Excellent apartment & perfect location
Fantastic apartment & perfect location. It's very close to nice bars & restaurants & 15-20 minutes walk to the town. The apartment has everything you need & more.

Wonderful weekend break
My partner and I stayed at the Burlington beach apartment for a long weekend with our two kids (6 &1 years old) during the school summer holidays. The apartment was in a great location for exploring, with the beach at the end of the road and just far enough away from the busy town centre. There was a lovely café on the corner, which would be a great spot for breakfast (I only managed to go for coffee – Next time!) and a well stocked grocery store just at the top of the road. The apartment was very comfortable, clean and well equipped, even the sofa bed was comfy. The only small negative we experienced was the bedroom door was super squeaky, so it was hard to go in and out of the bedroom without waking our little boy. We parked in the parking space downstairs which was really convenient - having 2 kids and lots of bags. All-in-all we had a great stay, and would definitely recommend

Best in Brighton
I love these apartments. Have stayed in No 8 and No 12 (twice), I wouldn't stay anywhere else in Brighton. The right balance of home from home and holiday let. Clean, super comfy, lovely bathrooms. Sea at the end of the road and super close to centre of town and bus routes out of town. Excellent all round.

Great stay in Kemptown
I stayed there last week with my wife and son. On entering, the flat was spotless and in very good condition. It’s a few minutes walk from the seafront and close to all the amenities of Kemptown. I’d definitely return if was heading to Brighton again. My only criticism was the noise of the dustbin men emptying the bins every morning but apart from that we had a lovely stay and I’d highly recommend trying it out

EXCELLENT
This perfect property owned by very hospitable and helpful owners is located in the heart of Brighton in a very nice and developed area called Kemptown. All the amenities are just nearby in 1-2 minutes walking distances while the beach is just at the end of the road which is only 5 minutes walk. one of the main Streets full of many activities is just 5 minutes away. The apartment is very well designed and nicely and neatly refurbished with every little detail you may need even more than you may think of. To be honest if you need a place in Brighon, you don t need to search more this one is much more than you can imagine.

A Hidden Teasure
What a wonderful little apartment. It was clean, safe and very well facilitated with all the furniture and gadgets you would ever need. The location is the real selling point of this place- the apartment is situated very close to the water and a suitable walk from central Brighton. The village it is located in , Kemp Town, is full of cool little cafes, pubs, bakeries , supermarkets etc etc,
Very good value for money. It was a joy to stay here,

Downtown Kemp Town
A well presented one bedroom second floor flat in the heart of Kemp Town, the secure off street parking makes this property very unusual. A lift serves the building so access to the flat is easy. The flat is well laid out, and newly refurbished. There is plenty of cupboard space in the bedroom and a really comfortable large double bed. The bathroom is new and functions well.
There are plenty of good cafes and pubs just minutes away, and buses to central Brighton at the top of the road. The seafront is also a minute away. Location, Location, Location!!

MOVE ASIDE ANY 5 STAR HOTELS IN BRIGHTON! FEEL PAMPERED HERE
Walking into the Apartment immediately made me and my family feel like we were in a bubble of luxury. Honestly felt like a Celebrity on entry. The "French" feel is magnificent. The attention to detail indescribable. The sheets, the duvet's - OH MY WORD - of the finest quality. And the BED - want one of them for myself. The Decor magnificent. And to think Laura (Laura and Paul are the Hosts) did it herself. There was not a single thing lacking. The Kitchen and Bathroom completely equipped. Everything spotlessly clean and in perfect condition. One Block from the Beach. 5 minutes to the Pavilion. In Kemptown area of Brighton. Everything in walking Distance (High Tea, Theaters,Family Pubs, The Lanes close by and all the wonders of the Pavilion, etc) . We all felt like "locals". Laura and Paul are super friendly, nice people who are ORGANISED. Everything was so delightful. The little extra's thrown in were such nice little surprises. I have stayed in some 5-Star hotels - and they do not come close to the comfort,the luxury, the detail, the feeling that you are welcomed and this is your luxurious retreat away from home. I could literally write an essay about our stay, but I will just end with this
: Book well in advance, Burlington Beach Apartments are gaining an international reputation. One almost gets the feeling you want to "stay in" for a movie night. The best is soaking up all the attractions of Brighton and then returning "home" to our magnificent apartment and cooking up a storm with all the latest and modern equipment. Thank you Paul and Laura - it was a wonderful stay!!! And will definitely return. I have already raved about your apartments to so many people so expect an influx of South Africans and Scots!

Almost perfect but....
Spent last weekend in Brighton with family and choose her as for three of us it seemed reasonable price compared to two hotel rooms which we would have needed.
On the morning we were due the owners emailed to give us a free upgrade for parking which was very helpful and much appreciated. I would definately recommend the on site parking - much easier.
The communal areas of these apartments are a bit old and tired. On first impressions i was worried what the apartment was going to look like. However that worry was soon gone as soon as got into the apartment - clean, fresh and everything you need including clean towels. The only thing i would say is the apartments look bigger on the pictures than in person.
Two improvements that would have our stay perfect was the lift was out of order the whole time we were there which wasnt ideal with a over 80 yesr old in our group - it made things difficult and the toilet seat in our apartment was too small for the toilet which meant it was difficult to sit on.
Other than that perfect stay!!

Hi Rebecca, thank you very much for your great review, we are delighted you loved our apartment and found it so clean and well equipped. As a family business we compete with large hotel chains and work hard to provide a real home from home for our guests.
We are sorry the lift was out of order during your stay, this has now been repaired and is working correctly now. Unfortunately some spare parts were required which had to come from Germany, hence the delay in reinstating the lift.
With regard to the communal areas, the apartment block underwent major renovations in 2015, and vehicle gates and CCTV were fitted for residents comfort and peace of mind. We are also planning to replace the internal carpets and doors this year, so future guests should find the apartments even more attractive!

Excellent place for a few days
We stayed twice for five days in July then a fortnight later for four days in August. The rebooking an indication we were very happy.
Stayed in Room 7 on level 1 the first time and Room 12 on level 2 in August.
Room 12 was a better room - better kitchen set up and it included a mini laundry with washing machine and a dryer. If you dislike stairs you might prefer level 1 - the lift was out of order both times but a lift repair mam was trying to fix it when we left.
Rooms are quite roomy and the fold out divan was handy when our son stayed.
The shops around are great. Antiques Cafe on the corner, the Butcher opposite and Bake Out (best Apple Danish 🌯) should all be sampled.
Was good having the kitchen - we cooked a few meals. Some really good pubs and restaurants around but good quality butcher, co-op and fruit/veg shops too.
Tiny ocean view and some tired carpet on the stairwells - a bit a care using the stairs recommended.
Parking ok - if a bit expensive and tight. Was good to have a safe park on tge second stay.
Definately worth considering. Will likely try to get im next time we're in Brighton.
