Like a small hotel and you get to rent the entire house. 5 bedrooms 5 baths gives everyone privacy! Good house for reunions....family and friends!
Yoga,writing and art groups have rented the house and had great things to say..
An open kitchen facing into a large living room is the common space where your guests can gather to eat and relax. The roof deck boasts a 360 degree view of San Miguel. There are 7 beds in the house....two single beds and the 5 others doubles.
I have an old wonderful french table that will seat 12-14 for your dinner party!
Rosa comes to clean the house twice a week as part of the rental price but you can hire her for more time if you wish.Rosa is a good cook and you can hire her to cook either a breakfast or a fabulous dinner for a reasonable fee.

Big birthday celebration
I have stayed at this house a few times with groups of friends, designers from San Diego, friends from New Zealand and this time with family and friends for a birthday celebration.
Kate is a wonderful host, she organized a dinner at home with her terrific cook, the house is very comfortable for large groups, each bedroom has it's own bathroom and the great room upstairs is fabulous for parties or just to sit and read and enjoy the view. There is also a roof deck with lovely views.
It is a bit of a walk to the center of town, about 10-15 minutes, but close to Fabrica Aurora (5mins away) where there are art galleries and restaurants. Taxis are readily available and very inexpensive. You are living in an authentic Mexican neighborhood, not surrounded by tourists and I would go back again in a heartbeat.

Thanks Pam. I too enjoy having a casa out of the very busy Centro area of SMA. The CASA is in a quiet area but still close to the Jardin. There is also a bus which stops at the corner in front of my house which takes one to the centro, but the walk is pleasant with lots of little shops and restaurants to peak into along the way! Casa de Las Ventanas
This house is a great place to stay. Easy walking distance to great restaurants, coffee houses, art galleries and all.things interesting in San Miguel. My boyfriend and I stayed there last October for a week while on a trip we did to San Miguel and Oaxaca. Kate is a great host, the place is decorated very hip and cool. We had a spacious bedroom and ensuite bathroom that was very cozy and comfortable. The rooftop terrace has an amazing view of downtown San Miguel and the Parroquia, the cathedral on the town square, which is known as the Jardin.
San Miguel is a super cool smaller Mexican colonial town. I hope we can return again to stay with Kate and enjoy San Miguel once again.

Casa Los Ventanas feels like Home
When in San Miguel de Allende I go back and back to the same place, Casa los Ventanas is a wonderful place where you feel at home,. The friendly hostess always ready to help and see you feel at ease. The Casa is located in a quiet street 15 - 20 min.walk from the center where all the attraction is and where we found nice restaurants, art galleries , and some boutiques ..
I am going back in November for the Day of the Dead.

Beautiful, warm home perfect for a Yoga or Writing Group
I have stayed with five different yoga groups I took to Kate Joyce's warm and welcoming Casa de Las Ventanas. As the name implies the house if full of light and air and mountain breezes. The rooftop patio has a panoramic view of the colorful colonial city of San Miguel de Allende, a spot that has drawn visual artists and photographers with the soft golden glow of the light and the openness of its people. Kate is a gracious and charming hostess, with a keen sense of design, and a great feel for entertaining. We always have welcoming dinners with neighbors, daily yoga on the rooftop and yummy breakfasts in the open kitchen and living room. It's ten minute walk from the many shops and galleries of Aurora Fabrica, and another ten beyond that to the heart of this paradise. With five bedrooms and five bathrooms, the house can easily accommodate ten people if some are couples. I will definitely be bring a sixth group back there in 2017 -- assuming there's a vacancy, then!

thank you for the terrific review and I look forward to your return to SMA one day, As you mentioned, the house is a good place for friends or colleagues to book. I have consciously designed the house for both privacy ,,,,with each bedroom having its own bathroom, and togetherness in the large living room, open kitchen and long 9 foot table for meals...The roof deck is a wonderful spot to start the day with a cup of coffee or some yoga! Each Time is a Charm
I have had the good fortune of visiting Casa de Las Ventanas regularly since 2014. Our group’s welcome is always so gracious. The charming and thoughtful owner/hostess assures every detail is met for each visit. We have enjoyed beautiful rooftop dinners, morning and evening yoga, and beautiful excursions through the streets of San Miguel. The Fabrica La Aurora is a short walk away. I always feel I can return here in comfort and with happiness to share the experience with friends and family.

