Love Los Ayala
We stayed in the smaller downstairs apartment and it was so cute, and efficient. I loved everything! If you don't need a bunch of room, just get the downstairs, I mean, it's only 12 steps to the ocean! Thank you very much Armando

No refunds for this location!
I’m sorry to have to write this review I’ve tried everything communicating with Armando to get our refund of $1000 plus Canadian back. We were suppose to stay in his bottom studio but ended up finding something more suited to our extensive stay.We we’re told we had till Sept to get a refund we let him know of our change of plans in June,he said that was no problem as lots of Canadians are coming this year to Mexico, that’s is until we asked about our refund?? So just to a where when booking!

Rental fee needs to be adjusted down to reflect new realities
We stayed in the 2-bedroom unit of Casa Los Chitos during the months of January and February 2019. Overall, we can attest that this property is comfortably furnished and well-kept. The kitchen is small but fully functional. The mattresses are comfortable. The upper-level terrace has recently been extensively renovated and now includes deluxe outdoors furnishings as well as a high-end BBQ grill and kitchen counter. We first visited Los Ayala in 2005 and have been coming regularly for the last 5 years, so we are familiar with the noises that can be found in a popular and booming area. That said, construction noise and vanishing views are what negatively impacted our stay. The next-door neighbour is currently adding to his property (literally inches away to the front/right of the 2nd-floor balcony). Although not responsible for this construction, the owner of Casa Los Chitos was well-aware of this construction and did not give us advance notice. The construction of a 2nd level next door has significantly reduced the ocean views from the rental property. It may or may not matter to whoever visits/rent in the future, but our rental fee was based on these views being part of the package and, in the end, not available to us. The constant noise, odours and dust coming from the construction site rendered the main 2nd-floor balcony unusable. The constant coming and going of different contractors and suppliers also meant that all day access was given to our compound, rendering the use of the gate locks/chains useless. Construction will stop at one point. But IMO the rental fee will need to be adjusted down to reflect the diminished views and lack of privacy. Living in multi-rental units is always a gamble, and we were quite lucky to have excellent neighbours this season, but the overall compound will now go from 3 to 5 rental units. It is important to note that this unit might not be adequate for older/limited physical capacity tenants because of the following issues: The stairs (especially to the 3rd level terrace) are quite narrow and offer no proper railing, which can make carrying/moving things up and down a bit of a challenge. The iron gate which is used to lock the main apartment door is also extremely heavy and hard to handle on a daily basis.

Hola Regine, many thanks for your review. regarding the Construction next door. had started on September and the first plan was to fix the ground floor Bungalow only and that was going to be done within 2-3 months, we did not know that a second floor was going to be build up. Your friends Paul and Rhonda can confirm this issue, so that is why we never mentioned to you prior your arrival. Also there was not a opportunity to work something with you for 2020 regarding the cost of the Bungalow and to give you a good deal in order to compensate in some the Noise, Dust etc. That you had to go thru during you stay. Paul and Rhonda are the ones in charge of the back door and to my point of view they have been very generous to the Construction workers by let them use the gate to come in and out freely and to the deliver Construction Materials. If I were be them I will immediate change the lock and force the new Construction people to build up there own entrance. I as I mentioned above there was no opportunity to work a deal for 2020 since you had already made arraignments with the bungalow next door. During your stay as you mentioned we had added some furniture on the top Terrace, we also had paint the entire house, New Stove with a Oven, New Refrigerator, New Mattress and this was never mentioned to you when you first came in it was our own idea to add all this for your Comfort. Also in our plans for next season is to make the Kitchen bigger and to put electric Chair in both stairs, to make it easier for our guest to go up and down. Regarding the view yes, is partial blocked on the First floor but you still have a very nice view of the Southern part of the beach and on the top Terrace the View has not been affecting at all and you have 360 degree view to the Ocean and Mountain. It is a shame that all this happen as we did like you as our Guest and always we are looking for a repeat friends but there was no opportunity to discuss this with you in details of course we would become to a good deal because I am a business man and in business you don't get what you deserve you get what you negotiate and I consider myself a wide open person I had spend CAD $ 3,500 in the things we had done for your pleasant stay. This Construction in a way will affect to us due to the view of the first floor, but since kitchen will be renovate you still will have a view and more space inside the Bungalow overall the Bungalow has 120 sq. mts. both floors so also the rent goes by the measurement of any Bungalow. All for now wish you and Rene the best at all times. Kind regards, Armando Cruz Los Chitos

