This property shares a a private vestibule area with the Blair St Burns apartment next door and is therefore an excellent choice for larger groups or families who want to be close to each other. This bright , elegant self catering apartment is furnished and decorated to a high standard to make your stay as comfortable as possible and offers a host of contemporary and period features. Located opposite Mercat Tours and the Edinburgh Vaults (the underground chambers where Burke and Hare would find their victims). The apartment is on the lower ground floor of the building with a view of the street to the front and from the bedrooms at the back. On entering the building there are 4 steps up to the main door and then 8 stairs down to the apartment. The historic Old Town is a UNESCO World Heritage site boasting a wealth of charm and character. Main shopping and commercial thoroughfares are within walking distance and include high street retailers , fine restaurants and fashionable bars. The property is extremely well placed for the many famous historical places of interest including galleries, museums and theatres. Edinburgh castle is a short 400 metre walk up the Royal Mile which is a mere 50 metres from the flat. The Palace of Holyrood House and Scottish Parliament can be reached with a short walk downhill. The Grassmarket and Royal Mile offer a superb choice of specialty shops , restaurants, bars , coffee shops and boutiques. . A Sainsbury local and Tesco express are only 5 minutes away on North Bridge. A wide variety of bus services are available nearby and Waverley train station is a 5 minute walk. * All gas & electricity costs are included in the rental. * Linen and towels are provided. * A modest amount of complimentary tea and coffee for arrival * Ironing facilities and a hair dryer are provided. * Street parking is available but is expensive, various longer term parking solutions can be given. * The airport bus drop off point and main railway station are 5 minutes walk. Restrictions * No smoking is allowed within the apartment. * No pets. * Although on the first floor, there are a small number of stair to negotiate and therefore may be unsuitable for some people with disabilities. 4 Steps from street to building door and 8 steps down internally to apartment door. * No lift is available. * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties. Access Arrangements A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated). Please note that arrivals after 19:00 will incur a range of late arrival fee. **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period. A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

Great Stay in Excellent Accommodation
Stayed here for one night with my family. The apartment is spacious, has excellent facilities and is well lolcated. We had everything we needed and our stay was trouble free. The apartment is spotlessly clean. You have everything you need for a short stay, or a long one and the apartment is situated around 50 yards from the Royal Mile and located near to all the main city attractions. I would definitely recommend it for a stay.

Great base for visiting Edinburgh
Four of us stayed 5 nights. This apartment in Blair St turned out to be a great base for our visit to the fringe. It is very close to the Royal Mile and within easy walking distance of Waverley station. It has two nicely decorated and comfortable bedrooms at the back, and despite being in a very busy road, noise wasn't a problem at night. The kitchen and lounge are quite small, but well equipped and are slightly below pavement level, so a little bit darker than the bedrooms. The inner Hall and bathroom have no windows so are a bit gloomy. There is a Sainsbury's and Tesco close by. We would stay there again.

Fantastic Home Base for the Fringe Festival
This cozy, 2 bedroom flat was the most amazing location, just steps off the Royal Mile and within easy walking distance to Fringe venues (particularly The Pleasance Courtyard). Of course it was a short walk to everything on the Royal Mile, about halfway between the Castle and the Palace of Holyrood House, and literally across the street from the Blair St. Vaults where Mercat runs its underground and historic walks office from. Lots of great restaurants nearby, and we especially loved The Advocate Pub which became our "local" for our stay and was just steps up the street. (There are a few steps up and down to access the flat so that could be a consideration for some people but was not an issue for us).

Good location convenient to many of the main sites
We were a group of 4 adults who stayed in the apartment in July 2016. The apartment was ideally located and within walking distance of many of the main attractions in Edinburgh. The apartment was clean when we arrived and we all had a good stay. The beds were comfy and the heater worked well on the colder days. Wifi was good too. We did have to wash some clothes as we were in the middle of a 4 week holiday to Europe and it would have been nice to have a dryer as we were only there for a couple of days. The bathroom was fine although the water pressure was lower than we are used to in Australia and as a result the toilet takes a while to fill, but that was a small niggle in the whole scheme of things.

Fantastic location
We have stayed in Edinburgh for the Fringe quite a bit over the years. I have never found such a fantastic location. There were five adults in our group, which made life cosy, but manageable. As it is a basement flat, the phone signal was dodgy, but that is understandable. The Wifi provided was pretty good. The kitchen had everything we needed, the beds were comfy and the bathroom was fine. Dave was friendly and helpful, and we got an email before we arrived telling us about local restaurants which I thought was a nice touch. Even though it was right in the centre and next to some late night venues we were not disturbed by noise. All in all, a great place for a short break

Can't beat the location
Three of us stayed in this apartment during a visit to Edinburgh in May 2015. It met our needs and contributed to a great experience. GOOD: 1. Location. Just off the Royal Mile, we could walk to everything. 2. Safe and secure: We felt fine coming back late at night. 3. Super clean 4. Comfortable beds 5. Limited stairs. Seems like many of the Edinburgh rentals are up multiple flights of stairs. JUST KNOW BEFORE YOU GO: 1. There's a switch in the hallway to turn on the hot water for the shower. We ended up having to call the host thinking the water wouldn't warm. 2. European rentals might be different than what we're used to. We had to go out and buy toilet paper because that's not included (there was a partial role left from the last visitor). 3. It's advertised as having a dryer, but it does not have a clothes dryer. There is a washer. This was a huge disappointment for us since we packed thinking we'd be able to do laundry before we left Edinburgh. 4. The host wants a call as you're leaving the airport and is somewhat inflexible about this. He was courteous, but not overly helpful. When asked about what restaurants nearby were good, all he could say was that the one up the block was open. I find it interesting that they've gathered reviews back to 2011 that seemingly are related to this property. We were the second party to stay in this unit, so it's only been a rental since April 2015. If you look closely, the previous reviews do not relate to this specific unit. It was comfortable and the location was great. I would recommend to a friend if they knew and were okay with the issues listed above.

Great location, lovely apartment and very helpful manager
This apartment is in a perfect location, only a few hundred feet from the Royal Mile and directly across the street from the Mercat Tours office. There are two pubs on the street but there was only rare street noise on weekend nights. The apartment is clean, well furnished, well-stocked and well-maintained. Glenn Ford and Dave Stewart could not have been nicer, graciously accommodating one very unusual request. There is lots of natural light in the apartment but it is down a few steps from street level. As a result my phone gave me poor cell/mobile reception in the rooms but it was fine if you went up a few steps. It may have been related to my phone service provider. I would rent this apartment again without any second thoughts.

Great Find
This apartment was an excellent find and I'll certainly stay again when next in Edinburgh. The apartment itself has all the home comforts one would expect and is bright and fresh in a quiet setting but right in the heart of Edinburgh just of the Royal Mile. It's like home-from-home with tv and wifi and the beds are exceedingly comfortable too. Would certainly recommend.

Excellent apartment in a superb location...
We used this apartment as our base for the weekend when taking part in the Edinburgh marathon. It was in the perfect location, close to everything we could have required including a five-minute walk from the start line. Excellent service provided at the meet and greet, no waiting around. The apartment was clean and spacious and ideal for our needs. We would definitely stay here again and would recommend it to others wanting to stay in a central location to explore the city.
