'Maison Cosy' This 400 year old Stone Village House is three stories high. The main floor has the living salon with 2 sofas, large coffee table and a wood stove for a cozy fire on chilly nights in winter. There a step up to the open kitchen with a convection oven, refrigerator, freezer, plenty of counter space and glass doorway to the private courtyard Beyond. The courtyard is a lovely plant filled oasis that is sunny in the morning and refreshingly shady in the hot afternoons in summer. There is a table and seating for up to 6 to enjoy coffee in the morning or dining alfresco and barbecuing. The house has seen many changes in it's lifetime and like so many of these ancient stone structures, stood empty and forgotten for many years. The house has seen many changes in it's lifetime and like so many of these ancient stone structures, stood empty and forgotten for many years. That is until it was completely renovated and became a vacation home and a successful part time rental on Holiday Lettings. That is how we met it's acquaintance originally and when we heard it might become available we jumped at the chance. As the current owners, we have slowly begun making it our own. We removed the shower enclosure and replaced it with a new tile built in shower. We enjoy scouring vide greniers and brocantes for well loved items to fill the home, and garden nurseries for flowers to plant in front and in the courtyard. The 1st floor, reached by the old original crooked steps, has 2 light filled bedrooms with casement windows overlooking the winding, centuries old village passage way that was never intended for cars. Both bedrooms have a large bdouble bed that sleeps two. The beds have covers, shams and quilts made of 100% linen. By default, the beds will be made up with 100% Pure Linen sheets and pillowcases, but cotton sheets are also available upon request. The bathroom, also located on this floor has a window opening out to the courtyard. On one end is the toilet, a heated towel rack and the washing machine. On the other end is the large new tile shower and the vanity. This arrangement makes it practical if one person is showering and another needs to use the other end. From the landing on the 1st floor is an old door that opens on an another winding stairway that takes you to the large attic. The attic space is not available and is the owners private area. The house is perfect for a quiet getaway, or as a base for exploring Southern France. It's situated in a quaint village, yet has everything you will need. The local market while small, is surprisingly well stocked, including fresh produce and a good local wine selection. Nearby La Boulangerie is open early every morning for your daily Croissants, Baguettes and various other wonderful baked goods. There is a pharmacy in the village and a couple of restaurants. While some people come to enjoy the solitude away from tourist areas, most come because they want to experience Southern France. Unless you are from the first group, you will definitely need/want to have a car. There is ample parking within a 30 second walk from the house. After you have settled in and relaxed, you may want to explore the surrounding areas. The village is nestled at the bottom of the foothills of the Montagne Noir. The roads in to town quickly morph in to one lane roads leaving towards the mountains and snake their way up, over and around mystical magical Castles, Caves, Lakes, Rivers, and Falls to explore while passing through quaint picturesque villages with houses clinging to rocky cliffs. You can plan a route that will take you in circuitous loop so that you never see the same place twice and last anywhere from an hour to all day. It is along these roadways that the Tour de France ride happens each year. Part of the course is always nearby each year and has even gone through the town. From the house you are 20 minutes to the ancient city of Carcassonne, driving along, around and over the Canal du Midi on the way. The Mediterranean is little more than an hour away with everything from picturesque seaside towns, miles of public beaches and wildlife refuges to large cities and resorts. . More

Not suitable for young children. The house is not child proofed. Not suitable for mobility impaired due to stairs. Pets must be pre-approved. €100 cash or check deposit required at check in. Refundable immediately upon check out. Self catering. We supply the basics such as toilet paper etc. but expect anything used up to be replaced for stays over 4 days. Please treat our home as you would want yours to be treated. Please leave house reasonably clean. No dirty dishes, garbage, spills etc.

Interaction with guests: While we can't be there to welcome you personally, we have the next best thing. The couple that takes care of the house is right nearby. They will greet you, hand over the keys, give you a tour of the house and show you how to operate everything from the chargers to the Satellite TV. In the event of a late arrival, you will be given their contact number and email to make arrangements for them to leave the key. Our caretakers take care taking seriously and treat the house and our guests as if it were their own. If you have any questions at all, they would be happy to assist if asked.