Three star house with a five star location
We had the pleasure of spending the month of February at Casa Los Chitos in Los Ayala Mexico. The house is basically on the beach but there is a small house directly in front which impedes the view from the lower bungalow. The house is on the south end of the beach which has calmer water and less people. The beach front restaurants are in the centre half of the approximately one kilometre beach. The town itself is a guaint, small dusty fishing village within walking distance of larger and more touristy Rincon de Guayabetos and the more commercial La Penita de Jaltemba. We found at least four ATMs, a small meat market and so many small "minimarkets" selling staples and fruit and vegetables that occasionally they were across the street from each other. Many restaurants served delicious cheap food in either small hole in the wall family run joints to those which catered to Canadians. My partner and I discovered that this was a perfect holiday for us but my friends who had rented the lower level realized that they needed more activity ie: condo living. Although I didn't stay in the lower level condo, my friends gave me a lot of feedback. It has been completely renovated so it is clean and bright but It felt claustrophobic because the windows are either very high up or look onto a wall. They always felt the humidity, I'm guessing because there was little breeze from the ocean. She would have appreciated a closet to hang dresses in and didn't tell us til the end of our stay that the microwave didn't work. I'm sure Armando would have replaced it had he known. Luckily the roof top terrace has outside access so is available to both bungalows. They spent a lot of time up there instead of in their bungalow. Pictures don't do it justice. I'm going to be a bit of a nitpicker in my review of the second floor bungalow as Armando Cruz, the owner, said he wants to improve it. From our first email, Armando was helpful and forthcoming. I found him on kijiji so asked for references and those were provided. I later found the house on Airbnb which makes paying easier than a wire transfer. We had a problem with wifi and he had a repairman out that day. Any criticisms were met with "I wish you would have told me sooner so I could have rectified it". He was nothing but cooperative. The second floor bungalow has a cottage vibe...loved but needs some tlc. Tiles are cracked, grout is stained, shower head sprays in every direction, bed is an older mattress on a concrete slab (not unusual) and the kitchen is very tiny without an oven, also not unusual. The living room couch is super uncomfortable and the flat screen tv gets a couple movie channels and CNN in English. A Canadian news channel would be nice. But would I return to this bungalow? In a heartbeat! The views from every window are beautiful. We would grab our supplied beach chairs and walk a few steps barefoot to the beach for reading or walking and it's a matter of a few steps back to refill the marguerites. We brought our own thermal mugs and left them there but I would suggest bringing your own. We made good use of the clothes washer and well equipped kitchen and used the roof top BBQ a few times. Briquettes were found at the minimart, if you don't see what you're looking for, ask, they probably have it tucked away somewhere. The screened windows were terrific but bug spray is still needed. There is hot water but only for about two showers. In summation...finally...we loved the second floor bungalow and more so Los Ayala but would have issues with the lack of view on the bottom floor. If the rooftop terrace and saving about $300.00 are enough for you or if you are a group and rent the entire house, it would probably be fine. PS we had people asking to see the house several times while we were there so wouldn't be surprised if reservations became scarce. People generally come to this town for long range stays.

It was very nice to have you and your party at Los Chitos at Los Ayala Mexico. I have took note of all your comments, and less assure that we will work on all of them as I would like to offer the best and that guest can meet their expectations. There are thing that we can not control and is the Wi Fi connection where we are is consider a Rural area and the reception is not constantly however instead of getting the common one from Telmex (the telephone company) I got a better service and I am paying almost double but the Wifi is no doubt better. Also having a house in front of the beach the humidity affects appliance very frequently so we will check on everything. Thanks for showing our place to at least one that had contact me for that purpose and yes Los Chitos is becoming a place that people will like to stay, so will see what happens for next season of which I been receiving inquires already. About the lower Bungalow, understand the limitations that is has but I dont think your friends should field with a claustrophobic, the ceiling is quite high and it has ventilation. of course the place is for you to sleep, perhaps your morning coffee and out to the beach or to the Terrace to receive a fresh air. Many thanks for your pictures I have save all of them and it will help to in reach all the information I have about the area to share with other guest. Kind regards, Armando Cruz
