3 separate air condition units make sure the temperature is always comfortable: One unit in the living room and one in each bedroom.

The living room features Italian leather furniture, an L-shaped sofa and a comfortable high-back armchair, as well as a 42” HDTV and a Blu-Ray player.
You’ll also find a guide to attractions and the best dining in Playa.
The Master bedroom has a king size bed while the guest room bed could easily be set-up as a king size or two twin beds (our maids will set the beds up to your specs prior to your arrival).
An additional futon in the guest bedroom could sleep a teenager or 2 children.
The beach features a Beach Club, restaurant & bar, as well as a sea-doo rental and massage tents.
The condo is equipped with 4 beach chairs, a zero-gravity chair and a large beach umbrella which could all be mounted on a large cooler-on-wheels and wheeled to the beach.

À tous les jours, c’est la scie à ciment, à métal, en plus du marteau et autre du matin au soir !
Vous êtes bien gentil, mais sachant que la construction n’a pas commencé hier et qu’elle ne sera pas terminé de si tôt, on aurait apprécié que vous nous fassiez connaître cet état de fait très important lors de notre rencontre pour la location.
Et à cela se rajoute les aboiements des chiens de votre président de condo qui habite au 405 quand il ne pratique pas avec son groupe de musiciens amateurs.
C’est beaucoup d’argent pour vivre dans tout ce bruit très agressant.
Il faut croire que l’on a pas tous la même définition du mot paradis .......
Le paradis est très très loin......

quiet stay close to beach
Our week long stay here was very nice. The condo is very quiet and well equipped. It is just off the quiet end of 5th Ave and a quick 5 minute walk to the beach; however, the beaches are nicer farther down so it is worth the stroll to go closer to the ferry dock. We felt safe walking in the neighborhood anytime of the day and night.
While you stay here you have to walk up the block and try the tacos at the food cart next to the beer store. It is great food at an amazing price!

Great Stay at Niv's Condo
I normally would not use the owners name in the title, but Niv is a GREAT owner. I sent Niv numerous e-mails, and he always responded promptly. Customer service is a priority with Niv.
The location of the condo is on the north end of 5th ave. and a couple blocks toward the beach. We enjoyed the closeness to 5th ave., yet the area where the condo is located is very quite. The complex is secured by a front and back gate that one enters using a code. The condo has an open feel to it. As you open the front door, you can see through to the deck. The kitchen has all modern features, and one could cook all their meals at the condo.
There are two convenience stores very close to the condo. Wal-mart and Mega Mart are walkable, but a taxi is needed to bring back your groceries.
Our family loved the closeness of the condo to the beach.
One of the great finds, is an Italian restaurant that is out the front gate, across the street, and down 1/2 block--next to the 7-11.
The elevator was used for bringing luggage and groceries up to the condo. The elevator is great for anyone with a disability.
When we return to Playa, I hope Niv's condo is available for us to stay at again.

Perfect!
This rental property is great! 2 blocks from the ocean, 2 blocks from 5th Street. It is on the "quiet" end of 5th which was perfect. The condo complex is new, clean & safe. The condo itself is perfect. Roomy for our family of 4 and well stocked (including beach chairs, umbrella, cooler, etc) The owner is very helpful & quick to respond to any questions or problems. Would stay here again & recommend to friends!

Every bit as good as it looks!
Beautiful unit very well appointed, clean spacious,very modern warm secure home. Quiet building just off the north end of 5th ave festivities. Safe secure well maintained condo. Everything you need to cook simple meals and entertain friends

North end of 5th ave means close proximity to everything yet a quiet area at night.
Parking is inside a gated area. The building is secured by access code during the day and a security guard during the night.

How to get there
Directions to condo from Cancun Airport:
There is a shuttle from the airport to Playa ($10-12/person, info kiosk in the middle of arrival hall once you've cleared customs and immigration) and also a Taxi service (about $50-60).
Follow signs to Highway 307 to Playa (heading south).
Drive for about 40-45 minutes.
As you get close to Playa there will be an elevated road/bridge in the middle of the highway.
Take this road and exit at the first exit (Ave. CTM, pronounced Ceh-Teh-Emme).
At the end of the exit ramp go about 200 yards and take the round-about onto Ave. CTM (also known as Calle 46 Norte).
Go down CTM toward the ocean. You'll cross all on the main streets running North-South (your heading is East): Ave 45, then Ave 40, then 35th etc.
Once you've crossed Ave 5th (about 1 mile from highway 307) you'll see a cluster of 3 new buildings on your right. The first one is Studio One. The one right after is Heliko.
