Double patio doors from sitting room lead into a large west facing secluded garden which is shared with the main house owners. The dining area seats up to four people. The kitchen area is fully equipped with fridge freezer, microwave oven/grill/conventional oven, ceramic hob, dishwasher, washing machine, toaster and kettle. The spacious master bedroom has a super king sized bed. If required, and by prior arrangement, this bed can be split into two single beds. The room also comprises a large built in wardrobe and storage area. In addition, a single bed can be set up in the sitting room area if required (an additional charge would apply). The Annexe is also equipped with: • Gas central heating with thermostatic control of each radiator • Unrestricted complimentary access to the internet via dedicated, secure Wifi • Iron and ironing board • Fire extinguisher, fire blanket, smoke alarms, emergency lighting and safe • Welcome Pack (tea, coffee, fresh milk, flowers and toiletries) • Ample parking available in private, paved and illuminated courtyard Situated off a private cul de sac, the Annexe is in a central but quiet location near to shops and local services, just 200m from the local bus route. The Annexe provides the perfect base for you to visit the numerous attractions and international events throughout the year. These include the International Edinburgh Festival, International Film Festival and International Book Festival. In addition, there is Edinburgh Castle, Edinburgh Zoo, the Scottish Parliament, the Royal Yacht Britannia, the Forth Road and Rail bridges, the extinct volcano in the heart of the city "Arthur's Seat" and Holyrood Palace to name but a few. Distances to local facilities are shown below: • Bus Stop to/from City Centre: 200m (city centre only 15 minutes by bus) • Post Office: 300m • Chemist: 400m • Supermarket: 400m and 700m • Bank/Cash machine: 400m, 500m, 600m and 700m • Airport Bus (Princes Street): 4.0km (2.5 miles) • Art Galleries: 3.0km (1.9 miles) • Princes Street: 4.0km (2.5 miles) • Royal Mile: 4.5km (2.8 miles) • Edinburgh Castle: 5km (3.1 miles) • Parliament/Holyrood House/Park: 8.0km (5.0 miles)

A real home from home when exploring Edinburgh
If like me you thought there wasn't much to do in the Edinburgh area then think again. We stayed 4 nights at the Annexe and visited Edinburgh Castle, Hollyrood Palace, the Royal Highland Show, saw Bon Jovi in concert (30 minute walk to Murrayfield Stadium from the Annexe), explored the Royal yacht Britannia and had lunch in a michelin starred restaurant in Leith (Tom Kitchen). I'd recommend them all (depending on your music tastes). A bus goes from the bottom of the road every 15 minutes into town (just make sure you have your £1.30 ready or the driver gets grumpy). We drove to Leith where there is ample free parking. The Annexe is immaculately clean with everything new and everything works as it should (not surprising as we were the very first paying guests). Fantastic big bed, a comfy sofa each, a file of local information with those all important take aways included, a DVD collection that we didn't even have time to sample and the owner (Fiona) was always next door if we got stuck.

A gem of a place. Beautiful, relaxing area close to Edinburgh.
We were looking for a place to spend a rejuvenating weekend, but wanted to be close enough to all Edinburgh had to offer. And the location was fabulous, there is a woods 10 minutes away with views to the sea and a zoo close by as well. The bus stop to Edinburgh City Center is two minutes away and runs every 15 minutes, just give yourself at least twenty five minutes to get to Princes Street. The beach at Cromands, is also 25 minutes away, is magnificent and completely accessible by bus The Annex apartment was a dream! Better than I hoped – and than it looked in the photographs. The bedroom was wonderfully furnished and extremely comfortable - feather pillows and blankets, lamps everywhere. There was a wonderful starter pack in well appointed, lovely kitchen. Every touch was thought-out and perfect down to the clever hanging soap holder in the shower and the make-up light above the mirror. The warm red living/dining room furnishings, leather couches and Sony flat screen made it slightly difficult to leave. The garden is way larger and prettier than in the photo! But that was the least of it. Fiona and her husband were wonderful! They were there for anything that we possibly needed - their service extended well beyond the ordinary. I didn’t have an adapter for my laptop, I was loaned a laptop cord on the spot and two adapters showed up on my doorstep the next morning. I even received an email informing me that I had left two sweaters behind and that they were being posted to me! All in all, a perfect stay – we didn’t want to leave! Thank you!

feels like home ....
very nice , comfortable , fully equiped , really makes you feel like home , in a very nice location 15 mins from the city center and from city's exit to other locations....hope to go there again sometime and wishing to find places like that in other vacations....

