Formerly a barn, this delightful detached property has been tastefully converted to a high standard and is one of three properties situated in the former Birkwray Farmyard, within the small hamlet of Outgate.
A stunning feature of the property is the south-facing terrace reached by patio doors from the first floor living room, which takes full advantage of the summer sun and the wonderful panoramic views. There is a games room, with a full size table tennis table, darts, and pool table. Lovely walks can be enjoyed from the doorstep, whilst Hawkshead lies 1 mile distant and is well served by a number of pubs and shops. Also 1 mile away is the renowned Drunken Duck Inn, with the local pub just 100 yards from the property.

Location - closely located to Ambleside and easy to find per the instructions provided. The back garden provides direct access to walking routes including Hawkshead (couple of miles) and Ambleside (5 odd miles) There is a Spar petrol station/supermarket (c. 5 mins drive away) to pick up any supplies you may need. Scenery magnificent. Wary Castle was a rip off but Lakeland Motor Museum was well worth a visit. Wrynose and Hardnott Passes are not for the timid!

The charming hamlet of Outgate is the setting for this delightful barn complete with traditional Lakeland inn serving real ales and bar meals. For fine dining, the famous Drunken Duck Inn is less than a mile away, with its own micro-brewery on site. Picturesque Hawkshead, with its numerous Inns and shops is a delightful half hour stroll across the fields, or a short 5 minute drive away and bustling Ambleside is approximately 4 miles away with numerous Inns, shops and restaurants to choose from.

Directions:
The address is Tock How View, Birkwray Farmyard, Outgate. LA22 0NH.
As you arrive in Outgate, from Ambleside, drive slowly past the Outgate Inn on your left, up a hill and turn left immediately before a house called Kitty Parrock down a narrow lane. Follow the lane into the farmyard and our house is the one at the bottom on the right. There is parking for 2 cars only at the bottom of the yard next to the house.
Please take a torch if arriving in the dark!
