast foods for your stay: fruit juices, croissants, bread, jam (homemade), cheese, ham, eggs, herbals teas and coffee. She also gave us a welcome bottle of local wine and a homemade cherry tart for our first cuppa. It was lovely. We were blessed with perfect weather and the pool, jacuzzi and outside space was well used. We were also able to pick grapes straight from the vine. We were looking for a quiet restful week and this was the perfect place for that. A car is essential as you are in the country but there is a small village about 2kms away with a pharmacy, small food shop and a cafe/bar. We had a fabulous time and hope to return again in the near future. Thank you for everything Roberta, you are a star.
