The Coach House sleeps 8 adults + 2 children in 4 bedrooms with 4 bathroom/shower rooms. Its main feature is the huge living area incorporating the original stonework and arches of the original old Coach House and the breathtaking vista into Kinblethmont woodlands through the glass fronted sunroom area. The walled garden and its play area, orchard and large terrace area is a short walk away.
High quality materials have been used throughout from the solid oak staircase to the polished granite work surfaces in the high-specification kitchen with all modern conveniences.

It has a 3D TV with Sky channels and a DVD player as well as free WiFi ( rural connection - approx 2 Mb) for the times you feel like staying indoors.
The patio area is accessed from the sunroom french windows and has tables, chairs and loungers allowing you to make the most of the better weather . Or if you prefer, the sunroom area itself is a suntrap and has chairs for relaxing in allowing you to watch the world go by, do some bird spotting (we provide the binoculars) or simply to keep an eye on the children as they play outside.
There is a double bedroom downstairs with a shower room next to it and the large family room upstairs can sleep 4 with twin beds, a day bed and truckle bed and it has a TV for DVDs. The other large bedrooms are a twin and a king. All twin beds can be made up as doubles so the house is pretty versatile easily accommodating 4 couples, 2 families or an extended family group.
The Coach House is attached to 'The Stables' which has its own entrance at the opposite end of the building and its own garden areas. The two properties can however, be joined for larger groups of 12-14.
A high chair and cot can be made available on request at no extra charge.
Why not hire some of our bikes and see the area at a more leisurely pace.
Kinblethmont House holds 4 exhibitions a year in the art gallery and entry is free, so well worth a visit if your stay coincides.

Interaction with guests: There are several cottages on the estate and the owners live nearby. Laura is always hand to answer any questions or deal with any issues. She will contact you the day after your arrival - usually by phone to made sure you have settled in.
Access to the cottage is via a key in a lock box.
Excellent holiday home for all ages, in lovely green surroundings with walks through the trees to a great playground in the huge walled garden. Plenty of space, very well equipped and comfortable. You could enjoy your stay here without leaving the house and grounds. You don't need to be an expert to enjoy the variety of birds coming to the feeders - or hooting at night - and we all enjoyed the red squirrel also at the feeder. It is a great centre for exploring local towns and beaches and Edinburgh is only an hour and a half away by train from Arbroath over both the Tay and Forth Bridges.

Perfect for a large group get together
We booked the Coach House and adjoining Stables cottage for a big family get together last summer, our first since covid restrictions. We quickly realised we had chosen very well. Our accommodation was outstanding, equipped and furnished to a very high standard., offering all we could possibly need. The surrounding woodland and nearby gardens offered something for everyone. Kinblethmont staff were always helful and on hand to answer any questions. The local area provided good eateries and lovely coastal walks. It was such an enjoyable experience that we immediately booked to come back and have just returned from our second successful visit. We would thoroughly recommend time out in Kinblethmont. The perfect place to stay in such a beautiful spot!

The Coach House and Stables booked together can join via an internal door to make a large house that will accommodate 12 with beds for 2 extra children - so ideal for a larger groups. I am so glad that this group enjoyed the house and the estate and made the most of all our beautiful local area has to offer.

Wildlife, walks and a walled garden
We are fortunate to have spent many holidays on the Kinblethmont Estate, The Coach House being reserved for the whole family (three generations). The Coach House is beautifully appointed and ideal as a base for family holidays, tempting as it is, to remain in the seclusion of the beautiful estate with its abundance of wildlife, walks and walled garden with its children's play area but used as a base for visits around Angus, it really comes into its own. We cannot recommend the Coach House highly enough.

Its wonderful when guests make many return visits as these ones have done- it helps to inspire us to make improvements here and there to surprise our returning guests! There is lots to do on the estate and in the local area so many of our guests come back.

70th Birthday
We had a wonderful week at Kinblethmont Coach House celebrating my 70th birthday. The house is very well appointed and finished to a very high standard. There is loads of room with everything that is required for a very comfortable and relaxing stay. The walled garden is a great place for kids to have fun and adults to relax. Something I wouldn't hesitate to book again.

Please be aware that many gas gun bird scarers are in operation in the fields around these accommodations.
The guns start firing at 7am and continue every few minutes until dusk seven days per week.
For those unfamiliar with these devices they make the same noise as that made by a shotgun.
It would be advisable to check with the owner before your visit to find out if the the gas gun bird scarers are in operation.

I am so sorry that these guests did not mention that they were bothered by the bird scarers during their visit. We have a lot of amenity woodlands one estate and this is one of the factors that means that we have a lot of problems with pigeons eating our crops over the winter and early spring. Gas bangers are one of the ways of keeping them at bay - the maximum firing rate is every 1/2 hour. However if they are causing bother please let us know and we will make adjustments to suit - we can be contacted 24 hours a day and are very responsive to guest requests.

Fantastic family venue
We were eight adults celebrating our son's 30th birthday . The house is wonderful..the modernisation of the house is first class: accommodation is warm and inviting. We have been in many houses in Scotland and Europe but none has been as well equipped. The estate is stunning and would be super for families of any age mix. One highlight was seeing a red squirrel and lots of birds within feet of the house. We would definitely return.

Friends Reunion
This is a fabulous property. It is spacious, comfortable, light and cosy despite being really roomy. All furniture and furnishings are excellent quality and cleanliness and customer service excellent.

Fantastic
We were lucky enough to spend 4 nights in the Coach House in early December for a pre-Christmas family gathering. The house was fantastic, really clean and well furnished with so many thoughtful additions. The Christmas tree was up and decorated and we had copious amounts of logs for the wood burner making it very cosy. The beds were really comfortable as were the couches. We have several walks through the grounds and agreed that the house was fantastic and suitable for any time of year. Thanks Kinblethmont team. It was great!

A Perfect Place
Wonderful weekend at Kinblethmont for family get together. 12 adults but it’s a very spacious house. We found all the accommodation to be of a very high standard but still homely and comfortable. Bonus points for kitchen area which was extremely well equipped, anything you might possibly need is there. Jessica and her team have thought of everything. Sorry we only had a few days to enjoy it. Hope we can return before too long.

These guests rented Kinblethmont Coach House and the adjoining Stables together which with 6 bedrooms comfortable sleeps 12 adults.Whenthe 2 cottages are joined together we set up a long table with lots of room for everyone.

Within 10 minutes drive of Kinblethmont there is the historic town of Arbroath with its Abbey, atmospheric harbour, Hospitalfield House and cliff walks. The award winning beach of Lunan bay is very close and there are award winning restaurants in Auchmithie and Inverkeilor. Of course you do not need to leave the estate to have a relaxing time with its woodland walks, walled garden and why not hire one of our bikes for a day or two.
Getting around
This is a rural area and you will need a car if you are if you are going to do much exploring. Arbroath is about 4 miles away and you can get taxis to/from Arbroath and trains/buses from there. Uber does not operate in Arbroath.
