The house is one of the original houses built in Old Town and is located in a quiet picturesque side street. It has a large comfortable lounge with dining area leading in to the fully fitted kitchen. There is a modern flat screen TV with Freeview and DVD and a log burning stove, perfect for a cozy evening on a winter weekend away. The sofa converts into a 6 ft bed allowing the house to sleep 8 people comfortably, complete with guest toilet downstairs. As is traditional with these houses, there is an internal courtyard leading from the lounge and kitchen, an ideal place to enjoy breakfast, lunch, read a book or simply relax in the shade. The house also has free Wifi throughout t allow you full access to the internet.
Upstairs are the three bedrooms and we offer the option of renting the property with either 2 or 3 bedrooms. All are tastefully decorated and the two double bedrooms have vaulted ceilings. The master bedroom is ensuite and has large French doors on to a balcony overlooking the street. The second double bedroom has built in wardrobes and is directly adjacent to the family shower room. The third bedroom has twin beds and shares the family shower room.
A major plus side for this property is the roof terrace complete with a large percola which gets the sun all day long. There are sun loungers to catch the final day's rays after a day at the beach.
With the whole of Marbella within walking distance you may not find the need to go elsewhere but if you do a short 10 minute taxi ride or bus joourney will take you into Puerto Banus.
Airport transfers can be arranged and will take you directly to the property.

Great location centre of the Old Town everything close by
This property has not been reviewed since 2017 and I think the reason is clear when you get there. There has been a lot of work carried out to the rear of the property by the adding hotel it would appear and this has had some effect on the property which I think my not have been let as much when this work was being carried on. It is also up for sale so obviously the owner will not be continuing in the rental business much longer. The communication and help from the Property Manager Jane was great helping us by providing an addition key and allowing us a later check out with our cases. She also provided excellent support when we could not connect to the internet and got an almost instant reply.
The location of the house on Calle Montenebros is really great very quiet but close to all the restaurants and not far from Orange Square or the the beach and close to the local market ideal for this who want to spend some time in the Old Town itself or spend 10minutes to get to the beach.
The bedrooms upstairs were clean and comfortable and the AC helped quite a bit when we had 30 degree temperatures. one has an ensuite and the other is close to the bathroom. There is a third bedroom with two single beds bt we did not use that. Downstairs the kitchen has everything you need but we ate out every day so only used the kitchen for breakfast. There is a downstairs toilet and a small lounge /dining area.
We had no real complaints but we think because of the adding work and the impending sale the property has become a bit "unloved" and is tired in some areas. The upper roof terrace has been neglected and the pergola did not work properly. The internal courtyard where some covers had been stored in a container were damp and full of mildew. These shortcomings did not affect our stay as we were out most of the days. we did not report any of this to Jae as it is obvious to anyone visiting to clean or maintain the property as I said earlier it has just in my view become "unloved"

Lovely apartment in old town Marbella
Very nice apartment with a lovely roof terrace. Situated in the outskerts of the old town it's in walking distance both to the old town an the beaches. We were two couples with a two year old child. The bedrooms are rather small so we put the baby cot in the living room. That worked very well as we always stayed on the terrace in the evenings.

Badly managed
I have thought long and hard about what I would say. And I'm waiting on the return of my deposit. I've stayed a lot of places. I'm afraid I have to start with negatives:
- arrived 3pm on a Saturday. I'm used to being greeted by agents (JR) but knew this wasn't the case. So with key code, let ourselves in. It hadn't been cleaned, dirty sheets, used towels in the shower. Completely unacceptable. Took me a while to get hold of Jane, the agent, who basically forgot we were arriving and arranged for cleaners to attend. You're paid not to forget. I even thought about arranging a hotel that evening. We went away for 3 hours and it was sorted, but not the point. What if I'd arrived 8pm on a Sunday?
- level of cleaning was questionable to me. I'm not OCD but not good enough. Didn't feel clean.
- complete neglect of outside spaces. The roof terrace is a great space. But the sofa has many missing cushions, and the ones there are dirty; the sun beds none - which are covered in bird crap. The table was FILTHY. See previous reviews.
- kitchen facilities good but mostly as a result of previous visitors leaving stuff
- no aircon downstairs so you have to use upstairs to make sure the house is cool
Good things:
- location is great for the old town. Same street as hotel las moradas. Hub of night time dining
- lots of space
The agent is failing the owner. I tried to get some compensation, albeit token. Nothing more than 10% of my next booking offered. I don't revisit places. I gave a second chance. No response. I expect a retort. But read my previous reviews and understand that I'm giving you good advice! Look for alternatives.
BE AWARE THAT IF THERE ARE ONLY 4 of you using 2 beds you can save €250. 2 of us got stung for the full £ even after complaining.

