The bedroom has a fridge and A kettle for tea/coffe.
The private bath is provided with towels, soap, fon and all you need.

Best hospitality in Rome
Matilde has created a wonderful accommodation for travelers. Rooms are spacious, clean comfortable, and well appointed
The building is a grand dame vintage Rome building set on a quiet street near the Vatican and train station
Great location that allows you to feel like part of a neighborhood and able to access urban and historic attractions
The best part though is Matilde herself
Warm, kind, knowledgeable and helpful she is always available for a question or request
As we departed she had fresh pastries to send us on our way
After we left she let us know immediately that we had left some things behind and went out of her way to mail them to us
That's Matilde!
And that's why she calls it best friend BandB. By the time you leave you feel like you've made a new best friend;Matilde

a little bit of a tricky booking
I have to say first that the conditions are good, the rooms are clean and beatiful. You can make coffe and tea in the room, and in the little room you have a dressing and bath. For the bigger room, with the extra bed, the bath is on the hall and is no dressing. The big minus, is that the beatiful pictures (most of them) you see a <family room> where you don`t enter. We did book the property and thoght that we will have acces to the bigger room, so that in the evening not to run from one restaurant to other, or spent the evneing quietly as a group, with some board games, but the only "facility" that we were allowed to use is the hall where you have 3 armchairs and a little table.
After all the owner, Mathilde, is nice, and friendly, but the conditions were not what we expected. And it was not very cheap.

thank you for your review.
I think it is not so nice give us " °°° bubble" because i think you did not pay attention in reading the description of "For My Friends B&B".
Anyway some Tips could be useful for the future guests:
1) The main mistake You had made was that you had booked a BED and BREAKFAST while probably you would like to book an entire apartment.
2) I copy and attach the description i wrote on the website so you can verify :
"We offer 2 bedrooms with 2 baths to our guests.
The "Sun room" is a double bedroom with a king size bed and bath en-suite.(2 guests: € 99,00 for night)
The "Starfish suite" is a triple -quadruple Bedroom on two level and it has two king size beds.(3 guests € 121,00 for night; 4 guests € 154,00 for night)....Each bedroom has a small fridge with snack, juice, etc, a kettle for tea and a
coffe machine Nespresso......."
3) The part of the appartment that you mentioned with a kitchen is that reserved to the owner.
4) At the end but not the least i would like remember you that the price you payed was cheap: you have payed about 200 euros for 2 bedrooms and two bathrooms (4 guests) plus the hall for the night of December the 31th with breakfast included, small fridge with snacks, kettle for tea, coffe and mineral water unlimited and also a bottle of champagne for the toast New Year.
This price was more low than the medium price in the center of Rome and it was an offer reserved to Flipkey clients.

Great Place to Stay
We had the Starfish and the other room. We had two young children (3 and 4 years old), and 3 adults in our group. We thought we would have more room and that the two young children would have a separate place to sleep, but that wasn't the case. There was a loft in the starfish room, but we did not want to put our two young children up there, the stairs could be dangerous. However, once we setup a sleeping area for the young ones with some blankets, we were very happy with our stay. They do have an iron and ironing board if you need it. The breakfast place was also very nice. Overall it may have been a little smaller than we had hoped, but the location is very good and the hosts are excellent. I would not hesitate to recommend this place for a great stay in Rome.

Fantastic place and excellent hostess!
We stayed in the "starfish" room, and finding a king size bed in Europe was a treat. Matilde was so very nice and helpful. The place was very well located and was very neat and tidy, and is everything advertised. Thanks Matilde, we did throw coins in the Trevi fountain which means one day we will return to Rome and can't wait to stay with you again!

Great apartment with a lovely patio.
Although we only stayed one night at this apartment, Matilde was a wonderful and gracious hostess. The refrigerator was stocked with wine, fruit and snacks. She arranged for our transportation from the airport and even made a dinner reservation at a restaurant nearby. The apartment was well appointed and met our every need. Matilde's spacious patio was a wonderful place to spend the evening as it was quiet and the plants adorning the patio were lovely. We would highly recommend this lovely apartment!

