Lake View Cottage is a beautiful 4 star self contained rural holiday home. It was converted from our stables in 2010 and awarded 4 stars by the English Tourist Board. We have made many more improvements to the grounds since then and guests have said it is more like 5 star accommodation. The cottage sits within our grounds (KILN FARM) of 4.1/2 acres and includes a carp fishing lake, with summerhouse and jetty. We also have a 4 hole golf chipping green (or 5 hole over lake which is not for faint hearted)(clubs supplied). There are two games rooms one with pool table (£1 coin slot), table top football, small library and outdoor games. The other has table tennis and darts. We supply BBQ and lounge chairs. The accommodation, which is all on one level with a ramp and step entrance, has 1 double on-suite power shower room with sink and toilet. A twin bedroom with bathroom opposite. The lounge has a leather setee and very comfortable lounge chairs with French windows opening onto enclosed garden with view over small lake. The garden has table and chairs, also plenty seating areas around grounds. The kitchen has all the usual mod cons, ie dish washer, washing machine, fridge/freezer, toaster, kettle and all crockery, plus table and 4 chairs. Hair dryer supplied. There is a wide entrance hall with doors off to bedrooms, bathroom and lounge through to kitchen. So no walking through anyone's bedroom to get to bathroom. There is a large car park next to cottage, so never a problem parking. Travel cot and high chair can be supplied on request. We are situated in a quiet sleepy country village on the Norfolk/Suffolk border. Walks abound from the doorstep, so ideal for walkers or anyone with a well behaved dog. You can stay on the grounds and just relax and enjoy the wildlife, free range chickens (and eggs), ducks and ducklings, moor hens and much more (home made bread on request). We grow our own organic fruit and vegetables and make our own apple juice. Visit the Suffolk/Norfolk coastline. The famous Southwold about 40 mins drive as is Aldeburgh. Train from Diss (10 mins drive) to Norwich (about 17 mins). Visit Bury-St-Edmunds and loads of other places (places of interest book in cottage) Diss has 3 supermarkets, chemists, restaurants, coffee houses and the Corn Hall which shows films, theatre etc. and the famous Mere where you can sit and relax and feed the ducks, or have a glass of wine or coffee and look out onto it. The Railway Tavern pub is at the top of Mellis Road within walking distance, dogs welcome and food served daily. This is a taste of the good life.

An absolute gem of a place to stay!
Beautiful stable conversion in a wonderful, peaceful setting. Lovely views over the lake and grounds. Greeted with a welcome pack of Jean's home made bread, 2 different Jams, orange juice, crisps and fresh eggs. Very modern inside, with two bedrooms and two bathrooms. expansive living room with a huge TV. Plenty of DVD's, board games as well as two games rooms with Pool table, table tennis table, table football and darts board.

Absolutely stunning
We stayed in Lake View for two weeks and thoroughly enjoyed everything about it, the accommodation, amenities, location and so much access to outside space. Jean and Brian are wonderful hosts and make you feel very welcome on arrival and are indeed on hand should you need them at any time. Jean makes the most scrumptious bread to order and you can also buy free range eggs from her hens. The accommodation is immaculate and very well equipped, Jean and Brian have thought of everything. We cannot rate Lake View highly enough.

A really fantastic place
The cottage is perfect for a family and the garden is absolutely stunning. We loved all the games - there were so many we didn't get a chance to play with them all. The surrounding area is idyllic countryside with almost no traffic. We can't wait to book again.

Everything you need for a fantastic stay!
This property actually lies within Thrandleston - which is a delightful area on the Suffolk/Norfolk border. The welcome pack on arrival was very welcome, milk, butter, fresh baked bread and dog treats. Thank you Jean, you have obviously put a lot of thought into providing the essentials! The accommodation was spotless - detail has been given to all areas for holiday living when the conversion was done. From the lovely views from the french doors in the lounge and master bedroom to the fully equipped kitchen and the spacious bathroom facilities. We only stayed for 2 nights but it was amazing how relaxed we felt after. The Games Rooms available were ideal for a 16 year old boy! - Pool table, table football, darts board and table tennis, in addition to the 4 hole pitch and putt course! We loved the lake with it's families of ducks and moorhens, the pea-hen and chickens together with the wide variety of wild birds which frequent the feeders! The train making it's way at the bottom of the garden is a gentle reminder that life is busily going on whilst you're fortunate to be relaxing! Love to return at some point as we love this area of Suffolk and Norfolk and this property was ideal for us and our dog. Thank you.