I wanted to move here!
The apartment was wonderful, very peaceful location. It was a little hard to find, but once we found it we were ecstatic. It was clean, comfortable, and beautifully furnished. We felt so at home, and even had a friendly dog and cat to visit with. It was very easy to get to the bus and to Edinburgh, and then to come back to such a peaceful place. Additionally the neighborhood has a large supermarket, a fish and chips, chinese food, a pub, bank, and exceptional Indian food take out. You are located next to a elementary school, but it was not in session so very quiet in summer. The owner is very helpful and welcoming. The apartment was her mother's before she had to go to care facility and has been completely remodeled. Every appliance and TV as well as wi-fi. If I had more than 5 stars I would give them to the Annexe. We traveled for 2 1/2 months in Europe and this was one of our favorite accomodations.

Truly exellent
This annex is really luxury.The lady owner was the most friendly person we have met in Scotland,she is a nice person.We will certainly book again should we go to the festival. Thank you Fiona for a lovely stay.

A little gem of a place, near to town but so quiet too.
This was the first time we'd tried anything other than a budget hotel, it was a birthday weekend and we wanted something nicer but still with an eye on the budget and The Annexe fitted the bill. We found it easy to find by car with the owners map and instructions and there was ample parking out front. The owner Fiona met us personally and gave us the fullest of tours around The Annexe - from a cafetiere in the kitchen, flowers in the lounge and wind up torches in the hallway, they've thought of everything. We found the local information pack was very comprehensive, and made finding buses in and out of Edinburgh a doddle. Having driven from Bristol it was lovely to let someone else do the driving, and so much cheaper than our local buses too. We were also very appreciative of the owners suggestion for Sunday, the End of Festival Fireworks were amazing. The local area has takeaway's, a lovely pub with great food (and music when we were there) and a few small shops, all within a few minutes walk. The only downside was having to leave, getting home after such an amazing stay is always a bit of an anti climax. I'm looking forward to visiting again next year.

Aboslutely beautiful.
I can't recommend The Annexe highly enough. The owners were friendly, welcoming and efficient, with all our requirements anticipated and met. The apartment is beautifully prepared and thought-out, designed and furnished with care and attention to detail, and a far cry from the bare-minimum / cheapest option approach often found elsewhere. Private parking was a huge advantage. The location is ideal - close enough to be a short bus ride / drive into town, but far enough away from the hustle of the centre to be a quiet hideaway too. I could go on but suffice to say that I can't fault it in any way - very highly recommended.

Photos and descriptions dont do it Justice - why stay elsewhere in Edinburgh?
Marvellous welcome, wonderful roomy and comfortable property equipped better that any other apartment we have stayed in in many years of travel. Really safe and private parking, greenery everywhere and constant birdsong only 10 mins from the crush of the city. Bus to city centre 2 mins away, takeaways, pub, bank, supermarket in a pleasing safe clean "village" like enviroment just 5mins down the road. One of the most comfy beds ever found away from home. Only problem after long days out it was just too comfortable for us to be tempted out again in the evening but thats a problem that was good to have. Thank you Fiona and Al for creating such a lovely environment it was far far better than any hotel stay could ever be.

Excellent accommodation and location for Edinburgh and surrounding areas
The Annexe provides excellent and well appointed accommodation for a couple wishing to explore Edinburgh (a 15 min bus journey) and the surrounding areas. We went for the festival and The Annexe provided an excellent base with everything you could want in a 'home from home'. The owner has thought of everything from washing-up liquid (and dishwasher tablets!) to super soft towels. We would recommend The Annexe without hesitation.

Luxurious and relaxing holiday apartment
The apartment is perfect! All very modern but still very homely. The bed was the most comfortable one I have ever slept in! We were up for the festival but spent one day just relaxing and enjoying cocktails in the garden. The owner (and her dog!) were really friendly and had thought of everything that we could need for our stay - a welcome pack with details of things to see and do around Edinburgh, bus timetables, Festival Fringe information and breakfast supplies. It took us slightly longer than expected to get into town but I think that was due to diversions in place for the festival. I would highly recommend this apartment and will definitely be returning myself.

Originally a small village, Davidsons Mains and Blackhall now form part of the City of Edinburgh. The area has virtually every conceivable amenity within a few minutes walk of the Annexe including shops, supermarket, bars, chemist and Post Office. In addition you can stroll through the local park and access Corstorphine woods or walk the 3km to the edge of the sea shore. <BR><BR>There are few UK locations offering such a mixture of activities, features, relaxation and entertainment all within a few minutes journey time. <BR><BR>The area is served by a number of bus services and journey time to the city centre by bus is only 15 minutes.