Thank you! I also love the fact the Fabrica Aurora is a short walk from my casa. The Fabrica Aurora has two wonderful coffee spots and three good restaurants, Four times a year they have wonderful parties..gallery openings where everyone is invited to have a glass of wine and wander the very interesting shops and galleries, The Geek cafe is a nice place to hang out with a coffee,,They have a beautiful restful green space with lovely huge trees.

We will be back!
We have stayed at Casa de la Ventanas twice and are intending to go again soon. San Miguel is gorgeous and this house reflects all the light and color of the town. Kate is a perfect hostess: relaxed, gracious and hospitable. The house is decorated simply and tastefully and is very relaxing and comfortable. You will love visiting Casa de la Ventanas. Maybe we will see you there!

A Wonderful Place to Stay in San Miguel de Allende
I was so fortunate to have located Kate’s place to spend the whole month of February 2016. Kate was so engaging, helpful, and fun to get to know. My room was very pretty, quiet, and comfortable. The en suite bathroom had plenty of hot water and fresh towels. My room had a balcony, which was really nice. However, the rooftop terrace was so inviting that I used it more.
Kate provided a variety of delicious breakfast choices each morning. It was also great to be able to use the large container of bottled water in her kitchen to replenish my smaller water bottles each day. I had complete access to Kate’s beautifully decorated large living and dining room and kitchen. Several times I fixed my evening meal in her well-equipped kitchen. The lady that cleaned her house and my room was so nice and for a very small fee she washed my clothes.
Kate had a dinner party with very interesting and entertaining guests. I felt privileged to be invited and had a wonderful time. One time I left my wallet by accident in the back of a taxi, and Kate was extremely helpful to me in my attempt to recover it. I will always be grateful to Kate for her assistance, guidance, and suggestions on local activities to take part in.
I really enjoyed my daily walks to El Jardin in San Miguel Centro. It took about 15 to 20 minutes and was a non-hilly walk. It was fun to get to know some of the stores, restaurants, etc. on my walk. The Fabrica la Aurora, with many shops and two wonderful restaurants, is only about a short 10-minute walk from Kate’s.
Since I was at Kate’s for 30 days, I got to know her very well and now count her as one of my friends. I very highly recommend Kate’s as a great place to stay in San Miguel de Allende and look forward to staying with Kate again.

Amazing house for Yoga Retreat
We were fortunate to stay in Villa de SMA for a yoga retreat in November 2015. I brought several of my students to San Miguel to practice yoga and explore the beauty of this incredible town. The accommodations could not have been better. The house was beautifully decorated, spacious and with a lot of privacy. It had a privacy of a hotel and a huge common area (living/dining) for everyone to get together, socialize and share meals. The rooftop, where we had yoga every morning and our going away salsa party, had a mind blowing view of the city and plenty of room for yoga and dancing. The location of the house was perfect: within a walking distance to town, and a short ride to hot springs. Kate, the owner of the house, was really accommodating and made our stay so memorable that my students are still raving about this trip. Thank you Kate!

Wonderful villa
I stayed at Kate Joyce's Casa de las Ventanas for 2 weeks with my extended family and we all loved it. Kate's villa was ideal for our needs: we each had our own bedroom yet could all get together and enjoy each other's company in Kate's large, comfortable and tastefully decorated top floor living room. We also really enjoyed having morning coffee and evening cocktails on her roof, which has views to die for. Another plus at staying at Kate's house was it's location a short walk from the center yet located in a real neighborhood which allowed us to witness 'real Mexican life' on our way to/from her house. In short, I highly recommend staying at Casa de las Ventanas and look forward to going back there next year. Luke

About the neighborhood
Colonia Mexiquito is near the Fabrica Aurora a fabulous factory turned into galleries, restaurants and high end shops. The neighborhood is on flat ground and makes walking into town easy ,,,past bakeries , shops and homes. The walk to centro is 15 minutes and to the jardin about 20 minutes. There is a bus outside one can take and also plenty of cabs that are reasonable. If you have a car you can park right in front of the house. Unlike many streets in san miguel my street is very wide and not with heavy traffic, The view back to the centro is fantastic,