Relaxing place to stay

A wonderful place to stay
I rarely go back to the same place twice but Lake View is an exception. The guarantee of a wonderfully warm reception, clean and comfortable accommodation, beautiful surrounds and plenty of activities to enjoy, makes this the perfect location. Heartfelt thanks to Jean and Brian who work so hard to ensure their guests have a wonderful stay.

Lovely Lake View Cottage
We have just returned from a second stay at this clean and comfortable cottage in Suffolk and will certainly be returning again. This time was just a long weekend for myself and my son to fish and catch up with my Wife and Daughter joining for one night before we headed to Ipswich for my Daughters graduation. As before, we received a warm welcome from Jean the Owner and a nice pack of fresh eggs, homemade loaf, jam, crisp and very tasty homemade chilli jam. This time my son also took his little Jack Russell which was not a problem and we spent most of our time fishing in the lake. It is a lovely spot and we thoroughly enjoy our time there and plan to go back for regular get togethers. With the extra activities available, darts, table tennis and fun pitch and putt, this is a great spot for small family holidays and we highly recommend it. A small caravan is also available if you need some extra bed space which we also used on our first visit.

The perfect break
We spent a lovely couple of days at this peaceful, comfy accommodation. The cottage is comfortable and well equipped. The welcome from Jean (including the bread, eggs and dog treats) was warm and genuine. There is plenty to do and the enclosed garden within the grounds makes it very dog friendly. This accommodation would suit all families, from those with young children to those with teenagers. We ate dinner at the Railway Tavern just a short walk from Lake View and the food was good and well priced. The locals were also very friendly and welcoming. Diss is also very nice and just a short drive away. I would not hesitate to recommend a stay at Lake View to anyone, it's perfect.

Perfect for People and Pets
Thoroughly enjoyed our stay visited the coastal resorts of Southwold and Aldebough. Very pretty area looked very good for country walks will visit again without dog for a walking holiday.

Fantastic
A warm lovely welcome by owners and lovely fresh loaf and blue eggs on arrival. We had an amazing relaxed stay. If you like fishing, walking and peace and quiet this is defo a place to stay. Land and cottage are amazing owners are lovely and pet friendly which is great for our pet dog. Looking forward to our stay again this month :)

About the neighborhood
This is a farming community so the only noise you will hear are those of the farmers. At the moment they are harvesting, taking in their crops of wheat, corn, rapeseed and beet, so you may encounter a tractor or a horse. There are a lot of horse riders around and keen cyclists apart of course from walkers. The area is flat so easy walking and there are local walking groups.<BR><BR>If you are around in June come to our hog roast on the green, or one of the many other local events in Thrandeston and Mellis. We have Banham Car boot sale on Sunday mornings which is huge and of course Banham Zoo for the children. There is Bressingham Railway with Thomas the Tank Engine for the children just outside Diss. We have Blooms Garden Centre with coffee house and soft ball area for the young children - watch while you have coffee and cake of course. <BR><BR>There is plenty to do in Diss with Tesco, Morrisons , restaurants including Chinese, Indian, Kebab and wonderful fish and chip. We have an arts centre at the Corn Hall with weekly films and theatre. Hardware shops and lots of coffee shops some of which overlook the Mere where you can relax and watch the ducks.<BR><BR>Diss has an excellent train service half hourly to London and to Norwich so no problem about driving. Car park at station and also taxi service too.

How to get there
If coming from the A143 take the turnoff for Yaxley/Mellis which will come up on reaching Wortham (at Wortham Tea Rooms and PO/Store). Follow this road for a couple of miles till you cross over the railway crossing and pass the Railway Tavern Public House. The next left is signposted Thrandeston. Take this road (Mellis Rod) and we are about a mile down the road on the left hand side, a pink house, red tiled roof.<BR><BR>If coming from the A140 take the Yaxley turnoff. On passing the Cherry Tree Public House and PO/Store follow this road round and you will pass the school. Next right is signposted Thrandeston. (If you cross over railway line, and see Mill at Mellis you have gone too far) Take this road (Mellis Road) and we are about a mile down the road on the left hand side, a pink house.
