Fantastic accommodation in wonderful area. We had breakfast every morning on the patio, toured 5 hrs then drinks before dinner. Excellent can't rate highly enough.

Excellent position in quiet neighbourhood
Positioned in a quiet area of Venice, just a fifteen minute stroll from the station. The property is ideal for a family of four , with two bedrooms upstairs and a lovely living area with kitchen downstairs, having an outdoor area was a bonus as we were able to breakfast outside each day. I would recommend this property to anyone staying in Venice for a few days.

Excellent apartment, Great location!
Ca' dei Guardiani is a wonderful place to stay while in Venice! Apartment itself is very roomy with kitchen area, living area, and half bath downstairs, and 2 bedrooms and full bath upstairs. Has just about everything you could want - hairdryer and extra umbrellas to use too (thankfully didn't need!). Also wonderful private courtyard! Location is great in less touristy Dorsoduro neighborhood! Only about a 10 minute walk from Piazzale Roma (where bus from Marco Polo airport drops you off) to apartment. Also less than 5 minute walk from Campo Santa Margherita with great bars/restaurants/nightlife (be sure to try the gelato at il Doge Gelateria!). Has wonderful little bar/cafe about 1 minute away: Bar Cordroma at end of street. Josh, the owner, is very responsive and helpful prior to our arrival answering my many questions and giving very helpful information. I would definitely recommend this as an excellent place to stay while in Venice!

More you could not want.
The house is located in a quiet part of town which backs onto a junior school. The space inside was enough for us, a family of four with grown up kids. The kitchen is well equipped and in good condition, bedrooms well sized, beds comfortable and a modern adequate sized bathroom. Not forgetting the courtyard which is secluded and a pleasant place to sit outside for breakfast.
The location is also great, there are two supermarkets within 5 minutes walk, a piazza just 5-7 minutes away which has bars and restaurants and in the other direction just 10 minutes by foot is the main railway station which is on the grand canal. Everything is of course within walking distance, you don't have much of an option, water transport is pricy and there are no roads, so pack a good pair of shoes, Venice is awesome!

Fabulous house; great location
We took parents to Venice to celebrate an 80th birthday, staying 4 nights at Ca' dei Guardiani.
It's a lovely house: well equipped, and in a great location.... close to the sights, but far enough away to experience another side of the beautiful city. We enjoyed breakfasts in the sunny courtyard, the peace and tranquility of the neighbourhood, and a fabulous canal-side local/rustic restaurant just 20 metres away.... far enough after a day on foot!.
The owner was extremely helpful throughout, and helped make it a very special weekend. I can't recommend it enough. Thank you.

A lovely place to stay in a beautiful corner of Venice...
The location of this lovely apartment is superb in a quiet part of Dorsoduro that is very calm and authentic. It is well away from the tourist bustle yet is within just a few minutes' very picturesque walk of the train and coach station at Piazzale Roma and an even shorter distance from the nearest vaporetto stop at San Basilio on the Guidecca canal. Rialto and St Mark's Square are all within easy walking distance or fun vaporetto rides.
A bakery and supermarket are very near and a great bar-restaurant just a stone's throw away beside a busy and interesting little canal.
The apartment has been very well modernised and feels more like a house with two floors and a very attractive patio complete with table and chairs for leisurely al fresco meals.
The modern kitchen includes washing machine and dishwasher and the comfortable dining and lounge area is roomy and has two comfortable settees and tv ,dvd player and wifi.
The bedrooms are airy with plenty of storage space.
The owner Josh was most helpful and attentive throughout with almost instant replies to my queries and Giulia from the management agency was delightful.
My daughter, son-in-law, husband and I had a truly lovely stay in Ca' dei Guardiani - and hope to return again in the future.

Take me back....
This place is amazing. It has everything that you need to be a home away from home. It is convenient to everything and doesn't take long to walk to the major attractions.
We were travelling with two young children, and would definitely stay here again.

Well equipped house in quiet but convenient location
Ca' dei Guardiani was easy to get to. From Marco Polo airport we took a 25 minute land taxi ride to Stazione Marittima di San Basilio for 48EUR. This is where we were met by the greeter who walked us to the house which was less about 5 minutes walk and 1 bridge away (important when you have large suitcases).
The house itself was well equipped, clean and tidy and everything worked as expected. There were air conditioning units upstairs and downstairs which kept everywhere nice and cool. Upstairs we did need to leave the bedroom doors open as the unit is on the landing.
The bathroom was quite spacious which made me wonder why the shower cubicle needed to be so small, but the shower itself was nice and powerful.
It was nice having breakfast in the courtyard each morning and sitting out with a beer in the evening.
There is a reasonable supermarket about 2 minutes away if you head north and a larger one 5 minutes away in San Basilio if you head south. We had a couple of nice evenings in Campo Santa Margherita which is 3 minutes away and has lots of bars and restaurants. We visited Piazza San Marco a couple of times and it is about 25 minutes walk away. The vaporetto (water bus) stops at San Basilio and we took it to Lido one day which took about 30 minutes. Scuola Grande di San Rocco is less than 10 minutes from the house and well worth a visit.
The owner of the house (Josh) was very communicative and helpful with information leading up to our visit and we thoroughly enjoyed our week in Venice.

fabulous
Our second superb stay in Josh's lovely house. Plenty of cool space inside thanks to the air conditioning with the added bonus of wifi keeping our teenagers happy. Peaceful, private courtyard perfect for keeping grown ups happy. We love the location as it's not too busy but easy to walk to the busier areas.

Twelve million visitors a year, can't be all wrong, Venice is the most magical city on earth. Whether you want to visit the major tourist attractions or just wander the streets and canals getting lost along the way, there are so many ways of visiting the city. If you’ve already been to St. Marks and fed the pigeons, maybe you are looking to experience a more authentic, less touristy side of Venice?
Dorsoduro is known as the hipper “sestier”, less crowded, but still packed with history and culture, with beautiful churches on every square, alongside great bacari – wine bars - and restaurants. The Campo Santa Margherita is the social hub of the area and the centre of Venice’s nightlife is just 2 minutes away. Nearby, Zattere with its view of the Guidecca canal and waterside dining offers another wonderful spot to watch the world go by over a drink or meal and you can catch a ferry to Croatia from the Stazione Maritima. Dorsoduro is also home to the famous Peggy Guggenheim museum.
Despite experiencing more of the 'real Venice', access to the main tourist attractions, such as San Marco, is easy and fast, giving in our view, the best of both worlds.

For those arriving by road, our house in Dorsoduro is 5 minutes walk from Piazzale Roma. It is a similar distance from San Basilio vaporetto stop and the Ferrovia railway station. The car hire service is located in Piazzale Roma with all of the major rental companies represented.
There are excellent bus and taxi communications from Venice Marco Polo and Treviso airports and there is also the Alilaguna Water Bus service from Marco Polo. British Airways, easyJet, Ryanair, bmibaby and Thomsonfly have regular low cost services from London and UK regional airports to Venice and Treviso airports.