Herrliche 7 Tage bei Frau Matilde Pavone > For My Friends B&B Vatican City
Wir waren vom Sa. 07.05. bis Sa. 14.05.2016 in Rom und hatten das große Glück die richtige Unterkunft gebucht zu haben! Wer eine Unterkunft in der unmittelbare Nähe vom Vatikan (ca. 5 Min. zu Fuß) sucht und auch noch in relativer ruhiger Lage nächtigen will, dem sei das „For My Friends B&B Vatican City“ von Matilde P. sehr empfohlen!!! Die Anlage ist sehr sauber, ordentlich und gepflegt und sehr ruhig für ältere Paare und auch für eine Familie mit Kindern sehr gut geeignet! Ein reichhaltiges Frühstück (Kaffee, Tee, Milch, diverse Säfte, Käse in versch. Sorten, versch. Sorten Brotaufstriche, Toastbrot, Croissants, auf Wunsch auch Sandwichs und Eier, und vieles, vieles mehr) ist hier selbstverständlich Wir möchten uns auf diesem Wege noch einmal bei Frau Matilde Pavone für ihre grandiose Betreuung und das reichhaltige Frühstück bedanken. Die Haltestellen der öffentlichen Verkehrsmittel (Metro, divers Buslinien, Straßenbahn, etc.) liegen in unmittelbarer Nähe der Unterkunft und sind preiswerte Transportmittel zu den Sehenswürdigkeiten von Rom. In aller nächsten Nähe befinden sich jede Menge Restaurants, Pizzerien, Eissalons, kleine Supermärkte oder auch der Carrefour-Supermarkt und viele fliegende Händler mit allem was das Herz begehrt!

Quality Experience
Way above the pack, 2 bedroom two bathroom B & B.two showers. Quality breakfast superior to other breakfasts at any B & B in Europe. We have stayed at over one hundred B & B's.
The property is very clean, neat and tidy like your own home and very quiet. Suit older couples or family, 4 adults. Many quality restaurants within 500 meters.
Very handy to Sistine Chapel 700 meters and 300 meters to Metro.

Posto Meraviglioso!
Sono tornata per la seconda volta in questo B&B con un'amica a distanza di due anni.
Il servizio è stato ineccepibile. La camera e il bagno sono ordinatissimi e molto puliti; si trovano comfort di ogni genere (phon spazzole addirittura piastra per capelli e gel!).
La Signora Matilde è davvero molto ospitale, disponibile a venire incontro ad ogni necessità dell'ospite, davvero gentile e discreta.
La colazione è molto varia e ricca, con cibi dolci e salati, si può avere ciò che si vuole.
La posizione è estremamente comoda, a due minuti a piedi dalla fermata della metro e del tram e a dieci minuti a piedi da piazza San Pietro.
Ci tornerò sicuramente e consiglio vivamente di alloggiare in questa struttura!

The residential neighbourhood is quiet but lively, dynamic and interesting, full of bars, Trattorias and pizzerias, pubs, wine bars, both Italian and foreign restaurants, shops, cinemas, theatres at your fingertips. All you need is behind the corner! From here you can easily reach all places of interest on foot or by public transport. The right choice for vivereal prepare your holidays in Rome: You will not regret.
Getting around
You have different options to reach us from Fiumicino airport. Each of them takes you to Termini station to take the subway line there.
FR1 Train (8€, every 15 mins) OR Leonardo Express Train (14€, every 30 mins) OR Shuttle/Terravision Bus (~5€) to Termini Station
From Termini Station take the Subway Line A (Red Line, direction Battistini, 1.50€) to Ottaviano
From Ottaviano two minutes walk (250m) to Via Famagosta 8
Alternatively the complete Taxi trip to the B&B is 48€