This a hands up and agree with regards to the house not being ready for the clients arrival! We did however as soon as advised get the house turned around immediately. The clients did not make us aware of the state of the terrace and if she was not happy we would have sent the cleaners back. I agree it was not a good start to the holiday but I can assure future guests that this is the first time it has happened.
It is our standard practice to offer a 10% discount of any future booking however as the client did not want to book again we refunded 100€ as compensation.
The house is advertised as a 3 bed however to give clients flexibility we can offer a discount if only 2 bedrooms required and this is clearly stated in the listing and you do need to request this at time of booking.

Excellent choice for stay in the Old Town of Marbella
This was my second long-term stay at this location. The house is clean, reasonably well furnished (except roof top garden) and the location is among the best for anybody who wants to enjoy the Old Town. This house is not for people who want to be on the beach.Kitchen and bathrooms (3) are in top-notch shape, beds are good and the living room is comfortable. There are heaters in almost every room so even on cold days (and yes there are a few in Marbella)one can keep the house warm. For parking I suggest the Central Market, they have long-term rates (wish the property manager would have told me that). They are all kinds of shops and restaurants within steps from the house. The Orange Plaza is 3 minutes away and so are other important sites.Again as I said last year one of the best choices for Old Town Marbella. Why only four stars. The roof top could be an excellent place to enjoy the warm nights however the owners have allowed the furniture to deteriorate and with a few hundred Euros this could be easily taken care off.Another shortcoming is the limited TV program which is only important for long-term renters such as me.

Perfect location in Marbella old town
Great communications and very accommodating with arrival and departure times. This is a beautiful house in a very pretty street and the owner has thought of practically everything. The kitchen looked beautifully equipped although we never used it as there are too many excellent restaurants nearby. We thoroughly enjoyed our winter weekend break here. The hopefully constructive comments we would add are that as we couldn't be bothered to buy logs and light a fire everyday on holiday we had to make do with the electric radiator to heat downstairs which wasn't brilliant but did keep the chill off. There are no dvds so don't forget to pack some and probably quite importantly, there is a major renovation going on at the rear of the property. We were fortunate as the builders finished mid-afternoon on Friday when we arrived and started again 8.00 am on Monday morning the day we were leaving. I think during the week this currently may have quite an impact on your stay here which is such a shame as it is completely out of the owners control and quite a common problem we have found when booking rental accommodation abroad.no problem for a weekend break though

We are very sorry you did not enjoy your holiday and thank you for your feedback. We have carefully investigated everything you have written about and also made immediate contact with the guests who took up occupancy immediately after you.
They have assured us that the microwave is indeed working (perhaps you were unable to follow the instructions?) and that the standard of cleanliness is fine. We do not doubt you when you tell us it was not acceptable when you stayed there but we trust this was an aberration. In the past five years we have had only two incidences of cockroaches, an occurrence which is not unknown in warm climates, but we think the extremely low incidence rate shows that they are not a problem.
The cushions and soft furnishings are nearing the end of a season's use and will be replaced as normal, unless we were to replace these a few times a year it is unavoidable that they will show wear at this time of the year.
Your comment about all the positive reviews being from friends is unreasonable. The site upon which we advertise our property is in English and our advert is in English so it is unsurprising the reviews are in English.
Finally, it is also unreasonable to complain about a neighbour having some building work done during the time you stayed, there is obviously nothing we can do about that.
Despite the above we hope you still enjoyed the beautiful surroundings of the Old Town.

Fabulous location
This is a great townhouse located in a very pretty street in the oldtown of Marbella.
We are a group of friends and it was perfect for beach restaurants and the shops. If you have young kids or are elderly this is not for you as there tiled steps up to the bedrooms and steps out of the bedrooms and into the bathroom.
There are however 2 bathrooms and a downstairs toilet which was great when a few travel together.

Marbella benefits from 320 days of sunshine a year! Walks and outdoor activities are very much enjoyable all year around. The Old Town offers an abundance of local & independent shops and dining options shouting the Andalusian culture. Wander around the narrow streets without a map and you'll find many traditional tapas places. Marbella beach promenade, within walking distance, is one of the most stunning boardwalks on the Costa Del Sol. Stretching over 7 miles (12 km), it is flanked by the Sierra Blanca mountains, dotted with palm trees and flowers, bordered by shops and 'chiringuitos' (open-air beach bars and restaurants), locals and tourists enjoy cycling & more. Bike and scooter rentals can be found along this walk.
