This renovated 1 bedroom barn conversion affords traditional accommodation; exposed beams and Norfolk wood floors sit alongside modern appliances - Pheasant Barn is all on ground floor level making it potentially suitable for wheelchair users or those with limited mobility (ask for more details). The barn is ideally suited to a couple. On entering the barn you will be greeted by the high vaulted and beamed ceiling of the kitchen/dining area. This leads through to the living area with french doors on to a private patio. A door off the dining area takes you to a well appointed double bedroom with bathroom off. The new spacious bathroom has a large shower bath with power shower over. To the outside is a patio, lawned garden, BBQ and garden furniture from which to enjoy the rural views after a day exploring. Wifi is provided free of charge - we have good data speed suitable for our Smart TV's, etc to watch your own Netflix, etc. Alborough House Holiday Barns sit in the rural hamlet of Forncett St Mary just 9 miles south of Norwich and close to the Suffolk/Norfolk borders. Nearby attractions include Banham Zoo, Steam museums at Bressingham and Forncett and Wymondham Abbey. The village of Long Stratton is 3 miles away with shops and facilities and the market Town of Diss is nearby. The medieval city of Norwich is some 9 miles north. Dunston Hall some 5 miles away has a wonderful Spa and Golf course (open to non-residents) . The famous Norfolk Broads are within easy reach and perfect for a day exploring on one of the many boats for hire. The Suffolk Heritage coast is under an hour away and includes the famous towns of Southwold and Aldeburgh, popular for their coloured beach houses, fashionable shops and beaches, including some of the best fish and chips around. Also within reach is the North Norfolk coast, including seaside towns such as Cromer and the pretty town of Wells next the sea, famous for crabbing along the quay, Blakeney and of course the beach and stately home at Holkham. Slightly further away is the Queens Christmas residence of Sandringham, but still easily accessible for a day trip. Our converted barns are situated in a quiet and rural setting perfect for those looking to relax and enjoy the peace and quiet. Although rural, we are very well situated to be within striking distance of the many tourist attractions both Norfolk and Suffolk have to offer. Local villages offer some excellent pubs for those wanting to sample good food and real ales. Both our barns (see also Partridge Barn which is 2 bed + mezzanine sofa bed area) are equipped to high standards and offer the appealing combination of character features together with modern day central heating, kitchens and bathrooms. Both barns are equipped with hobs, fan ovens, microwaves, washing machines, irons/iron boards, TV and more. We are flexible with our accommodation and can offer sofa beds for young children in addition to the standard beds/bedrooms in our barns (please advise requirements prior to booking). We welcome well behaved dogs (see our terms and conditions for details) and each barn has its own self contained small garden. There is ample car parking available for our guests.

Lovely
Lovely barn, VERY quiet. Bed was too hard for us. If we had known that the dogs had to be taken off site for their toilet we would not had booked as all our party have mobility problems. Having said that Liz was VERY helpful and didn't ever insist that we take the dogs the dogs out. Would I recommend the barns yes, especially if all you want is peace and quite.

Glad you enjoyed the peace and quiet our barns provide yet being within easy striking distance if the many attractions of both Norfolk and Suffolk. Sorry to hear the mattress wasn't to your liking, it is a high quality, hotel grade, medium firmness mattress which hopefully suits the majority if our guests. We ask guests to try and a toilet dogs on the lane just a few yards from our barns but as you point out we don't insist on this and dogs are welcome to use the private gardens.

Great Accomodation
Pheasant Barn is a lovely barn set in the countryside overlooking open fields. The accommodation is high spec with a comfy bed and a lovely outdoor space. We received a wonderful welcome pack and a great welcome from John and Liz. I even had a message to say I could check in earlier as the cleaning had been finished. John was accommodating when I asked to bring an extra dog and then when my husband changed jobs and picked up his first shift I asked if my daughter and baby could stay instead at the last minute. They put a cot up in bedroom for us. The barn is located in an ideal place to explore the area with lots of days out all around. We visited the broads and North Norfolk from the cottage. It is not too far from local shops but rural enough that its peaceful and if lucky you may see deer in the field next to the garden. On our second full day I had a family emergency and unfortunately we had to leave suddenly. Liz was amazingly understanding as we had to leave straight away. I have never left a cottage without leaving it as I find it but liz and John were totally understanding again. I think i must have been the most awkward person staying there with my last minute changes and leaving out of the blue!! My only recommendation - I think it would be a good idea as you can take dogs that the website should say the fence is slated. The two cottage gardens are adjacent to each other so it may not be suitable for dogs that are wary of dogs they don't know.

Perfect for the two of us and our dog with lovely walks.
Nice and peaceful for a relaxing stay. Very well equipped for two people and pets. Within easy reach of some interesting places in Suffolk/Norfolk. Owners were very helpful and friendly and it was spotlessly clean.

Lovely place to stay
Had a long weekend at John and Liz,s barn.,we stayed in the pheasant barn.comfortable ,warm every thing you need in the barn..pet friendly .we liked the bed and biscuits for the dog ,and the treats for us ,i.e. milk ,biscuits and wine which were nice .Liz and John very welcoming .there are some walks about but mind the roads are a bit narrow in places as what you would you expect in a rural area.not from from towns and Norwich city center in easy reach .a few pubs about where can take dogs,we went Fox and hounds ,a small pub with food and character .if up this way again I would not hesitate to try and book the barn again ..so thank you Liz and John..highly recommend for a stay.,,John nag and Sadie dog

The Most Pleasant Pheasant You'll See!
Wow what a find. My partner and I stayed at Pheasant Barn for a week. It was exactly how we hoped it would be. Warm and cosy, stunning beams and furniture and really well equipped with lovely home cooked biscuits as well as a couple of bottles in the fridge upon our arrival. It was a delight to come home to after a day out exploring and wonderful to wake up and look out the french windows at the surrounding countryside. A brand new bathroom had just been installed and we were the first to try it out...very stylish. Particularly loved the waterfall tap over the basin and generous shower. Well done John! Thanks Liz for your great communication and warm welcome.Would love to stay with you again if we are ever back in the area. We wish you both all the best with your barns. Helen & Kiernan.

About the neighborhood
We are rurally located with superb views over open fields. Being close to the Norfolk/Suffolk borders, we are ideally placed to explore all the attractions of both counties from a tranquil base. There is a pub 30 minutes walk from the property at Forncett End (Jolly Farmers - dogs not allowed) and a dog friendly pub at Great Moulton (The Fox) which is a longer 45 minute walk for those who like a longer stroll. The roads by the property are very small and quiet making them perfect for walking or cycling. The area is very peaceful and there's lots of nature to observe. Altough we are rural, the major road networks are only 10 minutes away getting you to the city, market towns or coasts efficiently.
Getting around
Pheasant Barn is rurally located so you will need a car to get around. Norwich Park and Ride is approx 15 minutes away and taxi companies serve the area if required. The area is perfect for walking or cycling.
