Perfect Location
Rent this condo for the location. It is ideal (One block from 5th Ave. and 2long blocks from the ocean) The condo was a little bit of a disappointment. It is very stark in decor and offered minimal supplies. The kitchen offered 1 bowl, 3 pots, 4-5 knives, forks and spoons etc. The stove is old, rusty and the oven did not heat up so we could cook with it. No extra blankets or pillows. Pillows must be replaced (lumpy balls of foam in 2 of them and very hard for 2 more) Condo was spacious with brand new laundry appliances which is always a bonus. The balcony had 1 small table with 3 iron chairs. The rooftop is virtually unusable with no shade at all - no umbrella or pergola etc. The furnishings are functional, no lighting except overhead lights ( 2 bedside lights). The beds were quite comfortable but the low lying master bed was very difficult to get out of. The on-site staff were fabulous. They brought us things we expected to find (barb-que) and were always friendly. This condo is a 3 floor walk-up which might be a problem for some. There are simply no extras offered in this condo and perhaps that won't be a surprise to many but it is the first time we have rented a place with so little added for the comfort of the guests. I hope to rent in this building again but would not rent this particular condo.

Spacious condo on quiet street but still close to beach and 5th Avenue
Condo Las Olas 303 in Playa del Carmen was my vacation home for four weeks this winter (2015). Pros (many) - Great location close to beautiful Mamitas Beach and 5th Avenue, but yet away from the noise. The rooftop solarium is large and equipped with a hot tub, bathroom and lots of seating. It has a distant view of ocean, ships and Cozumel by day and the overhead stars by night. There is also a large balcony on the street side of the condo (quiet 1st Avenue), so there were always sunny and shady spots available. The entrance door has an electronic lock which was a wonderful convenience for three of us sharing the condo. We never had to worry about keys or being locked out. Inside the condo there are screened windows and patio doors on the front and back walls, so we enjoyed fresh cross-breezes without insects etc. getting inside. When we needed air conditioning, that worked well too (separate units in each bedroom plus the living room). All the other condo appliances worked well too and we got good use out of the washer and dryer. I also appreciated that the bed linens and most of the towels were in good condition and relatively new. The kitchen had enough dishes and the very basics in terms of pots, pans, utensils and small appliances (no blender). A new sponge, bottle of dish soap and sufficient drinking water were in place when we arrived, so that was nice. [However, there was no leftover salt, pepper, sugar or other staples which you usually find in rental condos.] Cons (not many) - These were reported to my rental contact, so some may be corrected. The king-size bed in the master bedroom squeaks very loudly with just normal sleeping movements, even with just one person in the bed. The bathroom sinks and showers were in need of more thorough cleaning. The towels were thick, but some of them were in need of a stronger laundry detergent or a bit of bleach perhaps. The wooden bar stools didn't have cushions, so they weren't comfortable. The TV in the Living Room has terrible audio with loud background noise (not a huge deal on vacation, but it's nice to catch CNN news now and then). No elevator (but wow my leg muscles are now in the best shape ever!). Other than those points, the only other inconveniences I noted was that the parking stalls are not assigned/recorded by Property Management, so if you have a vehicle there, parking is on a first come, first serve basis. As for the outdoor space, my only recommendation would be the addition of a few plants on the balcony and solarium. Our neighbours had some greenery and it looked like a nice touch. Any minor condo maintenance we required during our stay was promptly attended to by Property Management (thank you staff)... so no worries there. All in all, Condo Las Olas 303 was a good experience... not perfect, but close enough. Kate Winnipeg, Canada
