Despite the private tranquil location the cottage is right in the centre of the beautiful Cotswold town of Chipping Campden and ideally suited for exploring the famous Cotswold towns, villages and countryside. The cottage was totally renovated in 2014 and with the aid of interior designers, it combines traditional character with modern facilities/equipment, contemporary décor and above all comfort. It accommodates a maximum of five people in three bedrooms with two bathrooms (one en-suite). There is secure off-street parking for one car with additional free parking on the High Street. The Cottage is an ideal retreat for those looking for a peaceful and interesting holiday home with modern amenities such as wireless Internet access, flat screen TVs, and a well presented and equipped kitchen. DESCRIPTION: Approaching from Chipping Campden High Street, old oak gates access Dragon House, its Cottages and grounds. The path leads you passed The Old Brew House and The Old Stables to reach The Cottage. The solid door opens into the hallway. There is a living room off the hall which has oak flooring, original beams and a wood burning stove together with comfortable lounge seating. There is a flat screen TV with built in DVD player and free wireless internet access. Also accessed from the hall is the attractive kitchen which has a modern electric oven and hob, refrigerator, freezer, dishwasher, microwave, washing machine, wine cooler, kettle and toaster. The stairs lead to Bedroom 1 with super king size or two single beds (on request), flat screen TV & DVD player; Bedroom 2 with a king sized beds and an ensuite shower room, flat screen TV & DVD player, and bedroom 3 with a single bed, flat screen TV & DVD player and the Family Bathroom which has a bath, wash basin and toilet. Outside, thereis a private patio with a dining table and chairs. The path continues to the car parking area, beyond which are the main gardens with outdoor seating and charcoal barbecue (shared). The gardens in the spring and summer are of particular note being a traditional English Walled garden including a pond. Other equipment/provisions in the cottage include Fire blanket, Fire extinguishers, Smoke alarms, Iron (on request), Ironing board (on request) Clothes drying rack, Travel cot without linen(on request), High Chair (on request). A small quantity of initial consumables are provided for your convenience: - tea, coffee, sugar, toilet roll, soap, bin bags, J clothes & scourers, washing up liquid, salt & pepper. The local shops on the High Street cater for most needs including a convenience store open from 7am to 10pm, delicatessens, bakery, butchers, green grocers to name but a few. HISTORY: The Cottage, The Old Brew House and The Old Stables are in the grounds of the Grade II listed Dragon House, which has a varied history, believed to date back to the late 1500s. Dragon House and its long grounds were known as a “burgage plot”, which was a strip of land where people both lived and earned a living. In the earliest chartered foundations, predating the Norman Conquest, the burgage plots were simply the ploughland strips of pre-existing agrarian settlements. In towns like Burford and Chipping Campden, Bromyard in Herefordshire, and Cricklade in Wiltshire, the property on the road frontage extends in a very long garden plot behind the dwelling even today, as English property boundaries have remained very stable. Dragon House is one of the few remaining in Chipping Campden. The earliest record of a sale of the freehold was in 1619, by Benson and Jenks, when the property became The George and Dragon Inn. It was one of the oldest pubs in Chipping Campden. Further records in the Campden Rate Book show William Wyatt as the owner in 1821 and the value of the George Inn, the shop (now a hat shop), the outbuildings (now the holiday cottages) and the garden of 1 rood 28 perches was approximately £10. It was common for publicans to have another trade and in the 1841 census William Wyatt is described as a “butcher and publican”. The old deeds confirm that one of the barns was used for the butchers trade. In 1892 William Wyatt's son sold the “pig sties” (currently garage) “Trap House” (The Cottage), Slaughter House” (The Old Stables) and “Brew House” (The Old Brew House) to Flowers Brewery. Until 1854, when “railway time” was introduced, the town hall clock in Chipping Campden was regulated by the sundial on the front of Dragon House. The sundial is dated 1690 and was added after the house was built. In 1918 there were 22 pubs in Chipping Campden and the police decided that a cull was required. At this point there were 17 men lodging in the Dragon Inn barns for hay baling and the police said that the path at the side of the Inn from the High Street to Back Ends made it difficult to police (this is now a private path from the wooden doors at the front, along the side of Dragon House and past the holiday cottages) Despite an appeal, the George & Dragon Inn lost its license. More recently, in the 1930s the barns and stables were used as storage for a greengrocer who had the little shop on the High Street (now a Milliners). In the 1970s Dragon House was refurbished and run as a B & B with the barns left to fall into disrepair, although a pottery studio operated from one. The barns and stables were renovated and refurbished as luxury holiday cottages in 2014. Key Features: Occupancy - The maximum number of occupants is four people and unauthorized over-occupancy is a breach of the terms which may result in cancellation of your booking and additional charges. Arrival and Departure - Your cottage will be ready for your arrival from 3 pm onwards and departure time is 10 am at latest please. Access is via a key safe so a late arrival can be accommodated if required. Pets - Up to two dogs are accepted subject to a charge of £20 per dog. It is a condition of occupancy that dogs remain downstairs, are not permitted on the furniture and must never be left in the property on their own. Dogs must be kept on leads at all times within the grounds. Heating - The cottage has gas fired central heading and a log burning stove. An initial supply of logs is provided (further supplies available locally) and gas and electricity are included in the rental charge. Housekeeping - When a letting exceeds seven nights a mid-stay clean, linen and towel change is included in the rental. Additional housekeeping services may be available on request. Children - Travel cot (without linen) and high chair available on request. Although the gardens are enclosed children should be supervised outside at all times. Refuse - Please place any mixed refuse in the large green bin marked “Grundon”. No smoking is permitted throughout the cottage. Accessibility Health & Safety - The cottage bedrooms are in the eaves so has restricted head height in places that may be of concern to guests with limited mobility or those carrying babies. The smoke and CO detectors only operate by sound so anyone with severe hearing difficulty could be at risk.