Charming cozy Maison
We spent 8 days here and really enjoyed ourselves. The home is clean, well stocked with daily essentials (toilet paper, dish soap, bath towels, etc) and the decor makes it feel charming yet homey. Shelley is a great host. Great communication from day one til the day we left. We will definitely be back :-)

What a beautiful house in a beautiful part of the world. It was stylishly furnished with a secluded courtyard, very cool in the high temperatures. I would highly recommend this to anyone wishing to visit the region.All questions were answered almost immediately by the owner, Shelly, who was a pleasure to deal with. We will be looking to re book next year, hopefully.

Great home-base for other surrounding towns and villages.
This is the perfect French country village vacation stay. Modern appliances and conveniences blend with traditional cottage architecture. The layout on each of the three floors is inviting and practical. The downstairs living area and kitchen have the necessities where you expect them to be. The upstairs bath and bedrooms are both specious and comfortable, with a walk in shower and clothes washer. The town itself has a grocery, meat market and bakery. We were there in the early fall. The days were warm and the night there was chilly, but no problem, there is a nice fireplace in the living room. In short, this is a great place to spend a few days or longer. Great home-base for other surrounding towns and villages.

Encantador sitio. Muy confortable y agradable
La casa es muy confortable y bonita y está tal y como se muestra en las fotos. Limpia y más que correctamente equipada (aunque es cuestión de costumbres. Nosotros, únicamente echamos en falta un microondas). Tanto el pequeño pueblo como la calle donde se ubica son muy tranquilos, perfectos para descansar y aislarse un poco de todo a la vez que disfrutando de la naturaleza a un par de minutos paseando. Está muy bien situada para hacer todo tipo de turismo: cultura, paseos, historia, lo que uno prefiera. Susanne y su compañero fueron muy agradables y nos atendieron muy amablemente. Si nos surge la posibilidad, intentaremos volver.

amazing house and amazing landscape to hike and res
An old house in the very middle of a beautiful village. The place, the Montaigne Noire reservoire, is an amazing place for hiking through forests, fields and lakes. The house is very beautiful and cozy, with a small patio perfect to read and eat .

Delightful Attached Village House
This was a marvelous place to stay and see Southern France with all it's historical ruins, Canal Midi, Carcassonne, Narbonne, and beautiful little villages. It was fully equipped with everything you would need to make your stay a pleasure. The beds were lovely and comfortable, loved the linen sheets, the bathroom was nicely done. The patio outside the kitchen made dining alfresco divine. Reading on the upper floor, looking over the rooftops, transported you to another time. When we arrived the couple managing the place greeted us and oriented us to the well stocked shops in the village. The place has been tastefully restored and we look forward to visiting again

Lovely Attached French House
This was a marvelous place to stay and see Southern France with all its historical ruins, Canal Midi, Carcasonne, Narbonne and beautiful villages. It was fully equipped with everything you would need to make your stay a pleasure. The beds were lovely and comfortable, loved the linen sheets, the bathroom was nicely done. The little patio outside the kitchen made dining alfresco divine. Reading on the upper floor overlooking the roof tops transported you to another time. When we arrived we were greeted by the lovely couple managing the place, they oriented us and made us feel very welcome. The place has been tastefully restored and we look forward to visiting again. Something I didn't mentioned the local shops were surprisingly well stocked.

About the neighborhood
A peaceful village at the foot of the Montagne Noir, located in the heart of Pays Cathare, Cuxac-Cabardes was organized in the ninth century around it's church Sainte-Cecile on the Dure River. The church is an inscribed Historic Monument and retains it's unique tower. In the middle ages, Cuxac-Cabardes had an important fortified castle, and the village endured many battles during the Cathar Wars because of it's central position between Carcassonne, Albi, Lastours and Saissac. Situated at 509 meters above sea level in the Dure river Valley, it is surrounded by unspoiled countryside at the foot of the Black Mountain. The town has shops and a playground for children and is near the castles of Lastours, Saissac and Hautpoul.
